The Managing Senior Designer acts as AvroKO’s primary interface between the AvroKO design team and the client and is primarily responsible for ensuring AvroKO performs to its contractual obligations by managing AvroKO’s

  • Scope of services.
  • Budget allocated to complete said services,
  • Schedule with in which to perform said services.
  • Timely production of deliverables and
  • Quality control of services rendered and instruments of service produced.
  • This is a project specific role that typically applies to multiple projects concurrently.

The MSD’s core responsibilities are;

Client Liaison

  • Oversee execution of professional services from a client perspective; ensure design is responding to client’s needs and vision.
  • Maintain client communications and contact, in particular for scope of work and services.
  • Obtain necessary client approvals.

Contract Management

  • Liaises with Controller for contract billings and collections.
  • Oversee timely submittal and accurate coding of project reimbursables.
  • Manages and monitors scope and ensures execution and delivery based on executed proposal or contract; notifies clients of add-services as appropriate.
  • Develops and manages project schedule and milestones to ensure project is on time.
  • Manages and monitors project budget.

Project Organization

  • Conducts weekly team meetings with staff assigned to job and other key project team members (e.g. F&L Designer, Brand Bureau collaborators, Operations oversight and Technical / FF&E oversight) to go over key compliance, financial, schedule and operational milestones.
  • Schedules and prepares for contractually scheduled meetings with Owner, GC and Principal in Charge.

Quality Assurance

  • Ensure conformance with Architecture Standards’ checklist requirements specific to each project design phase.
  • Assist the Senior Designer with quality assurance review of the project deliverables.
  • Oversee compliance with Office Standards

Design

  • Leading the AvroKO team in conceiving of the project design to meet the clients program, quality objectives, project constraints as well as AvroKO’s brand of design.
  • Liaison between the Design Director, and when required the Principal in Charge and the design team during the design process.
  • Organize and run regular in house design sessions presenting to the Design Director or Principal-In-Charge, with the team.

Development

  • Responsible for the development of the whole design of the project according to the design intent.
  • Collaborating with the Technical Director and FF&E Manager in reviewing all documents to ensure they incorporate the design intent.

Coordination

  • Provide direction / support to team members designated to represent AvroKO in consultant coordination meetings.
  • Manage design coordination within AvroKO  i.e. between interior architecture, FF&E, Brand Bureau and operations, and between Owners consultants and AvroKO.
  • Manage and coordinate all communications to and from consultants.
  • Supervise Designers.

Documentation

  • Working with the Design Director and other Project members, oversee deliverables based on AvroKO’s deliverables standards for presentations and contract documents and the production and delivery of quality and timely sets of contract documents being drawings, specifications, budgets and reports as proscribed by the contract.

Site Execution

  • Oversee AvroKO team in performing its construction administration services including:
  • Responding to RFI’s and interpreting the contract documents to ensure the design intent is met.
  • Reviewing submittals, substitutions and field conditions for conformance with design intent.
  • Attending and reporting on field visits.
  • Conducting punch lists reviews
  • Resolving problems and issues that arise during construction.

Managers: Whole project teams which may include: Managing Senior Designers, Senior Designers, Intermediate Designers, Designers, F&L Designers, Interns.
