Frank Lloyd Wright apprentice's midcentury Banyan House lists for $2.8M in California

A home designed by Taliesin apprentice Mark Mills in Carmel-by-the-Sea, California, is now on the market for $2.79 million. The Banyan House is a 3 bed/bath 1,574-square-foot A-frame design infused with desert masonry inspiration.

Its Frank Lloyd Wright-designed neighbor in the Northern California literary haunt, the Mrs. Clinton Walker House from 1952, sold in early 2023 for $22 million. Mills himself inhabited the home from 1954 to 1957, according to the listing from the Tim Allen Properties Team at Coldwell Banker.

Home owned by late Sea Ranch architect George Homsey lists for $2.45 million

The home once owned by one of the leading late-modernist figures in Northern California—the EHDD co-founder George Homsey’s exemplary Third Bay Tradition style former personal residence in San Francisco—is now for sale for $2.45 million via Superstructur.

The online brokerage, which claims to focus "solely on architecture and design with integrity," has the listing in the Liberty Hill Historic District. They say: "The house is in very original condition and now requires a custodian who is sensitive to the building's architectural importance and to the Homsey family's wishes that it may be carefully restored and preserved for the enjoyment of future generations."

Homsey passed away at the age of 93 in April of 2019. Last month in the region, we also highlighted the listing of Julia Morgan's original 1908 home in Berkeley for $1.9 million.

California begins offering $13,000 for single-family seismic retrofits

The State of California has announced a new wave of grants through its Earthquake Soft-Story (ESS) program that will offer homeowners small $13,000 grants to be used in seismic retrofits.

The grants apply to qualified homeowners in the San Francisco Bay Area and Los Angeles and could be a potential windfall for architects with expertise in such projects. Only one- and two-story homes with dwelling space above a garage are eligible, according to MSN. Seismic events in L.A. County in 2024 recently surpassed numbers that haven't been seen in decades.

Julia Morgan’s first home design lists for $1.9 million in Berkeley

Julia Morgan’s first residential design completed after opening her own practice has hit the real estate market in the Bay Area after listing for the first time in 50 years. The 116-year-old home owned by architect Claude Stoller until his death last year in Berkeley is just steps from UC Berkeley’s campus and includes four bedrooms and 3.5 baths in a 2,555-square-foot envelope.

The listing is for $1.9 million. According to SFGate.com, which first reported the news last week, "The property is also a mix of Morgan’s original vision and contemporary amenities: The 4,182-square-foot lot hosts the home as well as an outbuilding — itself a diminutive replica of the main house — currently used as a studio, and a redwood board and batten garage with a 220-volt power outlet. Established maple and redwood trees as well as a vine-covered pergola put the finishing touches on this historic landscape."

Studio Gang’s completed Verde mixed-use tower is turning heads in San Francisco. Eames Institute unveils new Eames Archives space in the Bay Area

The nearly two-year-old Eames Institute of Infinite Curiosity has shared news of its arrival in a new permanent home in the San Francisco Bay Area that will consolidate its archival collection under one roof for the first time.

The new location helps the Institute engage with the collection, which had until now been warehoused at the Eames Office global headquarters in Venice, California. The new Eames Archives will now be housed and exhibited in a gallery space located in Richmond, California, about 15 minutes north of Oakland.

Plans for new San Francisco Bay rail tunnels inch closer to realization

The effort to engineer new train tunnels across the San Francisco Bay is gaining traction after the planning body responsible for overseeing the massive proposed Link21 infrastructure project unveiled conceptual maps detailing a key segment of the rail network on September 21.

The maps offer a look at two separate plans that would either divide the tunnel along regional/local service lines or combine them both into one corridor that connects Oakland and Alameda County to the Salesforce Transit Center and Mission Bay. San Francisco-based transdisciplinary studio Spiegel Aihara Workshop (SAW) shared new images of an extensive home renovation project of a 1930s Spanish Revival home in the Bay Area's Marina neighborhood.

Aptly named the "Wraparound House," the project was commissioned by a couple looking for their home to include increased indoor and outdoor space for their family without sacrificing surrounding views of the Bay. While the project includes horizontal and vertical expansion to engross six bedrooms and additional interior space totaling 4,738 square feet, the house also needed land stabilizing beneath the home.

Decommissioned BART cars to be transformed into a variety of venues across the Bay Area

Eight lucky winners have been awarded decommissioned BART cars, as BART announced these retired cars will be transformed into a retro video game arcade, a bike repair shop, and a beer garden at The Oakland A’s stadium.

In 2020, BART issued a request for proposals for the creative reuse of old train cars as they are taken out of service and replaced by their “Fleet of the Future” cars. The first of the BART’s 775 new train cars went into service in January 2018. The fate of the decommissioned cars, some dating to the original fleet in the early 1970s, is being stripped and recycled into scrap heap.

The eight recipients were selected after submitting a proposal to BART describing what they intended to do with the vehicle, including their plans for the cars’ retrieval and disposal once they’ve served their purpose. The remaining decommissioned cars, with approximately 531 still in service, will be mainly recycled over time.

San Francisco's bridge authority is finally moving forward to amend the Golden Gate's noisy new feature

The maddening hum of safety slats on the pedestrian handrails of the Golden Gate Bridge will finally be silenced under a recently released proposal by the Bridge District. The fix — devised and tested by bridge engineers in consultation with aerodynamic and acoustic experts — calls for attaching U-shaped clips containing a thin rubber sleeve to all 12,000 vertical slats on the railings.

The haunting acoustic hum is the direct result of a $12 million wind retrofit project authored by the Golden Gate Bridge Highway and Transportation District. A few enterprising locals have made the most of the deafening din, although the majority of drivers in the Bay Area were vocally against it, leading to the change.

The newly-approved upgrades will install a series of sound-absorbing rubber clips along the bridge’s pedestrian walkway that can mitigate the effects of the larger wind safety slats by up to 75%, according to the San Francisco Chronicle. The costs will run around $450,000 and will be completely installed by the end of next year barring any major delays.

“It’s a tricky business. We want to be absolutely sure we get it right,” bridge spokesman Paolo Cosulich-Schwartz told the Chronicle back in May. “We will never sacrifice the structural integrity of the bridge, but we want to be responsive to our neighbors.’’

The single image published Dec. 8, 1922, resembles the industrial Carquinez Bridge, except at 20 times the scale. It’s the kind of bridge one designs when all they have to work with is Popsicle sticks and string.

An engineer turned newspaper editor named James Wilkins was the first to propose the bridge in a 1916 San Francisco Bulletin article. Joseph Strauss' early plans called for a cantilever-suspension hybrid but were later changed due to eight-figure cost concerns.

The bridge has recently been put to use as an impromptu music prop after a 2020 retrofit added an unintended sonic feature. Car traffic on the bridge has also declined in a potential harbinger of pandemic-produced changes. The Chronicle has more on the unearthed early drawing here.

It turns out seawalls might not be the most thought-out way to address sea level rise

As the world heats up and sea levels rise, communities in the U.S. could spend more than $400 billion on seawalls to try to hold the ocean back over the next couple of decades. But there’s a catch: Building a seawall in one area can often mean that flooding gets even worse in another neighborhood or city nearby.

A new paper from The Natural Capital Project at Stanford University that examines how seawalls might impact California's Bay Area was published this spring, adding to a slate of similar scholarship surrounding seawalls that have cropped up in recent years. Other efforts have seen a vigorous public pushback where proposed.

Cities like New York and Copenhagen have mulled plans for expensive sea walls that may in the end be inadequate. Some have pointed to the damaging effects on beaches as potential non-starters.

Olson Kundig transforms the Bay Area Discovery Museum into an immersive, research-driven learning environment for the 21st century

A campus-wide renovation of the Bay Area Discovery Museum is finally complete, providing a much-needed upgrade to the 30-year-old institution that emphasizes a new approach to museum programming and early childhood education.

The $18.5 million project was overseen by Olson Kundig, who transformed the Fort Baker campus into an immersive center for learning while maintaining the architectural integrity of surrounding Golden Gate National Recreation Area. The firm has also recently completed an elaborate Noah’s Ark-themed children’s museum in Berlin.

Settlement reached in the strange case of California's famous Flintstone House

A settlement has been reached in the strange case of a homeowner who fought her California town to keep a famous Flintstones motif installed. The curious legal dispute has kept the Bay Area suburb in the headlines for the past two and a half years.

Florence Fang will receive $125,000 from the town of Hillsborough after it apparently chose to settle her countersuit brought against their original public nuisance claim challenging her legal right to display giant mushrooms and other ephemera on her 2,700 square foot home that has been deemed “a highly visible eyesore.”

The so-called Flintstone House sits atop a hillside overlooking Interstate 280 and was built using spray-on concrete as well as aeronautical balloons for a Silicon Valley family by the architect William Nicholson in 1976.

Facebook to invest $150 million to build 2,000 affordable homes in Bay Area

Facebook plans to invest $150 million to build 2,000 homes for low-income residents in the San Francisco Bay Area. The Silicon Valley-based social media giant said Wednesday the money would support the development of affordable homes for families making less than 30 percent of the region’s median income.

According to The Real Deal, "the funds will be available to local governments and nonprofit groups in the form of low-interest loans. Projects in San Francisco, Santa Clara, San Mateo, Alameda, and Contra Costa counties are eligible. " The investment is due for full distribution by 2026, reports The Real Deal.

Google reveals more details for Downtown West San Jose project

Google unveiled on Wednesday its most detailed vision yet for a transit-oriented neighborhood in downtown San Jose [...] Google’s village would add 7.3 million square feet of offices, 4,000 homes, shops, restaurants, a hotel, 10 parks, cultural and entertainment hubs, and immersive and interactive educational elements near downtown San Jose’s Diridon train hub.

Google's ambitious 80-acre, transit-oriented Downtown West plan first appeared on Archinect in October 2019 and involves a number of prominent architecture and urban design firms, including Kohn Pedersen Fox (related), Heatherwick Studio, Grimshaw Architects, SHoP Architects, Solomon Cordwell Buenz (SCB), and SITELAB urban studio.

Google forges ahead with new office project in the Bay Area

Just because prominent technology companies, including Twitter, Amazon, Apple, and others, have announced plans to extend work from home policies into 2022 and beyond, it doesn't mean they aren't planning for a return to the office somewhere down the line.

A case in point is Google, which continues to make significant investments in office projects around the country despite the doom-and-gloom predictions for office environments that shaped by media coverage in recent months.

The internet giant, along with Amazon, is currently pushing ahead with new leases in New York City, for example, in addition to pursuing a collection of ground-up developments in the Bay Area. The company's new Mountain View headquarters, designed by Heatherwick Studio and BIG, is currently under construction. While an even larger and more ambitious new proposal crafted in collaboration with developer LendLease, SERA Architects, Hassell and Kristen Hall City Design was announced earlier this week.

Steinberg Hart tops out tallest towers in San Jose

A development team that includes architects Steinberg Hart has topped out the first of two mixed-use residential towers in San Jose, California, part of a 630-unit development called MIRO that will rise as the city's tallest buildings.

Designed for Bayview Development Group and built by Suffolk Construction, the twin-towered development includes 50,000 square feet of amenity spaces, 15,000 square feet of retail spaces, and 10,000 square feet of offices.

The development includes 16 penthouse units as well as a mix of one-, two-, and three-bedroom residences. A statement announcing the project explains: "Residents are welcomed home through a street-level lobby experience that anchors the towers to the ground. The residences have been designed to have flexible spaces to create adaptable environments that each occupant is able to curate to their lifestyle."

Bay Area health officials issued a sweeping new order on Tuesday banning a range of commercial and residential construction that had previously been exempt from stay-at-home mandates. The move could swell the record number of Californians seeking unemployment by putting some construction workers out of jobs.

After issuing a shelter-in-place order for six counties in the San Francisco Bay Area on March 16, health officials now increased the measure by also restricting construction activity on market-rate housing projects which was exempt until now.

The four-person California Renters Legal Advocacy and Education Fund, or CaRLA, has one reason for being — to sue cities that reject housing projects without a valid reason. The litigious nonprofit with YIMBY roots struck again last month, suing Los Altos after the city rejected a developer’s bid to streamline a project of 15 apartments plus ground-floor office space.

CaRLA continues its aggressive efforts to get San Francisco Bay Area cities to stop denying by-right housing developments.

“Something, by hook or by crook, has to make these cities actually build housing,” Sonja Trauss, co-executive director of CaRLA, told The Mercury News.

Said to be the an 18-story "dorm for adults" the co-living startup Starcity aims to "redefining the meaning of home." The co-founder and CEO Jon Dishotsky is an advocate for co-living due to his upbringing in suburban Palo Alto. If asked about his upbringing, Dishotsky will share the story of growing up in a co-housing compound thanks to his Stanford professor dad who would often host students during the years. With this upbringing Dishotsky believes this model of creating housing developments with this method of co-living will help "fill America's housing-strapped cities with scaled up versions of his childhood idyll."
