The project is a Multi-Family housing in an Industrialized neighborhood in Los Angeles where there are very few housing projects, despite an abundance of empty, former-industrial lots and a great need for housing. This project will be for working parents and their families, who are seeking a family-friendly residence with all amenities that suit their hectic work life balance between work and their responsibilities as parents. The key factor that influences the project is it’s site circulation, the relationship between programs, and usable, open space at different scales across the project. According to neighborhood scout “Real estate vacancies in Glendale Junction are 6.5%, which is lower than one will find in 64.4% of American neighborhoods. Demand for real estate in Glendale Junction is above average for the U.S., and may signal some demand for new construction of residential products for this neighborhood.”
The site is an excellent fit for a housing as there is a possibility to have four facades project which provide a maximum level of natural light into the residential units as well as shared spaces. The design strategy of the project is to use the stepped form to make varied views to the surrounding city, River and mountains while keeping programs compact and easily accessible to residents: These include a rooftop garden, pool, with the convenience of restaurant, retail and a daycare at the ground level.
