ABOUT

After Co. is a design-build studio that specializes in commercial interiors (hospitality, retail, workplace) and single-family residential projects. We are looking for a seasoned Project Manager to join our team in Los Angeles.

The ideal candidate has 7-10 years of experience, and will have a proven track record in managing complex construction projects, particularly within the high-end residential, commercial, and hospitality sectors. Candidates should demonstrate the ability to implement and sustain project management systems for team use.

The Project Manager is responsible for overseeing and coordinating all aspects of a project from beginning to end and for ensuring projects are delivered with the highest quality of service, on budget and on time. The Project Manager role involves planning, organizing, and managing members of the design-build project team including Design, Construction, and Subconsultant teams to delegate tasks, respective of their role and discipline, required to achieve the goals and objectives of a project.

Throughout the lifecycle of a project, the Project Manager will oversee and track project finances, administer invoicing, and consistently monitor costs and profitability against the project budget.

The Project Manager will report directly to the Principal.

Our office is in Koreatown, and the project sites are distributed across Los Angeles. This position will require a combination of office and job site work.

RESPONSIBILITIES

  • Proposals: Work with Principals to develop and define project scope, schedule, budget, and fee.
  • Project Planning: Develop comprehensive project plans outlining goals and objectives, workplans, resources, schedule, and risks associated with the project.
  • Project Oversight: Oversee all aspects of construction projects, from pre-construction planning to project closeout.
  • Team Leadership: Lead and manage project teams, including architects, engineers, subcontractors, and field staff.
  • Budget Management: Develop and manage project budgets, ensuring profitability and cost control.
  • Schedule Management: Create and maintain detailed project schedules, monitor progress, and identify potential delays or risks.
  • Monitoring and Control: Diligently track project progress, monitor key milestones, and compare actual performance against planned objectives, identifying any deviations from the plan and taking corrective measures to bring the project back on track. Manage changes, including scope changes, ensuring that they are properly evaluated and approved.
  • Quality Assurance: Ensure adherence to quality standards and specifications throughout the construction process.
  • Communication: Serve as the primary point of contact for all internal project-related communication with clients, architects, engineers, and other stakeholders, providing regular updates on project progress, issues, and concerns, and managing expectations.
  • Project Admin and Set-up: Your role involves being the primary project administrator which includes initial project set-up, review of subconsultant RFPs, sign-up of subconsultants, vendors, and subcontractors and their invoicing, direct client invoicing, and receipt approvals.
  • Safety Compliance: Enforce safety regulations and protocols on all job sites.

QUALIFICATIONS, SKILLS, AND SOFTWARE

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
  • 7-10 years of experience in project management in the AEC industry, with a focus on high-end residential, commercial, and hospitality projects. Proven track record of successfully managing complex construction projects.
  • Strong leadership, communication (written and verbal), and organizational skills.
  • Proficiency in construction management software (e.g., Procore), Excel, standard office software.
  • Knowledge of building codes, regulations, and industry standards.
  • Works well in a collaborative team environment, demonstrates excellent interpersonal skills.
  • Extensive experience reading architectural and construction drawings with a familiarity in building codes and regulations.
