900 Spring Garden is a seven story industrial style commercial building drawing inspiration from the archways of the reading viaduct and warehouse buildings in the area.  The ground floor maintains orthogonal geometry while the perimeter of the wedge shaped parcel is fully built out on the upper floors creating covered out door space for a ground floor food and beverage use, while maximizing available floor plates above for office use.  The ground floor’s 20’ ceilings allow for mezzanine space which extends into the open space at the south end of the site, creating additional exterior service space.  Storefront glazing highlights the eastern façade, allowing daylight to flood work spaces while at night, creating a glowing visual marker of entry into the Viaduct district.  With panoramic city views, a small 7th floor penthouse opens to a communal green roof and deck space for parties and corporate events.
