Served as owner’s representative, reviewed architectural design of each tenant space for landlord approval for a new shopping mall, in terms of design quality and constructability.
Corresponded with tenants, architects, building managers and outside contractors to find any unforeseen matters for tenant improvement projects to prevent unexpected delays on timely occupancy of each tenant, successfully resolved numerous conflicts between leasing and construction team.
Spearheaded many tenant improvement works in high-rise buildings. Clients include the City of Los Angeles, County of Los Angeles, State of California, a film editing studio, a media company, etc. Tasks performed include preparing RFIs, submittals, change orders, purchase orders, schedule updates and bid negotiation and contract award to vendors.
Duties also include space planning, construction document prep., cost estimating, plan checking and obtaining agency approval.
