However, check out the stadium renderings accompanying this story. Look at how big that thing is. The size almost makes the Museum Campus buildings look like neo-classical LEGO blocks in comparison. Judging from the renderings, the stadium looks pretty good as far as professional sports facilities go. It’s the right building but the wrong spot.

Bey’s effective teardown includes a slideshow of Manica Architecture’s new renderings for the reported $2 billion stadium, which replaces a scrapped plan to relocate the team to suburban Arlington Heights from its hallowed Soldier Field home.

Bey said Mayor Brandon Johnson's team "stood by as a private entity took the lead and told how the public’s lakefront would be redeveloped." The stadium is expected to be built on a three-year timeline, with the completed design made ready in time to kick off the 2028 season.

The White Sox are also mulling an upgrade closer to the South Loop that could cost upwards of $9 billion.

Chicago O’Hare $300 million airport terminal renovation breaks ground

Construction has begun on a $300 million renovation of Chicago O’Hare International Airport’s Terminal 3. The upgrades are expected to take three years and will overhaul the terminal’s infrastructure from security checkpoints to baggage claim, as well as adding amenities and improving accessibility.

Named ElevateT3, the project will include the reconfiguration of two TSA checkpoints into a single screening area, an expanded passenger corridor between concourses K and L, and the development of approximately 10,000 square feet of new concessions and amenity spaces. The terminal’s interior and exterior are also to be renovated to improve overall energy efficiency.

Tribune Tower voted Chicago’s best building in 2024

Chicago’s Tribune Tower has been voted the best building in the city by readers of Urbanize Chicago. Thousands of votes were cast in the Urbanize Chicago People’s Choice Best Building 2024, with the Tribune Tower seeing off competition from the second-place Wrigley Building.

Designed by Howells and Hood and completed in 1925, the iconic Gothic Revival building was the result of an international design competition held by the Chicago Tribune newspaper. The winning design drew inspiration from the medieval Gothic cathedrals of Europe, reinterpreting their features for a modern skyscraper.

The tower rises to a height of 462 feet, culminating in a series of flying buttresses that crown its top. The building's façade is adorned with sculptural details and stone carvings that evoke the craftsmanship of Gothic architecture.

Chicago Bears reverse suburban stadium plans, will remain at Soldier Field site under latest proposal

On Monday morning, several Chicago news outlets reported that the Bears want to form a public-private partnership with the park district to build a stadium and renovate part of Chicago’s lakefront museum campus to add more public space. That would presumably include knocking down Soldier Field, which has the smallest seating capacity in the NFL, despite Chicago being the third-largest market.

The team still owns a 326-acre land plot in suburban Arlington Heights, where they first proposed a new Manica-led retractable roof design in March of 2022.

For now, the Bears' new Soldier Field proposal is expected to cost $2 billion. Chicago Mayor Brandon Johnson said it was "a testament to Chicago’s economic vitality."

NBC Chicago reported that 80% of Chicagoans included in a recent survey would prefer an enclosed stadium at the Museum Campus, which would turn Soldier Field into a park space while retaining signature architectural elements such as its Doric colonnades.

Chicago's White Sox MLB franchise is also in the process of seeking public approvals for a new ballpark away from their traditional home on the Southside that would require a $9 billion investment.

Obama Presidential Center pushes opening to 2026, Moody Nolan's athletics center to break ground this month

The Moody Nolan-designed Obama Presidential Center Programs & Athletics Center project in Chicago’s Jackson Park has been scheduled to break ground later this month.

Project updates were reported late last week by the Chicago Sun-Times on the occasion of former President Obama's visit to McCormick Place to see a half-scale mockup of the 88-foot "Power of Words" video installation, the largest of 50 that will grace the Obama Presidential Center when it opens at a recently revised date in 2026.

The new opening date was provided by Obama Presidential Foundation CEO Valerie Jarrett in an update to local reporters. The Center is slated to include three other buildings: the main museum tower from TWBTA, a new Chicago Public Library branch, and a forum/auditorium space with an indoor winter garden, completed by Maya Lin's water garden design and a 19.3-acre landscaped design by Michael Van Valkenburgh Associates.

Construction starts at SOM-designed 400 Lake Shore Drive replacement in Chicago

The much-publicized void left behind in the wake of Santiago Calatrava’s failed Chicago Spire proposal is finally being attended to, as now the Chicago Sun-Times and other outlets are reporting on developer Related Midwest’s start of construction for the SOM-designed replacement at 400 Lake Shore Drive.

The 76-foot hole was partially filled by the 12-hour concrete pour required for the mat foundation for the two-tower scheme that will yield 1,100 apartments and the new DuSable Park at the three-acre site by Q3 2027.

Gensler will overhaul JPMorgan Chase's aging Chicago headquarters in the South Loop

Gensler has unveiled plans for a major renovation of JPMorgan Chase’s 55-year-old Chicago headquarters in the South Loop that will transform the building into a new state-of-the-art workplace aimed at fostering collaboration and ushering the bank’s over 14,500 local employees into what the company calls the “future of work.”

The 60-story tower was originally designed by C.F. Murphy Associates and Perkins&Will and currently is home to 7,200 workers.

Renderings show proposed new White Sox stadium in Chicago's South Loop

The Chicago White Sox professional baseball franchise may be moving out of the neighborhood that's been synonymous with its existence for more than a century if a proposal for a new stadium at The 78 advances to approval in the coming months.

According to the Sun-Times, Related Midwest is pushing for a “massive financing package” from the Illinois General Assembly to fund the project by the end of spring. If approved, the $9 billion South Loop ballpark project would be joined by 1,000 units of affordable housing in the “village” portion of the larger 62-acre site. The team’s current digs on the Southside would be transformed into a soccer stadium with another 1,300-unit housing component. An architect for the project is expected to be named later.

Chicago issues caisson permit for 400 Lake Shore Drive

An important milestone has been reached in the construction of 400 Lake Shore Drive in Chicago. According to Urbanize Chicago, a caisson permit has been issued, and below-grade work is scheduled to kick off early next year.

The blog reports that once that work is done, "above-grade work will start in Q1 2025 and continue through Q2 2027. Landscaping and the final completion of the tower is expected for Q3 2027."

The project had previously set a date for around December 1st for its construction to start. SOM's chairman emeritus David Childs is the designer of the two-tower scheme, which quotes the masonry and terra cotta traditions that are synonymous with the Windy City.

Google unveils updated renderings for Thompson Center rejuvenation

New renderings for Google’s $280 million redevelopment of the Helmut Jahn-designed James R. Thompson Center in Chicago have been released by the company ahead of the start of construction activities early next year.

The announcement was made via Google’s The Keyword blog and appears to show improvements to the ground-level plaza area, facades, and HVAC system, minus the significant alterations to the atrium that were first detailed by Chicago Sun-Times columnist Lee Bey back in October.

The existing colonnade and plaza at street level will be redesigned to allow for more food, beverage, and retail opportunities, along with seasonal activations for the public. JAHN, its original architect, will lead the overhaul in line with Google’s pledge to deliver a LEED Platinum and all-electric building. The “postmodern legacy” of their late founder's design will reportedly also be “honored” by retaining its 17-story atrium space — an area that became a point of contention for preservationists ...

Chicago's 400 Lake Shore Drive developers finally set a construction start date

In 45 days, the construction team will be on site to begin site clearing and mobilization. Crews will begin below-grade work, including caissons, sheeting, and the cofferdam. Work below-grade is expected to begin in Q1 of 2024 and run through Q2 2025. Once underground work is done, crews will transition to vertical construction, including concrete pours, the building enclosure, and interiors. Above-grade work will start in Q1 2025 and continue through Q2 2027.

Developers Related Midwest had initially promised a start of the project by the end of last year. Construction now will begin with the 72-story Tower One and work towards an eventual 2027 completion, ending a saga that began with the cancellation of Santiago Calatrava’s ambitious 150-floor Chicago Spire proposal in 2008.

Writing after the revised SOM plan’s approval in 2020, critic Blair Kamin said it offered a “watering-down of the project’s previously arresting skyline presence and a weakening of its contribution to a network of public spaces that was envisioned in the 1980s.”

Major demolition plans announced for Thompson Center facade and atrium

Significant alterations to the exterior of Helmut Jahn’s aging James R. Thompson Center have been revealed inside of planning documents submitted for Google’s forthcoming $280 million renovation of the landmark former government office building in Chicago.

The building’s glass facade and atrium will now be demolished in its entirety at a cost of $6 million, according to permitting documents issued by the city’s Department of Buildings on October 13th. Lee Bey was first to report the news in the Chicago Sun-Times Tuesday when a spokesperson for the tech giant promised a formal announcement could come “within weeks” as the planning process moves along.

Landmarks Illinois’ President and CEO Bonnie McDonald told Bey the demolition would “add to the waste stream” of the building’s carbon lifecycle, though did admit the reuse plan was a “big win” over previous fears it would either be razed or topped by a new supertall construction.

Closed school buildings offer a silver lining through adaptive reuse nationwide

Amid the backdrop of a national trend of tumbling enrollments, brutal pandemic-era learning losses and an ongoing flight of young families from urban centers, the dilemma of how to repurpose empty schools is that many cities face. According to the National Center for Education Statistics, about 2,200 public schools closed from 2019 to 2022. Chicago’s experiences offer some insights into what can happen to these spaces, and the communities around them, after the students get sent home.

Lamar Johnson Collaborative Associate Principal Max Komnenich tells Bloomberg the other side to the growing problem of school closings can offer a “beacon for reinvestment” given the proper incentives.

His firm’s Aspire Center conversion took advantage of a $12.5 million TIF that’s included in the larger Community Development Grant program overseen by the Chicago Department of Planning and Development. Projects geared towards workforce development are another popular solution besides the obvious need for residential conversions. According to the website Yardi Matrix, 2.9% of all newly converted housing units were created from former school buildings nationwide in the last year alone.

Villalobos Hernandez as director of its Master of Landscape Architecture and Urbanism program. “Villalobos is the first woman of color and first Latinx person to be a director of a College of Architecture program, and she will bring a deep-rooted sense of equity and justice to the program,” the institute said announcing the news.

Former Chicago Transportation Commissioner Gia Biagi joins Studio Gang in new planning role

While the city’s top transportation post remains vacant, the department’s respected former commissioner has landed a leadership post at the award-winning Chicago architecture firm Studio Gang. Gia Biagi will join Studio Gang as Principal of Urbanism, the firm announced Thursday. Biagi told the Sun-Times that under the newly-created role, she’ll lead Studio Gang’s planning and urban design work nationally.

Biagi told the Sun-Times architecture critic, Lee Bey, her work will help Studio Gang’s efforts to shape “how we think about cities, how we revitalize them, and how that connects to other important systems, whether that’s emphasizing ecology or looking at the important public policy questions on the ground.” She will leverage further experience with the Chicago Park District and the Department of Planning and Development in the execution of her duties.

Chicago Architecture Biennial announces extended dates and added partners for CAB 5

The Chicago Architecture Biennial (CAB) has just announced newly-extended dates and an additional slate of 50 contributors, bringing the total number of cultural participants to over 100 for the exhibition, which runs from September 21st to February 11th of next year.

Under the direction of the curatorial collective Floating Museum, CAB 5 will open in two phases: One, beginning next month, will hone in on select openings at sites across the city, which align with the previous Biennial’s decentralized ambition. The second, which is meant to encourage public participation, will see the activation of CAB’s other sites in coordination with exhibition programming hosted by the Graham Foundation and the Chicago Cultural Center.

Theaster Gates’ Rebuild Foundation adds to leadership team in Chicago

The celebrated ongoing restoration of Chicago’s St. Laurence elementary school by the Theaster Gates’ Rebuild Foundation has added new leadership to support the $10.35 million project, which broke ground on the city’s South Side in May 2022.

The Foundation shares that Nonprofit Operations Strategist Racheal Allen, Special Collections Librarian Heather Hummons, and Director of Finance Mileak Harper have all been hired in support of the initiative, which seeks to “[support] artists of color and their livelihoods, while bringing new cultural resources into the South Side community.”

Once completed the project will deliver a total of 40,000-square-feet 40,000 square feet of artist studios, co-working floors, a research archive, classrooms, and spaces dedicated to various objects from the Foundation's own collection.

Research from Northwestern University finds the drastic effects of 'underground climate change' in downtown Chicago

“Underground climate change is a silent hazard,” he said. “The ground is deforming as a result of temperature variations, and no existing civil structure or infrastructure is designed to withstand these variations.”

NBC Chicago reports on research from Northwestern University Assistant Professor of Civil and Environmental Engineering Alessandro Rotta Loria and his findings on the effect of density and subterranean heat in the city’s downtown Loop, where temperatures have been shown to be 10 degrees Celsius higher than in Grant Park and another 25 compared to outlying areas.

Loria called the phenomenon “subsurface heat islands.” Chicago’s clay underpinnings are wilting under the change, causing a sink of up to 8 millimeters, or more than four times the 1 to 2mm sink found by researchers in Manhattan recently (Chicago also has a deeper bedrock). Preventative thermal upgrades must be enacted, and mitigating the effort will also require the use of heat recovery technologies, according to the study.

Former Chicago nightclub where House music was born is now a designated landmark

A one-time nightclub where the roots of house music spread from a group of Chicago DJs to worldwide prominence is now an official city landmark. [...] “The Warehouse at 206 South Jefferson is where Black and Brown Chicagoans celebrated life and love and the birth of house music, a genre that has taken over the globe [...] The Warehouse is where Frankie Knuckles, a Grammy winner and proud openly gay Black man, created a safe space for everyone.”

The Chicago City Council approved a landmark designation on Wednesday, June 21st, for The Warehouse at 206 S. Jefferson Street in the city’s West Loop. The three-story structure, built in 1906, served as a dance club between 1977 and 1982.

It was where world-renowned artist and House pioneer Frankie Knuckles served as the club’s resident DJ, who used the space to develop and popularize the genre. The club became a safe space for Chicago’s Black and Latinx LGBTQ+ communities. The venue closed in 1983 due to safety concerns.

Today, the building is home to law offices. It has long had no historical protections, allowing the potential of its demolition after being sold in December 2022. Final design for Discovery Partners Institute headquarters presented to Chicago Plan Commission

The Chicago Plan Commission was presented the final design for the Discovery Partners Institute’s new headquarters at the 78 as the development looks to get final site plan approval.

The OMA and Jacobs-designed project is proposed for a one-acre parcel anchoring the south end of the upcoming The 78 mega-development, a mixed-use innovation district set to rise along a 62-acre stretch of disused rail yards. The headquarters is expected to be the first building to begin construction at the development. Standing eight stories and spanning approximately 213,000 square feet, the scheme will feature office, classroom, lab, and event spaces for the University of Illinois System’s Discovery Partners Institute (DPI) and its partners.

Chicago Architecture Biennial announces CAB 5 participants

The Willis Tower turns 50

Now called Willis Tower, the building has been a trendsetter since its debut. After starting life as a headquarters for Sears, Roebuck & Co., the building saw its namesake tenant relocate to the suburbs. Along with the rest of downtown, it suffered other blows, including fears raised by the terrorist attacks of 2001 and the Great Recession. It’s always bounced back. But the tower now faces what might be its biggest test.

SOM won the commission from the Sears corporation in 1970 at a time when office parks and the desire to project a stronger image of America against the backdrop of the Vietnam War were separately prevailing forces in the AEC industry. Sears eventually sold the 110-story building, which was the world’s tallest for 22 years, for more than $1 billion in 1988. More recently it has turned into a focal point of the city’s office vacancy crisis, and new owners Blackstone are now looking forward to returns from a $500 million-plus renovation led by Gensler with optimism.

Chicago announces next phase of $6 billion Lincoln Yards development

The next phase of Chicago’s sprawling $6 billion Lincoln Yards development is set to break ground by the end of the year, according to an update from developer Sterling Bay recently published by Urbanize Chicago.

As of now, the project’s 280,000-square-foot 1229 W. Concord life sciences building designed by Gensler is complete, along with the slate of site improvements and riverwalk extension that surround it.

Progress is now moving forward on The Steelyard, a two-building plot located to the north of 1229 W. Concord. It will eventually include Gensler’s 15-story 1665 N. Throop office structure and the 19-story mixed-use 1687 N. Throop from Hartshorne Plunkard. Site Design Group will complete the segment with a new park, which will itself be constructed in multiple phases.

University of Illinois Chicago faculty selected for leading roles at Venice and Chicago architecture biennials

Two faculty members from the University of Illinois Chicago’s College of Architecture, Design, and the Arts (CADA) have been selected to share their work and vision at upcoming Biennials. While Norman Teague will debut new bespoke plastic fabrication works within the 2023 Venice Architecture Biennale’s ‘Everlasting Plastics’ exhibit, Faheem Majeed will serve as Art Director for the 2023 Chicago Architecture Biennial.

Teague and Majeed, assistant professors of industrial design and art respectively, have sought to “bridge the gap between academia and the civic arts, engaging students with local creative leaders and citizens to uplift and transform communities, particularly in the South Side of Chicago,” according to CADA. Beyond their academic commitments, both individuals have also “ardently advocated for artists to recognize their responsibilities as agents of social change,” the institution added.

Chicago Mayor Lori Lightfoot selects affordable housing design for city's West Side

A $47.2 million apartment building with 100% affordable units will be built next to a Green Line stop in East Garfield Park, Mayor Lori Lightfoot said Monday. Her administration selected the winner from three development proposals submitted for the site at 132 N. Kedzie Ave. The nearly half-acre property at the southwest corner of Kedzie and Lake street has been city-owned since the 1990s.

The development, called Hub 32, will span 78,000 square feet, stand seven stories tall, and include 63 units. It will offer apartments with rents affordable to those earning up to 60% of the area’s median income. The winning proposal was designed by Brooks + Scarpa and Studio Dwell. The site will also include ground-floor retail space, 16 exterior parking spots, and a public plaza for outdoor dining and gathering. The investors of the project include the Michaels Organization, KMW Communities, and TruDelta Real Estate. The group will be eligible for assistance from the city, including subsidies.

In 2022, the city’s planning department invited proposals for the site and received more than 30 responses. These were narrowed down to three. After over 800 votes in just the championship round, One Chicago has been named Urbanize Chicago’s 2023 Best Skyscraper! Beating the John Hancock Center by a healthy margin of 90 votes, the new almost supertall has won the crown for being the best skyscraper in Chicago according to all of you!

One of the latest additions to the Chicago skyline has been voted the city's 'Best Skyscraper' this year: One Chicago, the mixed-use ensemble of two residential towers (77 and 49 stories, respectively) and a shared podium designed by Goettsch Partners and Hartshorne Plunkard Architecture, beat out stiff competition in Urbanize Chicago's NCAA March Madness bracket-style tournament over the past few weeks.
