MB 110 | Bierbrunnen

The MB110 | Bierbrunnen project transforms a previously monotonous industrial zone along the Münchner Bundesstraße in Liefering into a vibrant urban center. Located at the "Lieferinger Spitz," a key traffic junction, the L-shaped building integrates seamlessly into its environment, redefining the space through its form. Terraced floors and carefully positioned volumes protect the apartments from noise and environmental impacts while giving the structure its unique character. The redesign of the existing site expands its capacity from 6 to 47 mixed-use units, incorporating both residential and commercial spaces. Green areas, vertical gardens, and a rooftop garden enhance the quality of life, while the mobility concept emphasizes sustainable transportation options.

The core objective was to optimize the use of space by decoupling parking spaces from rental contracts, enabling an increase in density from 6 to 47 units without additional land consumption. This strategy promotes efficient land use while encouraging the adoption of sustainable transportation through bicycle networks and car- and cargo-bike-sharing services. By integrating rest areas and thoughtfully designed green spaces, the project aims to create a dynamic urban environment that prioritizes residents’ needs and improves overall quality of life.

This project exemplifies how increased density can serve as an asset. Despite the intensified development, it was possible to create more green space than originally existed. In addition to adding 41 residential units, the project features significant enhancements, such as a rooftop playground, a public plaza with a fountain, and a new bicycle path. The goal was to imbue faceless urban zones, particularly in industrial districts, with an engaging urban identity. The narrow, constrained site and strict regulatory requirements posed challenges that were overcome through innovative architectural solutions.

The successful realization of this complex project was made possible through close collaboration with all stakeholders. The client’s bold vision for sustainable, mixed-use architecture enabled pioneering approaches in mobility and high-quality densification. The Salzburg Design Advisory Board also played a pivotal role by providing valuable feedback, which refined the project to its final form.

The project delivers significant value beyond its immediate scope. Local residents benefit from reduced urban heat islands due to extensive greenery and improved noise protection via the building’s layout. The city gains from the enhanced urban appeal of the streetscape and the addition of a new bicycle path. The environment sees advantages from traffic reduction and densification, mitigating further land sealing and supporting ecological balance.

This project distinguishes itself through its innovative approach to urban densification. By incorporating additional green spaces—such as rooftop gardens, vertical landscaping, and public greenery—it creates a healthier, more livable urban environment. Furthermore, it introduces new public amenities, including an outdoor playground, ample bicycle parking, and a thoughtfully designed public plaza.

MB110 | Bierbrunnen stands as a testament to the potential of urban densification to improve city life.
