After a <a href="https://archinect.com/news/article/150396914/rafael-vi-oly-architects-resumes-construction-on-renamed-125-greenwich-street-condo-tower-in-manhattan" target="_blank">four-year hiatus</a>, the 912-foot, 88-story new landmark is drawing near completion in the <a href="https://archinect.com/news/tag/945786/financial-district" target="_blank">Financial District</a> with 272 residences. </p>
<p>Each apartment, along with the building's 27,000 square feet of upper-floor amenities spaces, features one of three (Terra, Aqua, and Stratus) earth-toned color palettes designed to match the corresponding vistas at each level. The units all have floor-to-ceiling windows. Viñoly's son Román says the project "embodies the essence of my father's uncompromising modernism," adding, "It is an elegant and powerful testament to my father's creative vision."</p>

Mr. Lombardi, now 84 and still running a 16-person firm, is part of a wave of architects and developers now undertaking the mammoth work of converting financially distressed office buildings into multifamily housing.</p></em><br /><br /><p>A lengthy <em>Times</em> profile on the legendary New York conversion architect <a href="https://archinect.com/firms/cover/20224623/joseph-pell-lombardi-and-associates" target="_blank">Joseph Pell Lombardi</a> traces his early career efforts in SoHo and the Financial District to the contemporary challenges posed by office buildings and the impetus to <a href="https://archinect.com/news/tag/2150566/office-conversion" target="_blank">remake them into housing</a> in spite of the <a href="https://archinect.com/news/article/150345447/moody-s-declares-pre-1980s-office-buildings-obsolete-due-to-conversion-costs" target="_blank">difficult parameters</a> and feasibility of such designs. </p>
<p>One tenant of his crowning late-70s Liberty Tower conversion said: “He painted a picture of the neighborhood as a residential mecca, which no one else could see at the time.” Richard Gluckman of <a href="https://archinect.com/gluckmantang" target="_blank">Gluckman Tang Architects</a> adds: “His foresight inspired a lot of architects. He showed what was possible.”</p>
<p>At least 64 building owners have 'expressed interest' in the city's new <a href="https://archinect.com/news/article/150428763/64-building-owners-express-interest-in-entering-nyc-s-office-conversion-accelerator-program" target="_blank">Office Conversion Accelerator</a> since the program was launched last summer. According to a <a href="https://www.rentcafe.com/blog/rental-market/adaptive-reuse-office-to-apartments-2024/" target="_blank">RentCafe</a> data analysis, 5,215 units are currently in the city's project pipeline after the local market experienced an 18% growth from the preceding calendar year.</p>

<p>The market for conversion in Lower Manhattan has thus far yielded 2,100 new units in four converted buildings, highlighted by <a href="https://archinect.com/firms/cover/4259383/cetraruddy" target="_blank">CetraRuddy</a>'s forthcoming effort at 25 Water Street, the largest conversion project in the country.</p>
<p>Still, as <a href="https://gothamist.com/news/64-office-buildings-in-nyc-could-become-new-housing" target="_blank"><em>Gothamist</em></a> reports: "The office conversion plan aims to produce thousands of new apartments, but none so far will be within reach for low-income New Yorkers who bear the brunt of the city’s housing shortage."<br></p>

Since November, the skyscraper has been plagued by long elevator outages that have turned daily life upside down and trapped residents with mobility issues inside their apartments. Elevator service is unpredictable and often nonexistent, for hours at a time, above the 15th floor.</p></em><br /><br /><p>The building’s owner DTH Capital says Con Edison is the culprit, but a spokesperson for the company told the <em>Times</em> there was “no indication” that the malfunction has nothing to do with its service or equipment. The problems are so bad that the building had to hire an elevator mechanic to be on call 24 hours in order to replace the system's operating boards, which DTH attempted unsuccessfully to buy in bulk.</p>
<p>Tenants in the 57-story tower at 20 Exchange Place are getting by buying two weeks of groceries at a time. Some have been given new apartments elsewhere in the area or have signed non-disclosure agreements with the owners. Others are afraid to talk on the record, while still more either <a href="https://www.leasebreak.com/short-term-rental-details/17097/20-exchange-place" target="_blank">broke their leases</a> or else wound up climbing a mountain of lament — including a 28-year-old nurse who thought she scored a deal during the <a href="https://archinect.com/news/article/150211478/manhattan-apartment-glut-reaches-13-000-units" target="_blank">Covid boom</a> (“I’m a young, in-shape person, so I can do it. But it’s miserable.”)</p>

His first tower in city, Adjaye will be adding to Manhattan's iconic skyline with a 800-foot, 66-story residential tower in the Financial district.</p>

The windows remain arched, but are varied in scheme and plans for the tower now include an additional 50 extra feet and an extra 5 stories. Adjaye's design has also traded gold for concrete, a refreshing break from the sleek steel and heavily glassed high rises that have become ubiquitous in this part of the city. </p>

<p>Now that he's garnered international fame for his National Museum of African American History and Culture in DC, Adjaye is coming back to the big apple to build his first skyscraper in the city-- a 61-story, 750-foot-tall condominium condo in the Financial District. Known as the Wall Street Tower, it appears as a gold prism against rigid rows of arched windows.</p>
