ROLE OVERVIEW

As an Architectural Project Manager, you establish design intent with the Interior Design team to provide a complete narrative to third parties as well as manage the project team to keep everyone on track. Here are the roles you’ll play:

The Liaison

    • Research, evaluate, and engage third-party architects, engineers, and other AEC consultants
    • Coordinate documents and information flow with third-party architects, contractors, consultants, and vendors
    • Act as a conduit between construction, design, and all third-party consultants
    • Assist construction with RFI correspondence with consultants
    • Aid Investments by managing and coordinating the work of external consultants
    • Manage relationships with external consultants
    • Confirm with Investments to determine if expeditor, construction representative, or outsource is to handle permitting
    • Support Investments by developing and managing scope and schedule of deliverables
    • Engage with third parties, including Urban Designers, Civil Engineers, Geotechnical Engineers, Pool Designers, Landscape Architects, Acoustic Engineers, and more

The Overseer

    • Develop schedule and scope for external consultant deliverables
    • Establish schedule and determine balance of internal and external schematic design required
    • Provide construction with all information needed to apply for building permits
    • Review and approve invoices for third-party consultants
    • Ensure accurate document control
    • Obtain signoffs on any modifications after project start
    • Oversee project timeline and ensure projects stay on track
    • Verify budget and designs appropriately to both hard and soft costs, including specific breakdowns like landscape, hardscape, pool, etc.
    • Participate in site visits, permitting, review boards, and kickoff meetings

The Task Master

    • Create conceptual designs and present to investment and operational leaders across Cortland
    • Manage and guide the overall process to ensure our design vision remains intact.
    • Send out requests for proposals.
    • Coordinate IT design needs with internal IT and external consultants
    • Prepare preliminary design and adaptations of alternatives for review
    • Exercise creative judgment and design application skills in developing design and space planning studies, including sketches, renderings, and graphics
    • Coordinate all necessary parties for kickoff meetings in conjunction with Investments
    • Initiate request for structural review dealing with renovations, depending on scope
    • Stamp architectural projects created internally when needed
    • Work with construction representatives to manage schedules and information exchange with consultants

YOUR BUILDING BLOCKS OF SUCCESS

    • Stellar 5+ years of experience in multifamily residential design, residential remodeling, or in all phases and aspects of a project
    • Bachelor’s degree or higher in architecture, design, or related field; architectural licensure is required for new development and preferred for renovations
    • Architectural stamp required
    • Strong attention to detail with the ability to self-check and correct work
    • Capability to take initiative and work without excessive supervision
    • Ability to prioritize, plan workload efficiently, and meet deadlines while working on multiple projects
    • Effective verbal, written, and interpersonal communication skills
    • Demonstrated collaborative and professional work ethic
    • Fluent in Revit, SketchUp, Bluebeam, and Microsoft Office Suite; knowledge of 3D modeling, visualization, and graphic software is a plus
    • Ability to travel approximately 30% of the time
