The Banyan House is a 3 bed/bath 1,574-square-foot A-frame design infused with desert masonry inspiration. </p>
<p>Its <a href="https://archinect.com/news/tag/4673/frank-lloyd-wright" target="_blank">Frank Lloyd Wright</a>-designed neighbor in the Northern California literary haunt, the Mrs. Clinton Walker House from 1952, <a href="https://archinect.com/news/article/150340614/iconic-frank-lloyd-wright-designed-oceanfront-home-sells-for-22-million-in-california" target="_blank">sold in early 2023</a> for $22 million. Mills himself inhabited the home from 1954 to 1957, according to the listing from the <a href="https://timallenproperties.com/properties/banyan-house-25987-mission-street" target="_blank">Tim Allen Properties Team at Coldwell Banker</a>.</p>

<img src="https://archinect.gumlet.io/uploads/91/917fd6f56eed72006aafa1b1cd94204e.jpg?fit=crop&auto=compress%2Cformat&enlarge=true&w=1200" border="0" /><p>The home once owned by one of the leading late-modernist figures in Northern California—the <a href="https://archinect.com/ehdd" target="_blank">EHDD</a> co-founder George Homsey’s exemplary Third Bay Tradition style former personal residence in San Francisco—is now for sale for $2.45 million via <a href="https://suprstructur.com/inside-stories/sea-ranch-modernism-in-san-francisco/" target="_blank">Superstructur</a>. </p>
<p>The online brokerage, which claims to focus "solely on architecture and design with integrity," has the listing in the Liberty Hill Historic District. They say: "The house is in very original condition and now requires a custodian who is sensitive to the building's architectural importance and to the Homsey family's wishes that it may be carefully restored and preserved for the enjoyment of future generations."<br></p>
<p>Homsey passed away at the age of 93 in April of 2019. <p>The grants apply to qualified homeowners in the San Francisco Bay Area and Los Angeles and could be a potential windfall for architects with expertise in such projects. Only one- and two-story homes with dwelling space above a garage are eligible, according to <a href="https://www.msn.com/en-us/money/realestate/california-offers-up-to-13-000-for-single-family-home-earthquake-retrofits/ar-AA1sl4yY" target="_blank">MSN</a>. Seismic events in L.A. County in 2024 <a href="https://www.latimes.com/california/story/2024-10-10/year-of-the-quake-2024-brings-the-most-seismic-activity-in-decades-but-experts-arent-sure-why" target="_blank">recently surpassed</a> numbers that haven't been seen in decades.</p>

The 116-year-old home owned by architect Claude Stoller until his death last year in Berkeley is just steps from <a href="https://archinect.com/UCBerkeley" target="_blank">UC Berkeley</a>’s campus and includes four bedrooms and 3.5 baths in a 2,555-square-foot envelope.</p>
<p>The listing is for $1.9 million. According to SFGate.com, which <a href="https://www.sfgate.com/realestate/article/first-home-designed-famous-bay-area-architect-sale-19797549.php" target="_blank">first reported</a> the news last week, "The property is also a mix of Morgan’s original vision and contemporary amenities: The 4,182-square-foot lot hosts the home as well as an outbuilding — itself a diminutive replica of the main house — currently used as a studio, and a redwood board and batten garage with a 220-volt power outlet. Established maple and redwood trees as well as a vine-covered pergola put the finishing touches on this historic landscape."</p>

These terraces are oriented to maximize sunlight and protect from the wind while providing residents views of the surrounding city and San Francisco Bay. From the street, the alternating carved terraces give the building a rhythmic play of light.”<br></p>

<p>The new location helps the Institute engage with the collection, which had until now been warehoused at the <a href="https://archinect.com/firms/cover/325/eames-office" target="_blank">Eames Office</a> global headquarters in Venice, California. The new Eames Archives will now be housed and exhibited in a gallery space located in Richmond, California, about 15 minutes north of Oakland.</p>

<p>The maps offer a look at two separate plans that would either divide the tunnel along regional/local service lines or combine them both into one corridor that connects Oakland and Alameda County to the Salesforce Transit Center and Mission Bay. They also included references to a "possible extension" of the BART system leading away from downtown to the west.</p>

<p>Aptly named the "Wraparound House," the project was commissioned by a couple looking for their home to include increased indoor and outdoor space for their family without sacrificing surrounding views of the Bay. While the project includes horizontal and vertical expansion to engross six bedrooms and additional interior space totaling 4,738 square feet, the house also needed land stabilizing beneath the home. </p>

The first of the BART’s 775 new train cars went into service in January 2018. The fate of the decommissioned cars, some dating to the original fleet in the early 1970s, is being stripped and recycled into scrap heap. </p>
<p>The eight recipients were selected after submitting a proposal to BART describing what they intended to do with the vehicle, including their plans for the cars’ retrieval and disposal once they’ve served their purpose. The remaining decommissioned cars, with approximately 531 still in service, will be mainly recycled over time. </p>

The fix — devised and tested by bridge engineers in consultation with aerodynamic and acoustic experts — calls for attaching U-shaped clips containing a thin rubber sleeve to all 12,000 vertical slats on the railings.</p></em><br /><br /><p>The haunting acoustic hum is the direct result of a $12 million <a href="https://archinect.com/news/article/150201891/golden-gate-bridge-retrofit-brings-strange-ghostly-hum-to-the-san-francisco-landmark" target="_blank">wind retrofit project</a> authored by the Golden Gate Bridge Highway and Transportation District. A few enterprising locals have <a href="https://archinect.com/news/article/150277500/a-california-musician-is-playing-with-the-golden-gate-bridge-for-an-unlikely-duet" target="_blank">made the most</a> of the deafening din, although the majority of drivers in the Bay Area were <a href="https://www.sfchronicle.com/local/article/2021-05-golden-gate-bridge-singing-noise-16178033.php" target="_blank">vocally against it</a>, leading to the change. </p>
<p>The newly-approved upgrades will install a series of sound-absorbing rubber clips along the bridge’s pedestrian walkway that can mitigate the effects of the larger wind safety slats by up to 75%, according to the <em>San Francisco Chronicle</em>. The costs will run around $450,000 and will be completely installed by the end of next year barring any major delays.</p>
<p>“It’s a tricky business. We want to be absolutely sure we get it right,” bridge spokesman Paolo Cosulich-Schwartz told the <em>Chronicle</em> back in May. “We will never sacrifice the structural integrity of the bridge, but we want to be responsive to our neighbors.’’</p>

It’s the kind of bridge one designs when all they have to work with is Popsicle sticks and string.</p></em><br /><br /><p>An engineer turned newspaper editor named James Wilkins was the <a href="https://www.history.com/this-day-in-history/golden-gate-bridge-is-born" target="_blank">first to propose the bridge</a> in a 1916 <em>San Francisco Bulletin</em> article. Joseph Strauss' early plans called for a <a href="https://www.goldengate.org/bridge/history-research/bridge-construction/bridge-design/" target="_blank">cantilever-suspension hybrid</a> but were later changed due to eight-figure cost concerns. </p>

<p>Florence Fang will receive $125,000 from the town of Hillsborough after it apparently chose to settle her countersuit brought against their original public nuisance claim challenging her legal right to display <a href="https://www.theguardian.com/artanddesign/2019/mar/18/flintstone-house-california-lawsuit-hillsborough" target="_blank">giant mushrooms and other ephemera</a> on her 2,700 square foot home that has been deemed “a highly visible eyesore.”</p>

The Silicon Valley-based social media giant said Wednesday the money would support the development of affordable homes for families making less than 30 percent of the region’s median income.</p></em><br /><br /><p>According to <em>The Real Deal, </em>"the funds will be available to local governments and nonprofit groups in the form of low-interest loans. Projects in San Francisco, Santa Clara, San Mateo, Alameda, and Contra Costa counties are eligible. " The investment is due for full distribution by 2026, reports <em>The Real Deal.</em></p>

<p>A case in point is Google, which continues to make significant investments in office projects around the country despite the doom-and-gloom predictions for office environments that shaped by media coverage in recent months. </p>

<p>Designed for <a href="http://www.bayviewdevelopmentgroup.com/" target="_blank">Bayview Development Group</a> and built by <a href="https://www.suffolk.com/" target="_blank">Suffolk Construction</a>, the twin-towered development includes 50,000 square feet of amenity spaces, 15,000 square feet of retail spaces, and 10,000 square feet of offices. </p>

The litigious nonprofit with YIMBY roots struck again last month, suing Los Altos after the city rejected a developer’s bid to streamline a project of 15 apartments plus ground-floor office space.</p></em><br /><br /><p><a href="https://carlaef.org/" target="_blank">CaRLA</a> continues its aggressive efforts to get <a href="https://archinect.com/news/tag/224/san-francisco" target="_blank">San Francisco</a> Bay Area cities to stop denying by-right housing developments.</p>
<p>“Something, by hook or by crook, has to make these cities actually build housing,” Sonja Trauss, co-executive director of CaRLA, told <em>The Mercury News</em>. <br></p>
