The 1000M project is a new high-rise accommodation meant to anchor the historic thoroughfare with 73 total stories and 738 units. </p>

<img src="https://archinect.gumlet.io/uploads/3d/3d19367ab568abd31421dc9e6d84cebb.jpeg?fit=crop&auto=compress%2Cformat&enlarge=true&w=1200" border="0" /><p>A unique new residential skyscraper in Dubai from <a href="https://archinect.com/firms/cover/23728/rcr-arquitectes" target="_blank">RCR Arquitectes</a> will be built to the width of just a single 22.5 meter (almost 74 feet) apartment unit in what could come as a shock to even the most ardent fans of contemporary luxury high-rise design.</p>
<p>The fifth collaboration between the <a href="https://archinect.com/news/article/149994613/rafael-aranda-carme-pigem-ramon-vilalta-named-2017-pritzker-prize-winners" target="_blank">2017 Pritzker Prize winner</a> and developer Muraba, the Muraba Veil, was announced this month for a site overlooking the canal in the city of 3.6 million.</p>
<p>Its design is shaped also by endemic cultural and climate conditions, reaching a total height of 1,247 feet and 73 stories. The apartments are being offered between two and five bedrooms. Some unique features include a cavern-like indoor spa and oasis located in the crawl space underneath its datum.</p>

<p>The Jean-Georges Miami Tropic Residences include 329 condominium residences combined with a 27,500-square-foot ground-floor retail component. Each unit’s interior is staged around the culinary experience as was the intent of Vongerichten. Residents can enjoy an in-house podcast recording studio, among other lifestyle amenities amidst a tropical setting beset by native plant species. </p>
<p>It will join other recently announced projects in the area from <a href="https://archinect.com/news/article/150425135/kengo-kuma-to-design-new-mixed-use-shopping-center-for-miami-s-design-district" target="_blank">Kengo Kuma</a> and <a href="https://archinect.com/news/article/150410179/david-chipperfield-has-big-plans-for-the-expansion-of-miami-s-design-district" target="_blank">David Chipperfield</a> upon its opening in 2027.</p>

After a <a href="https://archinect.com/news/article/150396914/rafael-vi-oly-architects-resumes-construction-on-renamed-125-greenwich-street-condo-tower-in-manhattan" target="_blank">four-year hiatus</a>, the 912-foot, 88-story new landmark is drawing near completion in the <a href="https://archinect.com/news/tag/945786/financial-district" target="_blank">Financial District</a> with 272 residences. </p>
<p>Each apartment, along with the building's 27,000 square feet of upper-floor amenities spaces, features one of three (Terra, Aqua, and Stratus) earth-toned color palettes designed to match the corresponding vistas at each level. The units all have floor-to-ceiling windows. Viñoly's son Román says the project "embodies the essence of my father's uncompromising modernism," adding, "It is an elegant and powerful testament to my father's creative vision."</p>

<p>With an allotment of 398 new rental units and 160 total condominiums, the project boasts more than 700,000 square feet of usable space united by a seven-story podium with 12,000 square feet of ground-level retail spaces and another 40,000 worth of amenities offerings spread throughout three upper-level floors that connect via an elliptical central staircase feature.</p>

The project from partner <a href="https://archinect.com/news/tag/1281820/jason-long" target="_blank">Jason Long</a> at 5333 Collins Avenue will reach a height of 17 floors when it first opens to residents in late 2026. </p>
<p>A total of 73 one- and two-bedroom residences are included, oriented around creating ocean vistas and including about 20,000 square feet of amenities spaces highlighted by a speakeasy and the latest restaurant concept from celebrity chef Shaun Hergatt.</p>

<img src="https://archinect.gumlet.io/uploads/0d/0d6db07502e08e509efb46dbdf4673d9.png?fit=crop&auto=compress%2Cformat&enlarge=true&w=1200" border="0" /><p>Michael Stern, the developer of <a href="https://archinect.com/SHoP" target="_blank">SHoP</a>’s new The Brooklyn Tower (also known by its address at <a href="https://archinect.com/news/tag/739154/9-dekalb-avenue" target="_blank">9 Dekalb Avenue</a>), is facing foreclosure over a failure to pay a $240 million loan that was extended by <a href="https://archinect.com/firms/cover/42800311/silverstein-properties" target="_blank">Silverstein Properties</a> in 2019 to complete the 93-story project, according to reports from <em><a href="https://therealdeal.com/new-york/2024/03/27/michael-stern-defaults-on-brooklyns-9-dekalb-ave/" target="_blank">The Real Deal</a>.</em></p>
<p>As <em>TDR</em> pointed out, Stern is also responsible for <a href="https://archinect.com/news/tag/1193664/111-west-57th-street" target="_blank">111 West 57th Street</a>, which has had issues with <a href="https://archinect.com/news/article/150019810/nyc-s-super-skinny-skyscraper-is-fat-with-cost-overruns-prompting-a-lawsuit" target="_blank">cost overruns</a> and other legal setbacks.</p>
<p>Stern, a veteran of the city’s high-stakes recent luxury market, is known for making huge bets on his projects. Speaking for a 2020<em> <a href="https://www.ft.com/content/1f95c4fc-7eb0-11ea-8fdb-7ec06edeef84" target="_blank">Financial Times</a></em> profile, <a href="https://archinect.com/fxcollaborative" target="_blank">FXCollaborative</a>’s Daniel Kaplan said of his approach, “He’s commissioned some very good architecture. The thing that’s really interesting about him is that all the things people say you can’t do — or you can’t do for the money — he says, ‘Forget it!’”</p>

<p>A preservationist named Jorge Otero-Pailos told Kimmelman last October that new regulations are needed to “guarantee a collective experience, a sense of shared identity and civic meaning, which can bind New Yorkers across generations and centuries.”</p>

<p>The new Epicon destination follows last month’s announcement of <a href="https://archinect.com/news/article/150387069/neom-reveals-new-leyja-resort-concepts-designed-by-mario-cucinella-chris-van-duijn-and-shaun-killa" target="_blank">Leyja</a>, another hospitality project in the region. It will become the sixth development in NEOM’s portfolio, which includes the <a href="https://archinect.com/news/tag/2136661/trojena" target="_blank">Trojena</a> and <a href="https://archinect.com/news/article/150332539/saudi-arabia-is-moving-forward-with-plans-for-a-ski-resort-in-neom" target="_blank">Sindalah</a> ski and yacht resorts, <a href="https://archinect.com/news/article/150333426/neom-announces-plans-for-new-man-made-island-development-called-oxagon" target="_blank">Oxagon</a> industrial/residential tract, and the controversial 'zero-gravity urbanism' showcase <a href="https://archinect.com/news/tag/2165061/the-line" target="_blank">THE LINE</a> megacity.</p>

The 175,000-square-foot building will sit at 126 East 57th Street, comprising 175 units. Nearly all of the residences will have private outdoor terraces, creating a pixelated effect across the cast-in-place concrete façade with projections and recesses. </p>
<p>The main entrance will be located on 57th Street and guide residents through a copper, mirrored gateway into a six-story-tall atrium with views of a landscaped courtyard. A gallery continues the journey to the lobby. An alternate entrance along 56th Street will feature a porte cochere for car drop-off. </p>

<p>Marked by its intricate latticework and gentle lines, the towers make up a distinctive silhouette contrasted against the city’s <a href="https://www.theglobeandmail.com/news/british-columbia/rezoning-for-high-rises-at-odds-with-west-ends-character-critics-charge/article4785950/" target="_blank">rezoned</a> West End skyline. The new plans call for a repositioning and resizing of the towers to create less restricted views of that skyline, in addition to expanding the biophilic outdoor living and pedestrian spaces which give the overall development its green character. </p>

But both of them, like other recent transactions in the new building, closed well below their asking price.</p></em><br /><br /><p>Of all the recent sales at <a href="https://archinect.com/news/tag/1024510/central-park-tower" target="_blank">Central Park Tower</a>, just one was made around the asking price. At the <a href="https://archinect.com/firms/cover/51099/adrian-smith-gordon-gill-architecture" target="_blank">Adrian Smith + Gordon Gill</a>-designed luxury <a href="https://archinect.com/news/tag/13491/skyscraper" target="_blank">skyscraper</a>, which boasts the highest roof in the Western Hemisphere, <em>The New York Times</em> <a href="https://www.nytimes.com/2021/10/29/realestate/top-nyc-real-estate-sales.html" target="_blank">reports</a> three recent apartment sales well below their listed prices. An apartment listed for $78.1 million sold for $48 million; a similar-sized unit listed for $63 million sold for $40.8 million; and another listed for $14.7 million sold for $12.3 million. </p>
<p>This trend according to appraiser Jonathan J. Miller of Miller Samuel is present in other <a href="https://archinect.com/news/tag/1193666/billionaires-row" target="_blank">Billionaires’ Row</a> residences, noting that resales at other luxury skyscrapers have not held their value. “Prices in general for Billionaires’ Row peaked in 2015-2016, and since then, they have fallen 25 to 50 percent, depending on the building.”</p>

<img src="https://archinect.gumlet.io/uploads/4a/4a63f6e0f4ba3ade11724cd3bddac738.jpg?fit=crop&auto=compress%2Cformat&enlarge=true&w=1200" border="0" /><p>The <a href="https://archinect.com/features/tag/1506136/spotlight-on-miami" target="_blank">Miami</a>-based architecture, interior design, and planning firm <a href="https://archinect.com/firms/cover/29194815/oppenheim-architecture" target="_blank">Oppenheim Architecture</a> shared images of their latest luxury mixed-use project, the <em>Jewel</em>. In February 2020, we connected with firm founder <a href="https://archinect.com/features/article/150184070/searching-for-the-elemental-and-straight-forward-with-oppenheim-architecture" target="_blank">Chad Oppenheim for a Studio Snapshot interview</a>. During the interview, we discussed the firm's work and design ethos. "The practice is much more about creating a platform for expression," he shared. </p>
<p>"We started by doing projects in up and coming areas and using architecture as we way to extract the best return on investment for our clients," shared Oppenheim. "Further down, we wanted to see how architecture can be as elemental as possible. Little by little, we were brought onto projects on spectacular sites, and we wanted to make the most out of them – bringing feeling and emotion as part of our ethos."</p>

<p>The 92,000-square-foot project is wrapped in an expressive gridded structural system that takes on a woven lattice motif along the tower's upper levels. </p>

<p>Designed for developers Terra and Bizzi & Partners Development, the 200-foot-tall condo tower <a href="https://archinect.com/news/article/150099930/renzo-piano-designed-miami-beach-penthouse-could-set-florida-record-at-68-million" target="_blank">made headlines</a> in 2018 when the 18th-floor, six-bedroom, 11-bathroom penthouse hit the market at a Florida record-setting asking price of $68 million.</p>
<p>French studio RDAI envisioned the building's interior design, and Rotterdam's West 8 were in charge of the landscape design.<br></p>

<p>The residential tower stands prominently alongside neighboring condo towers and other notable Miami structures like the Miami World Center and the Patricia and Phillip Frost Museum of Science. Standing at 709 feet (216 meters), the 62-story tower's design reminds us of Hadid's love for combing angles with curves, and of her penchant for elegantly crafting buildings of massive scale. Yet, rather than merely highlighting the laundry list of superlative stats embodied by the project, let's appreciate the structure's design by working our way from its exterior to its interior. </p>

<p>The 131-floor, 179-unit complex, created for developer <a href="https://archinect.com/firms/cover/55051476/extell-development-company" target="_blank">Extell</a>, now reigns as the tallest residential building in the world, New York Yimby <a href="https://newyorkyimby.com/2019/09/central-park-tower-officially-tops-out-1550-feet-above-midtown-becoming-worlds-tallest-residential-building.html" target="_blank">reports</a>. Wrapped in rippled floor-to-ceiling blue-glass curtain walls, the tower is one of several new supertall structures currently under construction at the southern end of Central Park. </p>

Stern Architects, four more units officially sold, including New York City’s most expensive closing in May: a three-bedroom aerie for nearly $26.5 million.</p></em><br /><br /><p>The <em>NYT</em>'s Vivian Marino provides an update on the biggest recent luxury real estate transactions in New York City with notably pricey purchases at <a href="https://archinect.com/firms/cover/33199/robert-a-m-stern-architects" rel="nofollow" target="_blank">Robert A.M. Poking up above the Manhattan skyline like etiolated beanpoles, they seem to defy the laws of both gravity and commercial sense. They stand like naked elevator shafts awaiting their floors, raw extrusions of capital piled up until it hits the clouds.</p></em><br /><br /><p>In his latest long-form piece, <em>The Guardian</em> architecture critic Oliver Wainwright shows how the advent of the new 'pencil tower' building type is rapidly transforming New York City's skyline, digs in the history of zoning laws, and explains how "air rights" allow (an abundance of) cash to buy a piece of the Manhattan sky.<br></p>
