New details emerge for One Beverly Hills plan in L.A.

The design details for RIOS, Kerry Hill Architects, and Foster + Partners’ upcoming One Beverly Hills development have been updated in Los Angeles

What are going to be the two tallest structures in the neighborhood (at 32 and 26 stories apiece) will be joined by a new two-story conference center located on the site’s northern side adjacent to the new Wilshire Building.

The presentation also details the inclusion of a landscaped component between the new Santa Monica & Garden Residences. That joins another 8-acre botanical garden included as part of the plan’s 10-acre open space design. The landscaping follows a "California Drape" pattern that will envelop the site, connecting the built forms with nature in an "ecological celebration" of the Golden State's natural beauty.

Foster + Partners has unveiled a new resiliency-based master plan for the low-lying Gaafaru Island in the Maldives. The plan addresses the existential crisis posed to the island by climate change, providing "holistic" solutions along multiple fronts where there is a need for a better economic and environmental way forward.

Foster + Partners reveals Seoul ‘live-work’ tower with bay window facade

Foster + Partners has unveiled its design for a new high-rise “live-work” building in Seoul, South Korea. The 14-story building, on a corner plot in the city’s Dosan-daero Road, is intended to “cater for a highly personalized approach to business hospitality.”

The scheme includes twelve whole-floor units with personalized spaces for working and entertaining as well as private rooms for relaxation. Each unit contains a personal vault and access to a luxury lounge area, where owners can securely view and display belongings to guests. The vaults also include private dining rooms, bars, and a wine cellar, while a wellness level on the floor below offers a spa, pool, and luxury treatment areas.

Port Authority signs on to Foster + Partners' $10 billion Midtown Bus Terminal replacement plan

The Port Authority of New York and New Jersey, in conjunction with the Federal Transit Administration (FTA), has announced the signing of the final environmental impact statement (EIS) for the revised Midtown Bus Terminal replacement plan from Foster + Partners and Epstein.

The $10 billion project, which was last updated in February, calls for a 2.1-million-square-foot terminal to be delivered in phases over four years with an eventual 2032 completion. The plan will partially close 41st Street between 8th and 9th Avenues. A temporary facility will come online by 2028. The terminal currently services around 100,000 passengers per day.

Foster + Partners' revised Television City modernization plans gets go-ahead from L.A. City Planning

The large-scale modernization of CBS Television City in Fairfax, Los Angeles led by Foster + Partners is moving forward with an endorsement from the Los Angeles City Planning Commission. The revised version of the $1 billion project, which preserves existing William Pereira-designed heritage structures, is now less its originally proposed 15-story office tower component. The new plan results in shorter commercial buildings along Fairfax Avenue and a maximum of 500,000 square feet for general office space with another 712,000 square feet used for productions.

RIOS and Adamson Associates are included as part of the design team. Opponents had been claiming the project violated local zoning mandates. It has been in operation since 1952. Multiple outlets have said construction is expected to be complete by the end of 2028.

Today marks the grand reopening of the Transamerica Pyramid Center in San Francisco, California, following a $400 million redevelopment project from developer SHVO in partnership with Foster + Partners.

The 853-foot masterpiece William Pereira first bequeathed to the city in the summer of 1972 is now revitalized with modern-day amenities and a new lobby that once again matches his design’s original intentions while better integrating the building with civic life along the ground level.

Plans for a 54-story mixed-use tower from Foster + Partners in Miami are coming into focus with the release of new concept renderings depicting a new headquarters for the hedge fund Citadel. The tower will reportedly include 212 hotel rooms at its uppermost levels, preceded by a 34-floor office component and supporting retail spaces. Local outlets have reported its planned height is 1,032 feet, which would make it the second tallest building in Miami behind the forthcoming Waldorf Astoria Hotel and Residences from Carlos Ott.

Promising it will deliver a "truly innovative approach to airport design that reinvents the passenger experience at every level," Foster + Partners has signed a partnership agreement with Saudi Arabia for the next phase of the master plan for Riyadh’s King Salman International Airport after winning an international competition for its design in December 2022.

The airport, which is set to become one of the world's largest, bolsters the Saudi capital's position as a logistics hub with seven terminals and a capacity for 100 million annual travelers by the year 2030.

Within it, a 4.6-square-mile tract for residential and recreational facilities, retail outlets, and other airport operations/logistics will link back through a looping green corridor. The LEED Platinum plan will enhance connectivity to public transit and the city. Foster + Partners is also currently tendered to other aviation projects in Dubai, Cambodia, and the country's Aseer region.

A brand new apprenticeship opportunity will grant aspiring workers in the UK's architecture industry the chance to learn professional model-making skills in an initiative chaired by Foster + Partners in collaboration with a group of other British universities and design firms. The three-year Trailblazer Group program is officially a Level 6 qualification (equivalent to a bachelor's degree).

Apprentices will earn a salary and other benefits while they learn. As the firm's announcement notes, this is meant to spur greater diversity in the profession. The plan from Kohn Pedersen Fox for a major redevelopment of the 42-story Norman Foster-designed 8 Canada Square tower in London (opened in 2003 and currently leased by HSBC) has gone public for the first time.

Foster + Partners and Arup have announced the first four designs for the hotly anticipated California High-Speed Rail as part of a series of open house sessions currently being undertaken with key stakeholders across the state’s Central Valley region. The first set of designs will stand as models for all future nodes in the 500-mile linkage that connects San Francisco to Los Angeles/Orange County.

Real estate developer and operator Brookfield Properties has today announced the launch of two pavilions, one designed by Foster + Partners and the other by NEON, as part of the London Festival of Architecture (LFA).

“Radial” by Foster & Partners and “Squiggle” by NEON are located outside of two of Brookfield Properties’ key London office buildings. They were designed as landmarks, inspired by themes of circularity, community, and sustainability. The structures respond to the LFA’s theme of “Reimagine,” in which they utilize everyday materials in innovative ways to encourage reflection on material recycling, reuse, and climate change.

Foster + Partners' CBS Television City redevelopment plan clears major planning hurdle in LA

The proposal from Foster + Partners to author a major redevelopment of the CBS Television City campus in Los Angeles' Fairfax District has cleared a vital hurdle after local planning officials certified an EIR last month for the $1 billion project. Once it is completed, the project will yield more than 1.7 million square feet of state-of-the-art facilities, including new sound stages, office suites, a retail component meant for the 25-acre campus perimeter, and the first all-electric production studios in the city.

William Pereira's original 1952 buildings will also be preserved through the effort. Beverlypress.com, which first reported the news last week, says: "The project will next be heard on Sept. 12 by the Los Angeles Planning Commission." A pair of interlocking high-end residential and hotel towers designed by Foster + Partners recently held its official opening ceremony in Dubai.

Rising to 30 and 31 stories, respectively, The Lana and The Lana Residences demand their presence on the skyline of the Marasi Marina waterfront, located between downtown Dubai and the Dubai Design District.

The Foster + Partners-designed China Merchants Bank Headquarters in Shenzhen has topped out. The office tower forms part of a wider mixed-use development, which, when completed, will form a “new city quarter” in Shenzhen.

Externally, the tower is clad in glass and stainless steel, the result of an “iterative modeling process to minimize the energy consumption of active systems by carefully balancing solar shading, daylight and thermal loads,” according to the team. The tower’s north facade is inspired by rock formations in China with stacked bays varying in height, while the south-facing facade is inspired by the geometries of traditional paper folding.

Named VELA and VELA VIENTO, derived from the Latin words for ‘sails’ and ‘wind’ respectively, the design of the towers echoes the architectural language of the firm’s previous waterfront tower The Lana, which sits nearby.

The newly proposed $1 billion "vertical creative office" is meant as an office for tenants in Hollywood's creative content industries.

Foster + Partners is working on a new smart city design with actor Idris Elba for a coastal island off the shores of Sierra Leone. The news was reported by the BBC on Sunday, when the plan was revealed for the first time after five years of planning.

Sasaki Associates will collaborate with the firm, Elba, and his business partners at the Sherbro Alliance Partners (or SAP). Their plan is to preserve nature areas on the 230-square-mile Sherbro Island (which has roughly ten times the land area as Manhattan) while enacting a new "eco-city" capable of supporting up to one million residents.

The UK’s Architect's Journal has reported that Foster + Partners is working on the design of a 2-kilometer-high (1.2-mile-high) skyscraper in Riyadh, Saudi Arabia. If delivered, the scheme would be the tallest building in the world, double the height of the Burj Khalifa, which currently holds the title.

According to AJ’s reporting, the development is backed by Saudi Arabia’s Public Investment Fund, with “international design names” such as SOM also previously linked to the project. The scheme is reported to be sited close to the King Khalid International Airport, whose design is being overseen by Foster + Partners. When completed, the 14,000-acre complex is expected to be one of the world’s largest airports.

The Port Authority of New York and New Jersey has published revised plans for the new Midtown Bus Terminal. The scheme, designed by Foster + Partners, will replace the existing terminal that opened in 1950.

The $10 billion facility will include a 2.1 million square foot terminal with a separate storage and staging building and new ramps leading directly in and out of the Lincoln Tunnel. The revised plans will also include the permanent closure of a portion of 41st Street between Eight and Ninth avenues, as well as a central main entrance, more street-level retail, and a multi-story indoor atrium and new public open space.

The RIOS and Foster + Partners-led One Beverly Hills development in Los Angeles has broken ground on a 50-month construction phase that will result in one of the country’s most expensive residential developments upon its opening in 2028.

The 17.5-acre development will connect the Beverly Hilton and Waldorf Astoria with two 28- and 31-story condo towers and an 8.5-acre botanical garden designed by RIOS. It had been plagued by criticism over its lack of an affordable housing component. Construction is underway at Foster + Partners’ Techo International Airport in Cambodia. Located 16 miles south of central Phnom Penh, the project seeks to embody “a strong sense of place, drawing inspiration from one of the oldest civilizations on earth, inspired by its vernacular forms, and responsive to the tropical climate.”

The terminal comprises a central mass flanked by two aerofoil-shaped piers on either side. The central mass contains all passenger processing, security and immigration, and retail elements under an overarching roof canopy that stretches from the drop-off to the airside. The roof canopy itself is comprised of a lightweight steel grid shell with a screen to filter daylight into the terminal space.

Site preparations begin for Norman Foster’s One Beverly Hills

Site preparations are underway in Los Angeles in advance of the 50-month construction phase that will bring the Foster + Partners-designed One Beverly Hills residential towers to a plot adjacent to the Beverly Hilton and other area hospitality icons.

Gensler is serving as the project’s executive architect while RIOS has been contracted to deliver the landscaped portion of the design, which occupies the total 17.5-acre site that includes another 8.5-acre botanical garden in compliment of each tower’s biophilic terraces.

The project will be realized at 28- and 31-stories, respectively, making them the tallest design in Beverly Hills since the Bank of America building at 9454 Wilshire Boulevard opened in 1968. Foster + Partners' Three Transamerica redesign wins approval in San Francisco

New details about the planned redevelopment of the San Francisco Transamerica Center from Foster + Partners have been released following the unanimous approval of the Three Transamerica expansion plans by the city’s Parks Department and Planning Commission.

Renderings included in an Instagram announcement of the approvals from developer SHVO released yesterday show plans for a 220-foot horizontal expansion of the mixed-use former 545 Sansome St. property that results in a distinctive glass curtain wall at the base of the building’s north and west orientations. The building dates from 1930 and was originally designed by Willis Polk & Company.

A team comprising Foster + Partners, CannonDesign, and Gilbane Building Company has designed a major healthcare addition to Mayo Clinic’s campus in Rochester, Minnesota. The project, titled 'Bold. Forward. Unbound. in Rochester' features two new high-rise clinical buildings at the center of the campus.

The new buildings measure nine stories to reach a height of 221 feet, with the potential to expand to 420 feet over time. A new central point of arrival is created by the buildings, with north and south drop-offs converging at a unified main entrance.
