Gensler and SHAPE unveil next phase of Atlanta’s Centennial Yards development

The next phase of Atlanta’s major Centennial Yards development has been unveiled. Designed by Gensler and SHAPE (Studio H Architecture Planning Environments), the sports-entertainment district will span 470,000 square feet, holding entertainment, retail, restaurant, and hotel functions on a 7.5-acre site.

The urban form of the district takes inspiration from Downtown Atlanta’s industrial past, designed to “reflect the site’s railroad history with clean lines and flat pedestrian pathways throughout.” In contrast to the area’s surrounding high-rise buildings, the district will comprise lower-tiered buildings with green terraces along various elevations.

EskewDumezRipple to deliver academic center for Georgia Tech in Atlanta

EskewDumezRipple has announced plans for a new academic building for the Georgia Institute of Technology in midtown Atlanta.

The 416,500-square-foot Tech Square 3 will anchor Phase 3 of the newly created Technology Square, which links back to Georgia Tech’s main campus. The design calls for a “vertically-oriented quad” that directly engages the 5th Street corridor through a characteristically Southern ‘porch’ socializing space located at the ground level.

Two 14- and 18-story masses are combined into one building that supports the university’s Executive MBA program and H. Milton Stewart School of Industrial and Systems Engineering connected by a central shared core. A vertical rooftop garden element completes the project, situated on top of an architectural staircase that helps unify the building with an outdoor promenade.

Morris Adjmi completes stepped Overline development in Atlanta with rustic brick facade

Morris Adjmi Architects has completed a large residential scheme as part of the Overline development in Atlanta, Georgia. Situated in the city’s Old Fourth Ward, the new multifamily residence sits beside a soon-to-be-completed hotel and social club linked via a skybridge.

Seeking to offer a “fresh take on traditional multifamily,” the red brick complex holds 359 units within a stepped form, including multilevel apartments and maisonettes with private street-level entrances. At the base of the tower, a mixture of public and private spaces link the development with the adjacent diagrid hotel, currently under construction.

Framing Atlanta’s BeltLine as a font for gentrification

Although the BeltLine was designed to connect Atlantans and improve their quality of life, it has driven up housing costs on nearby land and pushed low-income households out to suburbs with fewer services than downtown neighborhoods. The BeltLine has become a prime example of what urban scholars call “green gentrification” – a process in which restoring degraded urban areas by adding green features drives up housing prices and pushes out working-class residents.

Atlanta’s in-progress 22-mile-long urban greenway is often cited alongside New York’s High Line and Houston’s Buffalo Bayou Park as developments that spurred displacement in the aftermath of the 2008 financial crisis, a concern echoed by opponents of the LA River Master Plan in recent years.

Georgia State University Professor of Urban Studies Dan Immergluck points to the BeltLine’s under-delivery of affordable housing in areas where property values exploded after its TIF was adopted in 2005 as its main flaw. The “urban regime” initiative to lure tech and other high-paying companies using tax incentives is also a factor. Between 1990 and 2019, Atlanta lost one-fifth (receding from 67% to 48%) of its Black population due to gentrification.

Led by Hank Houser and Gregory Walker, the firm has expanded from its 2004 founding to encompass a wide portfolio, including residential, academic, commercial, and civic projects. Walker was also previously a guest on Archinect Sessions back in 2016 in an episode titled ‘Due Protest.’

Atlanta ranks first for most constructed downtown apartments nationwide over the last decade

According to a new study by storage space marketplace StorageCafe, four of the top five most active downtown areas for new apartment construction are in the South, with Atlanta, Georgia ranking first for built downtown apartments over the past ten years. The city yielded over 21,500 apartments over this period.

For this study, StorageCafe assessed the downtown areas of the country’s 100 largest cities and ranked them based on the quantity of multifamily units produced over the last decade. Approximately 391,000 downtown apartments were built across these 100 cities during this time, which is 37% of the total number of multifamily units in these areas. Self-storage development has also risen as a result of this growth in downtown apartments, with Atlanta leading in self-storage space construction over the last ten years as well.

The School of Architecture at Georgia Tech University has announced the appointment of Ingeborg Rocker as its new Chair and William Harrison Professor of Architecture effective September 1st.

Rocker joins Georgia Tech after working in the software industry and holding separate academic positions at the Harvard GSD between 2005 and 2020. She co-founded her own Boston and Hong Kong-based practice, Rocker-Lange, in 2006 and will now look to enhance the school’s highly-technical course offerings by leveraging a reputation for engineering and building science that has long been associated with the 137-year-old Atlanta institution.

SOM unveils design for first tower at Atlanta's Centennial Yards development

Skidmore, Owings & Merrill (SOM) has unveiled the design for One Centennial Yards, the first ground-up tower at the Foster + Partners and Perkins&Will-designed Centennial Yards master plan in Downtown Atlanta.

Envisioned in partnership with Atlanta’s Goode Van Slyke Architecture (GVSA), One Centennial Yards will provide 28 stories and over 500,000 square feet of office space. The tower comprises three slender towers. Its façade is inspired by the industrial and railroad heritage of Downtown Atlanta. It features 19,000 square feet of amenities and 21,980 square feet of outdoor spaces. One Centennial Yards is designed to provide open-air environments on every floor, with terraces on every level, large retractable doors on the building’s amenity floor, and landscaped rooftops. The building was designed with the post-pandemic workspace in mind, providing tenants with opportunities to gather and connect outdoors.

Downtown LA leads America in new apartments

Highly popular due to their location and vibrant amenities, urban neighborhoods around the country have seen a boom in new apartments in the last five years. In fact, the top 20 most active neighborhoods — led by Downtown Los Angeles — have delivered a staggering 80,000 brand new rental units.

Downtown Los Angeles’ 10,136 new dwellings were followed by a distant second Midtown Atlanta, which had 5,936, and the formerly working-class Hunters Point neighborhood in far western Queens, which trailed Atlanta by a few hundred at 5,423.

Los Angeles is currently looking to add more than 25,000 new units of housing for the homeless by the year 2025, some of which will be placed in the newly rezoned downtown region, which is expected to add at least 175,000 new residents in just under twenty years time.

Neighborhoods in San Jose, San Antonio and Brooklyn also made the top 20. The lack of available housing stock in most markets has meant more and more renters coming on to the market since the pandemic began. The entire rental report can be read here.

Foster + Partners master plan for Atlanta’s Centennial Yards revealed

Foster + Partners has unveiled details of their master plan for the Centennial Yards site in Downtown Atlanta. Designed in collaboration with Perkins+Will, the project forms part of a $5 billion transformation of former parking lots and railyards into a regenerated mixed-use development.

The scheme evolved from a close study of the historic city grid for Atlanta and surrounding neighborhoods, with the goal of creating a walkable urban environment that celebrates outdoor life. The new updated plan, shaped by previous consultation exercises, increases the walkability of the urban environment and seeks to blend in style and scale with adjacent communities.

Olson Kundig designs new mixed-use high-rise along Atlanta's BeltLine

A new mixed-use high-rise development designed by Olson Kundig is currently under construction along Atlanta’s BeltLine. Led by developer New City, LLC, 760 Ralph McGill Boulevard is a 1.1 million-square-foot project that includes office space and street-level retail organized around a central public plaza. The project, which is located on the site of a former Georgia Power operations center, also includes HKS as executive architect and Brasfield & Gorrie as general contractor.

SWA Group helps plant 300 blooming trees in tribute to late Congressman John Lewis in Atlanta

Through its master planning effort for Atlanta’s Freedom Park, SWA Group is participating in "Flowering Forest – A Tree Tribute to Civil Rights Leader John Lewis," a collaborative, living memorial to the late Congressman and Civil Rights leader, to be located in the park. John Lewis was instrumental in establishing Freedom Park, which is located at the heart of where the national Civil Rights movement was born.

The living memorial to Lewis is the culmination of a three-day volunteer planting project that took in mid-February in which 300 blooming trees were planted at his namesake plaza in Atlanta. The Freedom Park Conservancy, Trees Atlanta, and The National Center for Civil and Human Rights all participated in the event.

Monica Obniski appointed curator of decorative arts and design at High Museum of Art in Atlanta

Monica Obniski, the current 20th and 21st Century Design curator at the Milwaukee Art Museum, has been selected to lead curatorial efforts for the decorative arts and design at the High Museum in Atlanta.

According to a High Museum press release, Obniski will oversee exhibitions and programs for the institution's 2,300-object collection, which dates from the 17th century to today. Obinski will also oversee the High’s Piazza activations event series, a "multiyear initiative that launched in 2014 to animate the Museum’s outdoor space with site-specific commissions that engage visitors of all ages in participatory art experiences," according to the announcement.

This intertwined history of infrastructure and racial inequality extended into the 1950s and 1960s with the creation of the Interstate highway system. As in most American cities in the decades after the Second World War, the new highways in Atlanta—local expressways at first, then Interstates—were steered along routes that bulldozed “blighted” neighborhoods that housed its poorest residents, almost always racial minorities.

Writing in The New York Times, Kevin M. Kruse connects the dots between highway planning and America's historical campaign to keep African Americans "in their place," an impetus that can be traced back to slavery and its modern day manifestations: segregation, urban renewal, redlining, gentrification, and mass incarceration.

The story is part of The New York Times' 1619 Project, a collection of stories and reports that "reframe the country's history" by foregrounding America's conception in its historical relationship to slavery.

Marcel Breuer's Central Atlanta Library to receive exterior renovations

The library, which opened in 1980, has been undergoing needed interior repairs and upgrades since last summer. But changing Breuer’s historic facade has been a point of contention since architecture firm Cooper Carry proposed cutting holes into the building to make way for the windows.

After an Atlanta-Fulton Public Library System survey found that 72 percent of participants "were interested in seeing more windows added to the building," it was insisted to become a reality. Naturally, with such an iconic building, there was cause for concern. The renovations are estimated to conclude "by September 2020 at the earliest."

National Trust for Historic Preservation forwards the preservation of African American cultural sites

The National Trust for Historic Preservation has unveiled $1.6 million in grant funding dedicated to preserving historical sites that demonstrate significance with relation to Black history and African American cultural heritage from around the country.

The funding, part of a larger, multi-year $25 million effort, is being awarded to 22 organizations with the goal of "uplifting the largely overlooked contributions of African Americans by protecting and restoring African American historic sites and uncovering hidden stories of African Americans connected to historic sites across the nation," according to a press release.

Atlanta to create country's largest public "food forest"

The Urban Food Forest would include edible trees, shrubs, vines, walking trails, community garden beds and a number of other features that would be open to the public for free.

The Conservation Fund is working in southeast Atlanta to help create a new 7.1 acre Community Urban Food Forest, the largest in the country. The effort aims to convert an existing agricultural property into a new model for urban park and forestry initiatives by growing a variety of fresh foods for public consumption within a public park.

The food forest will help Atlanta achieve its goal of ensuring "85 percent of the city residents are within one-half mile of fresh food access by 2021," according to a recently-approved Atlanta City Council ordinance.

The City of Atlanta will now take over the site as the development of the food forest moves forward.

Revisiting John Portman's design legacy in his hometown of Atlanta

Portman was a pioneer of the devices with which somber modernism was given glitz: mirror-glass, wall-climbing glass lifts, sky bridges, swooping curves. He described some gaudy candelabra he put around a piano stage in the Atlanta Marriott Marquis as a “homage to Liberace”. His buildings became known for their “Jesus moments”, those times when, emerging from a deliberately understated entry into some architectural emulation of the Grand Canyon, a visitor would reliably exclaim, “Jesus!”

The Museum of Design Atlanta (MODA) has announced their upcoming exhibition Design for Good: Architecture for Everyone, curated by John Cary. Opening on September 23, the museum will showcase projects featured in Cary's book Design for Good.

Atlanta Central Library: preservation groups nominate Marcel Breuer building to National Register of Historic Places

On August 24, 2018, the Atlanta Fulton Central Library was unanimously nominated to the National Register of Historic Places and listed on the Georgia Register of Historic Places by the Georgia National Register Review Board. It will now be sent to the National Park Service for listing on the National Register. Fulton County spoke in opposition to the nomination. Construction begins on Atlanta's largest public park by John Portman & Associates

Construction has begun on Atlanta's soon-to-be largest park by John Portman & Associates. The repurposed quarry pit will not only provide an outdoor recreational area but also create 2 billion gallons of emergency drinking water for Atlanta, increasing the city’s emergency water reserves from 3 to 30 days.

The first phase of Westside Park at Bellwood Quarry includes constructing a signature gateway for the park's entrance. Once completed, the new green space will be 100 acres larger than Atlanta’s currently largest park.

Central Atlanta Library: debate over adding windows to 'dark' Marcel Breuer building

Drilling holes—for windows, granted—into famed architect Marcel Breuer’s final project could cost $1 million, and preservationists are peeved such plans are still on the drafting board. But despite community pushback, the window plans are still very much alive. Tuesday night, a crowd again convened at downtown’s Central Atlanta Library, a Breuer-designed Brutalist building, to argue against aspects of the $50 million plan to renovate the 38-year-old structure.

To drill or not to drill—that's at the center of a heated debate between the Atlanta–Fulton Public Library System, who would like to see additional windows to bring some natural light into their aging Marcel Breuer-designed Central Atlanta Library building, and preservationists, who insist that the concrete shell of the brutalist structure from 1980 must not be altered.

"What we’ve always heard about this building is it’s dark; it’s dingy; it’s dank, and the windows are a way to enliven this," Atlanta library director Gabriel Morley said about the building that once faced demolition not too long ago. "It’s a way to bring some inside out and some outside in."

John Portman, architect, developer and master of the mega-atria, dies at 93

Architect John Portman, often credited as the father of the massive hotel atrium, has passed away in his hometown of Atlanta, Georgia. No cause of death has been announced.

His firm, John Portman & Associates, has released the following statement, along with a website celebrating his legacy:

Atlanta lost one of her greatest champions with the passing of John C. Portman, Jr. on Friday, December 29, 2017 at the age of 93. The leadership and vision of Mr. Portman were instrumental in moving Atlanta from a gracious Southern city into a vibrant world capital. As an architect, entrepreneur, artist and altruist, John Portman had a dramatic impact on Atlanta's success and growth as a major international city, and he was instrumental in having similar impact on other cities throughout the world.

Georgia Gov. Nathan Deal declares state of emergency after I-85 bridge in Atlanta collapses from fire

Transportation officials in Georgia are scrambling to cope with a crisis, after a huge fire caused a bridge on Interstate 85 to collapse in Atlanta on Thursday night. Gov. Nathan Deal has declared a state of emergency, and with the heavily used road closed in both directions, drivers are being told to find other options — from detours to mass transit. Friday morning, officials said they don't yet know what caused the fire or how long repairs will take.

Atlanta's Interstate 85 was first built in 1953 and reconstructed in 1985 to accommodate increased traffic. The closure affects a crucial 3-mile portion, which carries up to 400,000 vehicles a day. U.S. DOT Secretary Elaine Chow directed Federal Highway Administration officials to grant $10 million in emergency funds to begin repairing the bridge.

“Approximately 700 feet of the roadway – 350 feet northbound and 350 feet southbound — will be removed and replaced including support columns. Demolition will begin this weekend and will continue into Monday, April 3,” the Georgia DOT announced today.

Atlanta struggles to trade parking lots for density

"If you design for everyone to drive, then what will you get? Congestion." Breuer's Brutalist library in downtown Atlanta faces demolition

The uncertainty looming over the building’s future is serving as a call to action for preservation groups in Atlanta and around the world who are beginning to mobilize. [...] Ironically, to gain the Breuer building, Atlanta lost its original Carnegie Library. [...] As evidenced by the transformation of the former Whitney Museum into the Met Breuer, it is clear that with a careful restoration, Breuer’s works can be an iconic piece of the urban fabric in which they reside

The Architecture and Design Center has begun a petition to protect the library, and has since garnered 1,023 signatures of 2,000 needed.

The petition states: "We ask that the Atlanta-Fulton Public Library System Board of Trustees take actions to protect the Central Library and Library System Headquarters Building, located at One Margaret Mitchell Square, from demolition and damaging renovation, whether the Library System maintains ownership or sells the building. We also ask that the building is renamed to honor its architect, the internationally renowned Marcel Breuer."

Two giant, translucent canopies spanning several lanes of roadway and sidewalks outside the domestic terminal will be among the most visible aspects of a $6 billion expansion and renovation project at the world’s busiest airport during the next 20 years, officials announced last week. Among other goals for the coming year: improving wait times for passenger security screenings...'Americans will not tolerate a one-hour wait as normal.'

The Sessions co-hosts met all together for the first time in the meatspace last week, making the pilgrimage to Atlanta, Georgia for the AIA National Convention. Immersed in the tens of thousands of attendees for three days, we met an impressive array of professionals across the architectural board, and dove deep into how the AIA sees itself and architecture today. This week's episode is entirely devoted to happenings at the Convention, including: NCARB's resolution of the intern-titling debate, Bill Clinton's keynote speech, Donna's talk on nontraditional practice, the debut of the second video in AIA's Look Up campaign (featuring blind architect Chris Downey), our interview with Autodesk, and Ken's role as a delegate voting in the AIA's Business Session.
