<p>The $10 billion plan will construct a new 2.1-million-square-foot facility in phases over four years with an eventual 2032 completion after a temporary space is built in 2028. The original structure dates to 1950 and will be upgraded with a new main entrance, added street-level retail, and a multi-story indoor atrium comparable to <a href="https://archinect.com/news/tag/525445/fulton-center-transit-hub" target="_blank">Fulton Center</a>, and new public open space. </p>

<p>The $10 billion project, which was last updated in February, calls for a 2.1-million-square-foot terminal to be delivered in phases over four years with an eventual 2032 completion. The plan will partially close 41st Street between 8th and 9th Avenues. A temporary facility will come online by 2028. The terminal currently services around 100,000 passengers per day.</p>

<p>The regeneration plan entails eight separate ‘design principles,’ among them: <em>Build on safe land, Improve circulation, Improve open spaces, Create new districts, Layer neighborhoods, Enhance connectivity at a city and neighborhood scale, and, finally, Build back</em>. Other aspects of the published scheme include the consideration of the regional architecture's traditional building scale, relationships, configurations, facades, and formal language. </p>

<p>“Radial” by Foster & Partners and “Squiggle” by NEON are located outside of two of Brookfield Properties’ key <a href="https://archinect.com/news/tag/722/london" target="_blank">London</a> office buildings. They were designed as landmarks, inspired by themes of circularity, community, and <a href="https://archinect.com/news/tag/4450/sustainability" target="_blank">sustainability</a>. Once it is completed, the project will yield more than 1.7 million square feet of state-of-the-art facilities, including new sound stages, office suites, a retail component meant for the 25-acre campus perimeter, and the first all-electric production studios in the city. </p>
<p><a href="https://archinect.com/news/tag/418921/william-pereira" target="_blank">William Pereira</a>'s original 1952 buildings will also be preserved through the effort. <a href="https://beverlypress.com/2024/05/planning-department-certifies-tv-city-eir/" target="_blank">Beverlypress.com</a>, which first reported the news last week, says: "The project will next be heard on Sept. 12 by the Los Angeles Planning Commission." <a href="https://archinect.com/firms/cover/1898/rios" target="_blank">RIOS</a> and <a href="https://archinect.com/firms/cover/150326509/adamson-associates-inc" target="_blank">Adamson Associates</a> are also included in the project team. <p>The newly proposed $1 billion "vertical creative office" is meant as an office for tenants in Hollywood's creative content industries. </p>
<p>Renderings for the replacement design showcase a high-rise structure with 360-degree views provided by its cylindrical form and punctured by a diagonal schism that contains biophilic elements and gathering spaces ribboning around the building's volume in three bands. A rooftop restaurant culminates the design at its uppermost floor.</p>

If delivered, the scheme would be the tallest building in the world, double the height of the <a href="https://archinect.com/news/tag/223781/burj-khalifa" target="_blank">Burj Khalifa</a>, which currently holds the title.</p>
<p>According to <em>AJ</em>’s <a href="https://www.architectsjournal.co.uk/news/foster-partners-behind-plans-for-2km-tall-saudi-tower" target="_blank">reporting</a>, the development is backed by Saudi Arabia’s Public Investment Fund, with “international design names” such as <a href="https://archinect.com/skidmoreowingsmerrill" target="_blank">SOM</a> also previously linked to the project. The scheme is reported to be sited close to the King Khalid International Airport, <a href="https://archinect.com/news/bustler/9016/foster-partners-to-design-one-of-the-world-s-largest-airports-in-riyadh" target="_blank">whose design is being overseen by Foster + Partners</a>. When completed, the 14,000-acre complex is expected to be one of the world’s largest <a href="https://archinect.com/news/tag/5075/airport" target="_blank">airports</a>.</p>

<p>The $10 billion facility will include a 2.1 million square foot terminal with a separate storage and staging building and new ramps leading directly in and out of the Lincoln Tunnel. The revised plans will also include the permanent closure of a portion of 41st Street between Eight and Ninth avenues, as well as a central main entrance, more street-level retail, and a multi-story indoor atrium and new public open space.</p>

The roof canopy itself is comprised of a lightweight steel grid shell with a screen to filter daylight into the terminal space.</p>
