The subsidized project on Farmachstraße is located in the town of Saalfelden, in the Salzburg region of Austria. This development emerged as the result of an architectural competition, where the design concept proposed by AGRE lechner lechner schallhammer, our collaborative office together with architect Johannes Schallhammer, was selected for its compelling vision. The objective was to create assisted living facilities, social housing, and residential spaces in proximity to the town center.
The urban design strategy involved positioning five cubic buildings in an alternating pattern to preserve sightlines to the surrounding mountains. These cubic structures are interconnected by a meandering green and social interaction zone, equipped with ample seating and lounging opportunities, fostering a space for community engagement.
The architectural forms respond to the topography and local context. Towards the smaller-scale developments in the west and along the natural slope, the buildings feature a stepped height progression. On the side facing Farmachstraße, the neighborhood opens to two landscaped green areas, enhancing its connection to the surroundings.
For assisted living, a drop-off area has been integrated to accommodate occasional needs, along with dedicated guest parking spaces. Shared gardens and children’s play areas within the traffic-calmed outdoor spaces provide ample opportunities for communication and integration among residents.
The buildings exhibit no rear facades but instead maintain an equally open and coherent design on all four sides. The exterior features pre-weathered wooden cladding, while the rooftops are equipped with extensive greenery and photovoltaic systems. The design of the “corner apartments” offers exceptional living quality through diagonal views, morning and evening sunlight, and wrap-around balconies.
Bicycle storage is strategically placed beneath the cantilevered entrance zones of each building, ensuring proximity and convenience. A bus stop is also located near the guest parking area. Vehicle parking is predominantly accommodated in an underground garage, allowing the outdoor space to serve as a vibrant communal and interaction zone between the buildings.
This project seamlessly integrates architectural aesthetics, environmental considerations, and community needs, creating a dynamic and sustainable living environment.
