Position: Assistant Construction Project Manager

iFathom Construction Corp works exclusively with The Brooklyn Home Company, a boutique design-build real estate development firm located in Downtown Brooklyn. We are dedicated to building world-class, innovative living spaces, and exceptional homes in Brooklyn. We are looking for assistant project managers with experience in new building and large gut renovations projects. This is a career opportunity in construction management.

We are seeking recent collect graduates with a degree in the areas of Construction Management, Building Science, Construction Science, Architecture and/or Engineering.

The primary responsibility of the assistant construction project manager is to support the construction project manager and or ownership in the complete and timely coordination, execution and completion of development construction projects along with their pre-construction and post-construction requirements.

 Requirements:

  • Education: Recent College grad with Bachelor’s or Master’s Degree in Construction Management, Construction Science, Construction Engineering, Architecture, Structural Engineering, or relative disciplines.
  • Technical: Solid understanding of building systems, trades, blueprints.
  • Experience: No practical experience required, degree in a relevant field as outlined in point (a) preferred.
  • Additional Skills: Proficient with Mac or PC, spreadsheets (Excel), MS Word, MS Project, Dropbox, Email, Take Off Software, AIA G702/G703 Forms, etc.
  • Driver’s License: Must possess a valid driver’s license in good standing. Travel between office and project site is required.
  • Eligible for Employment: Must be authorized to work in the United States.

 Essential Duties and Responsibilities: 

Preconstruction Phase

“Ensuring the project is ready to build” 

  • Support the in-house design team in the preparation of construction documents.
  • Assist in the development of pre-construction requirements specific to the project location.
  • Assist in hiring and coordination of third party consultants & adjoining property negotiations
  • Assist in the review of construction documents for completeness and construct-ability.
  • Prepare bid-documents and RFPs.
  • Help qualify bidders.
  • Help level bids.
  • Help develop final budgets and timelines for ownership’s approval.
  • Help negotiate and award contracts.
  • Help manage and ensure conformance to adjoining property license agreements.

 Construction Phase

“Ensuring the project is on time and within budget”

  • Subcontracts: Prepare subcontracts for review by ownership.
  • Contracts: Help ensure conformance to contract documents.
  • Progress Meetings: Help lead kick off and weekly progress meetings.
  • Progress Reports: Weekly meetings with ownership.
  • Construction Documents: Help ensure conformance to construction documents and enforce quality control.
  • Schedule: Help in the development of a master project schedule and ensure the project stays on schedule with look- ahead schedules and monthly master project schedule updates. Maintain a sense of urgency.
  • Safety: Help audit site safety weekly and issue reports.
  • RFI: Help coordinate the timely response to RFIs and maintain logs.   
  • Submittals, Shops, Mock Up Samples: Help coordinate the timely approval of submittals, shops, mock up samples, and maintain accurate logs.
  • Change Orders: Help negotiate change orders for review by ownership.
  • Special Inspection Agencies: Coordinate special inspectors and special inspector reports.
  • City Agency Inspections: Help track and coordinate city agency inspections with respective trades.
  • Trade Sign Offs: Help the pursuit of timely trade specific city agency sign offs.
  • Construction Punch-List: Develop construction punch-list at substantial completion and ensure high quality standards are met.
  • Close Out Package: Verify and document that all deliverables have been met and the project is completely ready at final completion. 

 Post Construction Phase

“Ensuring our customers are happy with their new home”

  • Homeowner Binder: Help prepare homeowners’ binders and ensure all include a welcome letter, contractor contact info, warranties, manuals, special notices, and keys.
  • Homeowners’ Punch-List: Prepare homeowners’ punch-lists and ensure timely corrective action.
  • Warranty Period: Remain the point of contact during the warranty period and maintain good standing with clients.

 Compensation:

  • Salary: Competitive salary based on experience and level of relative education. 
  • Bonus: Performance based, payable at predetermined project milestones.
