Summary:

As Senior Architect / PM, you (alongside the Creative Director) will conceptualize the project as a whole, set the initial design direction and make critical aesthetic decisions throughout the project. You will ensure that each project follows an organized and detailed process and oversee your team throughout each phase. You will ensure your team has a high-level command of deliverables, budgets, timelines and resource requirements across all projects assigned to them.

You will ensure that your project team works cohesively to effectively and accurately manage client work and with the

project team consisting of architectural designers, interior designers, and all outside consultants. The Project Manager

works on new business proposals, nurtures client relationships, develops budget estimates and schedules for new projects, and then manages against those parameters for incoming projects. The role is varied depending on the different type of project and stages of your projects and requires patience and the ability to clearly articulate complex issues to team members and clients.

You must be a great communicator with your team on a daily basis, always establishing a positive attitude and encouraging engagement to assure that each team member is valued and feels valued. Job performance will also be based on quality level of contract documents and on profitability of the projects under your oversight.

Responsibilities:

• Creating project schedules, managing timelines, hours and costs throughout the project

• Produce ceiling plans and electrical location plans and format drawing sheets

• Work in tandem with Designers and Architects to space plan and design the interior architectural envelope, preparing project production design and drawings using computer assisted design software.

• Establish hours needed per phase at kick of project and managing the team against the allotted project hours to ensure profitability. Manage CA and travel to job sites to assure the work is being built to align with the construction documents.

• If errors are made, be upfront and alert management to any issues that could create financial impacts or concerns of client displeasure. With knowledge of issue, RDJA exec staff will help you manage to achieve a positive outcome.

• Produce elevations, block out initial elevations and complete elevation finishes

• Present project design materials internally to senior leadership. Assist in quality control reviews for projects to confirm documents are meeting RD Jones & Associates, client, and operator’s standards

• Review project documents for accuracy prior to issuance to AOR, client and/or operator. Review your team’s work and checking that all redlines have been picked up and changes coordinated in the set.

• Meet all deadlines assigned and alert RDJA management if additional staff is needed to meet deadlines at least two weeks in advance of needing team support.

• Coordinate closely with project team, providing them documentation, as necessary, to inform them of elements needing coordination and/or documentation.

• Manage project against time and values of the awarded contracts; fill out add service forms to trigger additional service request when additional work is requested by owner or CA/Meeting time exceeds values in contract.

• Maintain regular communication with accounting team and project budget to assure that monthly payments are made prior to issuing documents.

• Prepares task lists and internal project schedules, prioritize and concurrently service multiple projects

• Possess excellent interpersonal, verbal, written, and graphic communication skills. Must be able to express strategic concepts analytically and graphically

• Possess excellent organization and time management skills – detail oriented and multi-tasking

• Determine percentage of work complete for billing purposes. Be accountable for you and your team's performance and profitability.

• Manage and Coordinate schedule and deliverables with sub consultants under our contract umbrella.

• Communicate with owner’s sub -consultants to ensure a coordinated set of drawings between all disciplines.

• Show proficiency with data management software such as Excel and Project.

• Excellent knowledge of building codes and the ADA requirements; and ensure all drawings meet current ADA compliance and making all changes noted by third party ADA consultant.

• Reviews and understands with proficiency detailed construction documents including floor plans, elevations and sections, electrical details, finish schedules, furniture floor plans, FF&E specifications, finish boards, materials and finishes to determine compliance in quality, design, and code.

• Understands the components of construction drawings and specifications from AOR and other consultants and reviews documentation to ensure that elements are coordinated within RDJA documents, as necessary.

• Possess Space planning and hand-sketching skills and excellent presentation skills. Use 3-D massing conceptualization and space planning to format a presentation that clearly communicates the design.

• Build client relationships and provide excellent service on a timely basis, making the client feel that they and their project is our highest priority. Show we care and always have their best interest at heart.

• Be responsible for creating repeat business from current clients and strive to bring in new clients. Bonus will be provided for landing new client awards.
