 Provides administration of the Contract for Construction and act on the Owner’s behalf during construction, the Long Beach Unified School District representing up to six Elementary Schools simultaneously.
 Provides interpretations and decide matters concerning the Contract Documents regarding substantial performance and conformance to the documents in question.
 Prepares/processes/responds to Change Orders, Requests for Information, and Construction Change Directives to and from the General Contractor and the Division of State Architect as required.

This position managed the facilitation of project start-up and provided guidance in coordination with Authorities Having Jurisdiction concerning the expansion of financial institutions. Although based in Irvine, CA, I traveled extensively throughout California to ensure our clients were very well represented to present briefings to clients and others at Architectural Design Commission meetings, Planning Commission meetings, City Council meetings, County Supervisor meetings, and all other required policy meetings to facilitate construction of new facilities as requested by our clients. Prepare briefings indicating project scope, recommend methods of accomplishing design and construction to contractors and other personnel.

PROJECTS: Primary architectural representative in CA of major national financial institution. Concurrently had upwards of 42 projects throughout CA in various stages at once from design through opening; primary position involved presenting designs to City Councils and Commissions for Design Approval and authorization to proceed in jurisdiction frequently where project types had previously been disallowed.

Facilitated growth in department and company to assist in rapid expansion and to include all project types including hospitality/hotels, civic/governmental, office parks/industrial, retail/shopping centers, restaurants, tenant improvements, etc. Managed all aspects of Architecture department, including HR functions (hiring, performance evaluations, salary), client and contract management, project design, and production activities, including reviewing all work for technical accuracy and compliance with project criteria and budget, solving complex architectural/engineering issues, and reviewing drawings in accordance to contractual obligations, identifying specific problems such as design errors, review contractors' schedule of prices. Oversaw the full project lifecycles from concept and initial client contact through construction and close-out. Managed beginning-to-end cycles of (Client contact, conceptual design, construction documents, field verification, contract administration) educational architectural projects including dozens of individual High Schools, Junior High School, and Elementary Schools. Scopes of work varied from extensive additions of relocatables to expand campus capacity to brand new school campuses of all grades levels with jurisdictional territory all across the state of California. Work processes were from initial conceptual design and layout through client coordination and design team, CADD-based documents creation, and authority having jurisdiction original submittals, redlines, resubmittals, permitting, closeout, etc. As such, I provided consultation in technical matters such as the inclusion of appropriate features in design/construction/alteration of projects; Review contractor shop drawings and equipment submittals of systems to assure compliance with contract requirements and recognize specific problems such as design errors, unforeseen conditions, or change in criteria to ensure contractual obligations.

PROJECTS: Educational scope varied from campus expansion of relocatables on site throughout CA (McFarland, Lamont, Bishop, Lone Pine, Olancha, Hollister, etc.) to Renovations (Shafter, etc.). Also provided new school design on several sites (Bakersfield Christian High School, Ladd Lane Elementary, etc.).

Hired initially to complete company-sponsored fire-systems engineering school (50% completion/retention rate). Hired subsequent to graduation as Fire Systems Engineer to provide comprehensive fire sprinkler system design, engineering, hydraulic calculations, pipe cut sheets and load documents. Completed comprehensive design and engineering of sprinkler systems for low-rise structures, strip malls, warehouses, and other buildings. Traveled throughout California to various sites in order to verify conditions and measurements prior to design of systems and provided recommendations to fabricators and installers in various areas such as project development, design, and construction through personal visits (drawings included comprehensive fabrication and take-off sheets for all system components).
