2300 Beverly is situated within Historic Filipino town, just west of Downtown Los Angeles. Here, a combination of 52 affordable and market rate apartments sit atop commercial space. The 62,000 sq ft building addresses the current housing crisis that exists in Los Angeles by providing a dense urban mix of residential units that occupy a city block. A strong concrete base grounds the project. The first-floor commercial spaces activate the boulevard and provide a pedestrian experience at the sidewalk, mediating between the public activity at the street and the apartments above. The residences are organized around a central courtyard that opens to views of the downtown Los Angeles skyline. The courtyard serves as a social space for the residents and it is from here where all of the units are accessed. The apartments at the courtyard level consist of flats with 2 story townhomes located on the 3rd and 4th levels.

The buildings are capped with a metal roof, sloped to maximize natural ventilation. The rooflines allow for optimum natural light emitted through north-facing clerestory windows. The building is composed of metal siding and smooth plaster, extruded window frames complete the composition. The building is highly sustainable, solar photovoltaics provide power for the residents and solar is provided to heat the pool. Energy efficient building systems and environmentally friendly materials are used throughout. The corner condition of the building at the busy intersection is celebrated, sheathed in metal, the sculptural form gives the project an urban identity amongst the undifferentiated Los Angeles streetscape.
