Central Park Tower penthouse lists for a record $250 million in Manhattan

High rollers in the most expensive residential market in the country now have the chance to own its highest-elevated piece of real estate as the penthouse apartment in Adrian Smith + Gordon Gill's record-breaking Central Park Tower is now up for sale in Manhattan.

The asking price for the triplex unit occupying the 129th–131st floors is reportedly $250 million, easily doubling the $169 million listing price that the 96th floor unit in Rafael Viñoly’s troubled 432 Park Avenue tower commanded when it hit the market a year ago and surmounting the $238 million figure hedge funder Ken Griffin paid for his 220 Central Park South penthouse in 2019.

Studio Gang’s first foray north of the border has produced a noteworthy new design in the form of Toronto’s One Delisle.

The residential tower is scheduled to be completed in 2026 and will feature a collection of penthouses on the upper three floors each spanning either one-half or one-third of the dynamic, 16-sided facade.

The studio drew its inspiration for the distinctive penthouse terraces from a traditional German beach chair design called a Strandkorb. Each outdoor space is protected by the building’s unique architecture, allowing for a year-round experience in tune with the local climate and lifestyle.

On the interior, each unit features a natural stone fireplace and wine cabinets that stand out among the open floor plan and sleek island-centered kitchen.

Hedge funder Ken Griffin has closed on a massive penthouse at 220 Central Park South, paying a record-shattering $238 million, according to sources familiar with the deal. The Citadel founder has long been rumored as the buyer of the condominium’s most lavish spread — a 23,000-square-foot quadplex encompassing the 50th through 53rd floors of the limestone tower, developed by Vornado Realty Trust and designed by Robert A.M. Stern. The asking price was $250 million.

After Ken Griffin dropped a sweet quarter billion on his new NYC digs, he didn't appear entirely penniless and recently secured a few other neat places to crash when traveling to London, Chicago, or Miami. "Earlier this week, he reportedly scooped up a house in London for around $122 million," reports The Real Deal. "In 2017, he shelled out $58.75 million for several floors of No. 9 Walton, a condominium in Chicago, and in 2015, set a record in Miami be shelling out $60 million for a penthouse at Faena House."

The home also features a number of custom details including a spiral staircase of stainless steel, stone and glass that will connect the three levels; a fireplace framed by Pietra Cardosa stone and artisan plaster; and a seamless kitchen that features a sliding countertop island by the Italian brand Minimal.

As the brand-new rendering above shows, the luxury condo tower designed by Jean Nouvel will boast an unusual amenity: floors 2, 4 and 5 of 53W53 will serve as new gallery levels for the Museum of Modern Art when construction is completed. Additionally, according to a fact sheet, "benefactor W53 MoMA membership runs with each residence, and includes curated benefits and the potential for the building to host private events in the museum's sculpture garden." The tower, which is slated to top out at 1,050 feet, will be home to 145 residences ranging in size from one to five bedrooms, with a few private-elevator-accessible penthouse suites.

The SP_Penthouse in Sao Paulo isn't Don Draper's never-before-seen getaway from a lost episode of “Mad Men”, although it can surely pass as a set for the TV show with all those modernist furnishings. Since Studio MK27 completed the polished abode last year, it has gained recognition in notable design competitions like the 2016 AZ Awards and the latest INSIDE: World Festival of Interiors shortlist. The designers have been in the global spotlight as well for other Sao Paulo projects like the Cultura Bookstore.

Led by Studio MK27's Marcio Kogan, Diana Radomysler and Luciana Antunes, the firm's main objective was to create spatial continuity and a “cozy and solemn atmosphere” throughout the three-floor penthouse, they state. “Infinite circulations accentuate the fluidity between the spaces and configure functional pathways.” But careful architectural details and furnishings make all the difference, giving every space its own character.
