Heitler Houstoun Architects, an award-winning Manhattan based architecture and interior design firm, with a diverse portfolio of Residential, Retail, and Commercial Interior projects is seeking Project Managers/Project Architects with 6-10 years of professional Architecture experience (5-year B. Arch or M. Arch).

Job description:

The position will involve early due diligence and feasibility studies, managing 1-4 person teams for any combination of residential, commercial office and/or national service-based retail projects through all phases (pre-design, design, drafting, approval,  construction administration, and close-out).  We are looking for someone with the ability to work across several project types.

The ideal candidate would demonstrate experience in the following areas:

  • Due Diligence & Feasibility - Candidate should have working knowledge of how to research property specific data on all NYC based on-line databases (NYC Building Department Information System (BIS), Department of Finance, ACRIS, Department of Housing and Preservation, Landmarks Preservation Commission, ZOLA) and be able to understand how information can impact the design, cost, and scheduling of projects.  
  • Building Codes - Candidates should have working knowledge of the International Building code and knowledge on the modifications contained in the NYC Administrative Code, current NYC Building Codes and of historical (prior) NYC building codes (1968, 1938, Multiple Dwelling Laws, Old Law Tenaments), etc.    
  • Zoning Text - Candidates should have working knowledge of NYC's zoning laws.
  • Regulatory Agency Processes - Candidates should demonstrate knowledge of NYC's various regulatory agency's process and procedures to secure approval (Building Department, Landmarks, OER, HPD, Board of Standards and Appeals, etc)
  • Construction Document Preparation - Experience organizing & assembling construction documents with proven technical skills in detailing.
  • Knowledge of national, state, local, and federal Accessibility Codes.
  • Knowledge of national, state, and local Energy Conservation Codes.

The candidate should be local to the New York City with several years of experience preparing complete construction documents in order to expeditiously secure city agency approvals.  (no Visa or International applications please)

Candidates would demonstrate experience in any of the following project types: 

  • Retail – Apparel, Beauty, and/or Fitness for Local or National Brands – Urban/Storefront, Interior Mall Fit-outs 
  • Retail –Conceptual and/or Prototype Basis of Design for Implementation in Multiple Locations 
  • Commercial Office –Full-floor or Multi-tenant tenant type build-outs - Modern office space amenities, employee common spaces, flexible desking, furniture.
  • Residential – Apartment/townhouse renovation, multi-family new construction, single family new construction

Candidates should demonstrate the following personal skills: 

  • Ability to manage internal and external deadlines through personal time management and effective team delegation.
  • Experience with oversight and management of the workflow of a small project team.
  • Ability to work independently and collaboratively with a dynamic team in a fast-paced and rigorous environment.
  • Self-motivated, well organized, and able to execute projects with little supervision
  • Ability to work efficiently and effectively in a highly creative and disciplined environment through strong communication, organizational and collaborative skills.
  • Define and solve complex problems, complete tasks accurately with a strong attention to detail.
  • Ability to prioritize multiple tasks in a fast-paced deadline driven environment

Candidates should demonstrate knowledge in the following technical skills:

  • Hand drawing and hand-sketching abilities to quickly express creative ideas or technical details
  • A high level of AutoCAD experience, speed, and knowledge of the software.
  • Google Sketch-up, V-Ray, (Revit experience a plus).
  • Knowledge of presentation and communication software tools: PowerPoint, In-Design, Illustrator, Photoshop, Microsoft Word, Outlook.
  • Knowledge of organizational software tools: Microsoft Project, Excel.
