Gensler will overhaul JPMorgan Chase's aging Chicago headquarters in the South Loop

Gensler has unveiled plans for a major renovation of JPMorgan Chase’s 55-year-old Chicago headquarters in the South Loop that will transform the building into a new state-of-the-art workplace aimed at fostering collaboration and ushering the bank’s over 14,500 local employees into what the company calls the “future of work.”

The 60-story tower was originally designed by C.F. Murphy Associates and Perkins&Will and currently is home to 7,200 workers.

Google unveils updated renderings for Thompson Center rejuvenation

New renderings for Google’s $280 million redevelopment of the Helmut Jahn-designed James R. Thompson Center in Chicago have been released by the company ahead of the start of construction activities early next year.

The announcement was made via Google’s The Keyword blog and appears to show improvements to the ground-level plaza area, facades, and HVAC system, minus the significant alterations to the atrium that were first detailed by Chicago Sun-Times columnist Lee Bey back in October.

The existing colonnade and plaza at street level will be redesigned to allow for more food, beverage, and retail opportunities, along with seasonal activations for the public. JAHN, its original architect, will lead the overhaul in line with Google’s pledge to deliver a LEED Platinum and all-electric building. Major demolition plans announced for Thompson Center facade and atrium

Significant alterations to the exterior of Helmut Jahn’s aging James R. Thompson Center have been revealed inside of planning documents submitted for Google’s forthcoming $280 million renovation of the landmark former government office building in Chicago.

The building’s glass facade and atrium will now be demolished in its entirety at a cost of $6 million, according to permitting documents issued by the city’s Department of Buildings on October 13th. Lee Bey was first to report the news in the Chicago Sun-Times Tuesday when a spokesperson for the tech giant promised a formal announcement could come “within weeks” as the planning process moves along.

Landmarks Illinois’ President and CEO Bonnie McDonald told Bey the demolition would “add to the waste stream” of the building’s carbon lifecycle, though did admit the reuse plan was a “big win” over previous fears it would either be razed or topped by a new supertall construction.

U.S. colleges eye unused office buildings for academic adaptive reuse

U.S. colleges are taking advantage of a post-pandemic increase in affordable, unused offices by purchasing such properties for educational use, according to reporting by The New York Times. Since 2018, numerous higher education institutions in the U.S. have been acquiring office buildings, with 49 private and 16 public institutions making such purchases, as per data from real estate services company JLL.

“For schools seeking to expand, or just beef up their real estate portfolios, the purchases can be a bonanza,” The Times explains. “With the office market in a slump, they have bought buildings at bargain prices. Renovations are usually needed, but a makeover is typically not as expensive or as time-consuming as building from scratch."

Gensler Principal and Studio Director Steven Paynter sat down recently with financial news service Marketplace.org to detail his firm’s year-old proprietary office conversion metric, a unique tool that has become indispensable as the industry looks to position itself for the mass-scale nationwide surge in the conversion market expected for the coming decade.

Paynter had previously revealed the metric’s surprising findings that only about 30% of commercial buildings have the ideal structural prerequisites (e.g., window depth, floor plates, and ceiling heights), essentially doubling down on his original claims with added details as to the so-called “Goldilocks” zones architects look for when looking at structures for a residential conversion.

UNStudio refurbishes former banking HQ in Eindhoven

UNStudio has just unveiled a completed redesign of a former bank headquarters building called Fellenoord 15 in the Dutch city of Eindhoven.

The project transformed the former Rabobank HQ into a 32,000-square-meter (344,440-square-foot) governmental facility equipped with the latest building management technology and capable of hosting more flexible work concepts that are better constituted for the demands of our century.

Taking the shell of the existing building, UNStudio says they were able to save roughly 40% of the CO2 footprint required by new construction. Its design enables the use of a new public space between the building’s entrance and the adjacent bus station. A series of high-tech sensors decreases energy consumption while increasing the efficiency of workers’ use of the building through data.

Downtown LA's U.S. Bank Tower completes two-year overhaul (bye-bye, Skyslide)

Silverstein Properties has just completed its overhaul of the Pei Cobb Freed & Partners-designed U.S. Bank Tower in Downtown Los Angeles.

The two-year, $60 million project issued major upgrades across 35,000 square feet of the building while installing a new entrance lobby and amenities-laden 54th-floor Vista feature. Jeffrey Beers International and A+I were in charge of leading the redesign, which also removed the 69th-floor Skyslide attraction that was first installed in 2018.

“The U.S. Bank Tower is a landmark in Downtown Los Angeles,” Silverstein Properties Chairman Larry A. Silverstein said in a statement. “We have reimagined the building with spaces and amenities that reflect the new way of working. We want to ensure it remains a beacon of the business district and also contributes more broadly to a thriving downtown — one of the best places in LA to work, live, and visit.”

Gensler estimates that only 3 out of 10 office buildings are eligible for conversion. The pitfalls of mass-scale conversions remain impediments even as architecture firms are earning more from renovations than new buildings for the first time. In the last two years alone, office conversions have jumped by 25%, with an estimated 77,000 apartments currently under construction, according to November data from RentCafe.

"If we can find the perfect buildings for conversion, you start to be able to correct the market, you start to be able to bring people back to neighborhoods," Paynter said to Business Insider. "And then, actually, the demand for the remaining office buildings goes up, because you're creating scarcity by taking some out of the market."

New data reveals the growing state of adaptive reuse residential conversions nationwide

In the last two years, apartment conversions jumped by 25% compared to two years prior. More precisely, this increasingly popular real estate niche brought a total of 28,000 new rentals in 2020-2021, well above the pre-pandemic years of 2018-2019 when 22,300 apartments were brought to life through adaptive reuse.

The new data set from real estate researchers Yardi Matrix gives some additional context to the information in yesterday’s 2022 AIA Firm Survey, which said that almost half (48%) of all projects currently being pursued by U.S. firms involve the renovation, rehabilitation, extension, or preservation of existing buildings.

An analysis of the data (which only concerns residential construction) shows that adaptive reuse schemes more than doubled (10% compared to 25%) the growth rate of new apartment construction in the country since the beginning of 2018.

The figures include an unsurprising 43% jump in the conversion of office buildings into apartments between 2020-2021 and 2018-19, representing some 40% of the whole. MVRDV has offered an insight into their recently-completed interior redesign for Shopify in Berlin. The 1,000-square-meter (10,700-square-foot) renovation began before the COVID-19 pandemic but was heavily altered mid-construction to respond to post-pandemic work trends.

Adopting the view that individual tasks would continue to be fulfilled remotely, the pivot in Shopify’s renovation sought to maximize the building’s potential as a “base for working collaboratively with others, brainstorming new ideas, and engaging in the company’s vibrant culture.”

Architects earn more from renovations than new builds for first time, fueled by workplace revolution

Architecture firms are billing more from reconstruction and renovation projects than they are from new builds for the first time; a milestone driven by soaring demand for office renovations. In the 20 years that the AIA has been collecting data on billings for renovations versus new build projects, the share of billings received from renovations has been consistently rising for over a decade, suggesting the new milestone is not entirely attributable to the COVID-19 pandemic.

Throughout 2021, works to existing facilities reached 52% of architecture firm billings. According to AIA Chief Economist Kermit Baker, one quarter of works to existing facilities comprise adaptive reuse, with another quarter owing to conversion and basic interior modernization. 18% comprises tenant fit-outs while adding usable space and upgrading building facades or systems each comprise 10%.

UN Studio brings a responsive solar skin to an existing office tower in Seoul

Dutch architects UNStudio have recently completed the top-to-bottom renovation and re-skinning of an existing office tower in Seoul for corporation company Hanwha.

The eye-catching project is notable due to the fact that the extensive renovation and re-cladding were executed while the building remained occupied by the company and its workforce. According to a press release describing the project, construction teams worked three floors at a time, starting at the ground floor lobby and surrounding landscaped spaces and moving up to the tower's new top-floor restaurants and office suites.

Gansam Partners served as the Executive Architect while Loos van Vliet provided landscape design services for the project. Additionally, ARUP Hong Kong provided facade and sustainability expertise and AG Licht acted as lighting consultant.
