Thomas James Homes is currently seeking a Planning Manager to join our Architecture and Product Development team in Redwood City. You will be working on multiple residential projects within the Peninsula area. You will be responsible to support our Sales and Construction Teams, along with administrative duties associated with Design Review, plan checking, permitting, and obtaining state, city, or county approvals.

What You’ll Do:

  • Compile multiple plan sets for submittal, fill out permit applications, pick up permits from municipalities, communicate with involved parties to minimize turnaround time.
  • Pick up corrections, submit them to the Planning Department and re-submit corrected plans to municipalities.
  • Build relationships with neighbors, organize / lead neighbor meetings, and track all communications.
  • Assist in overseeing design consultants to reduce turnover time on deliverables and improve accuracy.
  • Review plans for accuracy and coordinate corrections with consultants.
  • Gather all design review requirements for each jurisdiction and compile checklists of items needed for planning approval.
  • Assist in putting together design review permitting schedules and budgets for each jurisdiction.
  • Upload all the necessary documentation to Salesforce/Box.
  • Build and maintain strong working relationships with the municipalities in which we operate.
  • Provide administrative support to department as directed by manager.
  • Prepare and update spreadsheets and maintain permit schedules.
  • Exercise initiative in organizing and completing assigned tasks according to established guidelines, procedures, deadlines, and department parameters.
  • Solve problems by using good judgement based upon knowledge, experience, and common sense.
  • Organize time efficiently each day to maximize resources.


Experience & Qualifications:

  • Demonstrates a commitment to the TJH Company Culture and Core Competencies.
  • Degree in Architecture, Civil Engineering, Structural Engineering, or equivalent experience.
  • 3-5 years of experience preferably at an Architecture or Engineering Firm.
  • Self-motivated with excellent time management skills
  • Ability to efficiently use computer systems including Microsoft Office Suite - Excel, Word, Outlook, etc., Bluebeam, Adobe, as well as Salesforce.
  • Strong interpersonal skill is a must in order to build and maintain strong working relationships with the municipalities in which we operate.
  • Ability to communicate effectively with various departments
  • Excellent written and verbal communication skills
  • Valid driver’s license and a good driving record
  • Employment will be contingent upon successful completion of our DMV/background check
