Typical project management involved day-to-day operations in schematic design, design development, DoB filing, building board submissions, bidding negotiation, construction documentation and administration, & project close-out for multiple jobs.
The work was primarily mid/high-end apartment renovations in NYC.
By virtue of being a small office, I worked directly with clients and contractors.
The first project I managed from start-finish closed out 2% under the predicted budget.

My main tasks were fabrication tickets, material takeoffs, material orders, shop drawings, construction administration, value engineering.
All projects were panelized facade construction & custom metal fabrication.
I worked at the headquarters office attached to fabrication shops with hundreds of full-time workers, allowing for frequent feedback & firsthand expert experience with fabrication and assembly.
My first work out of school, I started as a draftsman and was promoted to project engineer, & on to project manager within 2 years
I left to pursue work with more opportunity for creative design.
