Kengo Kuma to design new mixed-use shopping center for Miami's Design District

Kengo Kuma Associates has shared the announcement of a new mixed-use project in the Miami Design District.

The MIRAI Design District is a $1 billion development to be realized at 65,000 square feet with 16,000 square feet of ground-floor retail and another 40,000 square feet of high-end offices located above.

The development's marketing arm describes the spaces as "each in meticulously curated, modular bays for luxury brands and trophy offices," designed to "allow each brand its own identity."

From there, a "series of micro-experiences" will define the concept, which is located at the intersection of Northeast 42nd Street and 2nd Avenue. The building's two main transparent mesh facades are angled to create a mix of shadows and greet users from different angles, while the shops underneath are serviced by a wooden soffit pedestrian walkway.

AMO reveals unique retail spaces for Jacquemus' Paris and London expansions

A splashy collaboration between AMO (the research arm of OMA) and the French fashion house Jacquemus is making the scene in Paris and London this season thanks to the dynamic duo of OMA partner Ellen van Loon and Giulio Margheri.

Located inside the iconic Parisian department store Galeries Lafayette Haussmann and the equally posh London’s Selfridges and Harvey Nichols outfitters, the stores first premiered in July and were inspired by a deep dive into the brand’s origins, according to the design team.

“We wanted to capture the atmosphere of Provence through the materiality of the spaces,” van Loon says. “[That] led us to approach the design in a different way altogether. Instead of working with form and deciding on the materials afterwards, we chose the materials at the outset and let them guide the shape of each space.”

Save Britain's Heritage details threats faced by landmark department stores

At least 18 “high street titans” – architecturally significant department stores that have fallen victim to profound changes in shopping patterns – are at risk of being permanently lost, according to a new report. But these “cathedrals of commerce”, as Émile Zola described them in his 1883 novel The Ladies’ Paradise, should be granted new lives – as art galleries, residential housing, community hubs and social spaces, says Save Britain’s Heritage.

The report Departing Stores: Emporia at Risk details the threats to department stores across the UK and what can be done to save these spaces. It covers 46 landmark department stores in town and city centers, some of which have been restored or developed while maintaining their architectural heritage. Others, however, have been left vacant and are at risk of decay or demolition. In addition, according to the British Retail Consortium and Local Data Company, there were 237 vacant department stores in the UK as of mid-2021.

The popularity of department stores has sharply declined with the proliferation of online shopping, which was exacerbated by the onset of the pandemic. The Guardian notes that in the first quarter of 2021, overall retail vacancy sat at a five-year high of 14.1%. In defense of department stores, the report hails their architectural and historical merit. OMA completes otherworldly Galleria department store in Korea

After being commissioned in 2016, OMA recently completed the sixth and largest location for upscale South Korean department store Galleria in Gwanggyo, a new town just south of Seoul. The building features multi-faceted glass protruding from a textured mosaic stone facade, which echoes the landscape of the neighboring Suwon Gwanggyo Lake Park. This distinct stone-like appearance “makes it a natural point of gravity for public life in Gwanggyo,” OMA says.

As visitors walk along the public route that was “excavated” from the stone building, they will encounter retail spaces and cultural activities like exhibitions and performances that form a “Public Loop.” They can also peer through the multi-faceted glass facade to see views of Gwanggyo. The route eventually leads to a roof garden.

Can nostalgia preserve the legacy of retail spaces in America?

Architecture and nostalgia share a special relationship. Designs trends and building techniques that thrived during their heyday may not receive the same response decades later. However, one must not underestimate the following of these seemingly "outdated" designs. As the world continues to transition into a hyper-digital world, can nostalgia save the livelihood of retail shops and of retail design overall?

Kelsey Lawrence of The New York Times recently wrote an article addressing the public's attempt to preserve and cherish the quickly vanishing presence of retail spaces and big-box stores. According to Lawrence, forums and private discussion groups on Reddit and Facebook have attempted to catalog and archive these fading brick-and-mortar spaces. Shopping just isn't what it used to be

During the 1970s and ’80s, the sophisticated shopping experience was not branded in efficiency or self-denial or schemes devised in investment banks. Dean & DeLuca was itself a work of art. This was also true of Barneys, another institution born of the ethos that shopping was an act of self-actualization. Now both institutions find themselves in financial free-fall.

Ginia Bellafante of The New York Times pens a sombre remembrance for the gold old days of shopping, when "demand was not so obviously engineered," and purchasing life's necessities constituted a social act.

The missive is inspired by the recent financial collapse of high-end grocer Dean & DeLuca and the fashion brand Barneys, two design-forward, trail-blazing New York City institutions that have fallen pray to contemporary economic pressures. The changing nature of shopping and the effects of those shifts on so-called "shopping architecture" are a significant and important element of contemporary life.

Amazon's new pop-up strategy draws attention to the changing retail environment

Amazon, the giant online retailer, is closing all 87 of its U.S. pop-up kiosks, which let customers try and buy gadgets such as smart speakers and tablets in malls, Kohl's department stores, and Whole Foods groceries. It's the latest change in Amazon's bricks-and-mortar retail strategy, which includes bookstores, grocery stores, and cashier-less stores.

Amazon has been a frequent headliner in the news as they prepare for headquarter expansions and retail store changes. However, despite its popularity and rapid consumer fulfillment process, Amazon has decided to discontinue its pop-up kiosk program. A spokesperson from Amazon shared that the decision was based on "creating thoughtful decisions on how to better serve their customers." In place of the pop-up kiosks, the company has expressed its focus on expanding Amazon Books and Amazon 4-star stores. This transition in retail strategy will allow Amazon to focus on a broader selection of products while putting more attention towards customer experience.

Mallification: The shopping mall isn't so dead after all

Zaha Hadid Architects designed the newly opened CityLife Shopping District in Milan, as part of the larger CityLife redevelopment that is expected to welcome over 7 million visitors annually when it's completed in 2020.

Located above the Tre Torri station on the M5 line of Milan's Metro network, the 32,000m² shopping district combines a new public park with indoor and outdoor piazzas, a food hall, and variety of shops, restaurants, cafes, and a cinema, as well as health and well-being facilities. Directly above the district is the 44-story Generali Tower that will be occupied by the insurance company's Milan-based staff of 3,000 in 2018.

LEONG LEONG designs Everlane's first flagship store in New York City

Known for their high-quality fashion basics and “radical transparency” ethos, hip online brand Everlane is increasing their real-world presence with their first brick-and-mortar store in New York City. Opening early this month along Prince Street in Nolita, the Everlane store was designed by LEONG LEONG, who has previously designed stores for brands like Philip Lim and Siki Im.

Leong Leong worked with Everlane to create the 3,000 square-foot flagship, which evidently reflects the brand's pared down aesthetic and also features “soft technology” to bring the seamlessness of online shopping into a physical environment.

Portuguese vintage clothing label Mão Esquerda Vintage has a new shop nestled in the 19-square-meter ground floor of a historic building in Porto. Refurbished by Atelier Gustavo Guimarães, the intimate space shows off trendy minimalist aesthetics fused with the “raw, traditional vibe” of Porto.

Working with the irregularities of the slender space, the Gustavo Guimarães team's objective was to create a flexible design that can display a large, eclectic collection of vintage clothes.

Easton Helsinki, a shopping centre by Lahdelma & Mahlamäki in Itäkeskus, Helsinki, opened its doors to the public today. The 66,000m2 development is the first phase in a larger urban plan and looks to celebrate the identity and culture of Helsinki’s eastern districts. The project idealistically and physically centres itself around food, bringing together local vendors and businesses at the heart of the shopping centre; at the same time introducing in a much more varied commercial programme around this. Whilst become a beacon to those on the motorway, the shopping centre takes a much more calm approach when viewed from the street, with its gently undulating façade of ceramic tiles taking on the local red-brick aesthetic and sitting comfortably within the urban scale.

Death is in the details: photographic survey of a mall about to be torn down

Its architecture is painfully lost in its own time and its updates only confuse by neither integrating well into the original structure or standing out as truly contemporary. The pink kiosks, orange tiles, teal chairs and green paneled rooms, the purple plush seating in the JC Penny dressing room, and the bright blue tiered entryways are, along with other decor flourishes, seemingly random, with no coherent pattern.

Declaring that "the dying mall narrative" already peaked a few years ago, Tag Hartman-Simkins decides to photographically zero in on the details of an old mall in Galesburg, Illinois that is about to be torn down and replaced with an updated, outdoor mixed-use space. His careful observations of everything from the floor tile to the overhead music to the way mirrors are arranged in dressing rooms create a nuanced and affecting portrait of long gone times.

Indoor malls are out as LA's brick-and-mortar shopping centers get renovated

Sometime in the not too distant future we will look back at traditional malls as an anachronism – something that started with the post World War II move to the suburbs, peaked in 1990, and faded away, according to the billionaire Los Angeles developer Rick Caruso, whose properties include the Grove and the Americana at Brand.

Millions of dollars are being spent on refurbishing and renovating malls in Los Angeles in an attempt to offer online shoppers an incentive to go outdoors. According to this report by KPCC, the big-league mall masterminds, including Grove guru Rick Caruso, are purposefully trying to redesign malls to center around activities like eating and socializing, experiences which are arguably better in person (and which indoor malls frequently sequester to dimly lit food courts). Although many are predicting the outright death of indoor malls, others are simply repurposing them into religious centers, hospitals, and occasionally dwellings in housing-crisis plagued cities.

Many local architects complain that these high-end follies are not serious architecture, but gimmicky flash. In many cases they are right. But that’s O.K. Form, as any architect will learn, follows function. In this case it’s selling a name and a mystique.

Sam Lubell visited Tokyo for some "architectural shopping", taking in the works of many architecture stars (including Herzog and De Meuron, Toyo Ito, Sanaa and MVRDV), for global luxury brands. Thus the requisite trips to sites in Omotesando and Ginza.
