Foster + Partners debuts Changfeng mixed-use development in Shanghai

A new mixed-use design from Foster + Partners has been revealed for Shanghai’s Science and Technology Finance hub as part of the larger Shanghai 2035 master plan. Located in the city’s Putuo District, the new Changfeng development will boast an affordable housing component, retail offerings, offices, and public facilities, all centered around a 54,000-square-foot new cultural destination called Jia Art they say is inspired by the "spring blessing" flower that's endemic to the local park.

Snøhetta's high-tech Vertikal Nydalen mixed-use project opens in Oslo

A new mixed-use project in Oslo from Snøhetta has been completed following a nine-year design and development phase that culminated in 118,400 square feet and 18 floors with restaurants, an office component, and 40 apartment units all built in.

Vertikal Nydalen is the focal point of a new town square in the Norwegian capital and features a self-sufficient climate system bolstered by PV panels, geo-wells, heat pumps, and an advanced building monitoring system that allows user feedback to inform its controls.

The project was born out of a pilot program that combined two research efforts supported by the Research Council of Norway. It focused on enhancing the building’s ventilation strategy and helping its heating/cooling systems run with little added energy at an efficiency rate of up to 2.5 times the industry’s current leading standard.

Kengo Kuma to design new mixed-use shopping center for Miami's Design District

Kengo Kuma Associates has shared the announcement of a new mixed-use project in the Miami Design District.

The MIRAI Design District is a $1 billion development to be realized at 65,000 square feet with 16,000 square feet of ground-floor retail and another 40,000 square feet of high-end offices located above.

The development's marketing arm describes the spaces as "each in meticulously curated, modular bays for luxury brands and trophy offices," designed to "allow each brand its own identity."

From there, a "series of micro-experiences" will define the concept, which is located at the intersection of Northeast 42nd Street and 2nd Avenue. The building's two main transparent mesh facades are angled to create a mix of shadows and greet users from different angles, while the shops underneath are serviced by a wooden soffit pedestrian walkway.

Henning Larsen has debuted its plans for the Etobicoke Civic Centre (ECC) in Toronto, a mixed-use design within the city’s redeveloped Etobicoke Civic Centre Precinct that contains government offices and council chambers, child care center, library, public health clinic, recreation centre, and retail spaces aside a new 47,000-square-foot public square.

This project includes approximately 264,000 square feet of below-ground space and another 210,000 square feet of offices defined by a series of nine exponentially taller green-roofed buildings supported by a 300,000-square-foot podium.

New HOK-designed NYCFC soccer stadium wins planning approval as part of Willets Point redevelopment

HOK has won approvals for its proposed new stadium design at Willets Point, Queens, for the New York City Football Club (NYCFC) MLS franchise.

The go-ahead was granted by City Councilors last week as the future anchor to the larger mixed-use Willets Point Phase II Redevelopment Plan development that includes a new public school and 2,500-unit affordable housing component, along with 150,000 square feet of public spaces adjacent to Citi Field at a site formerly known as the 'Valley of Ashes.'

At a cost of $780 million, HOK will deliver a two-tiered, 25,000-seat design (the city’s first purpose-built soccer stadium) built using local materials and featuring green design strategies like PV panels and stormwater retention. According to the architects, this will allow for its operation to be all-electric and net-zero, with annual emissions reductions equal to 12% within a year of the project's inauguration.

New York City’s first dedicated soccer stadium is becoming closer to a reality. As reported by Gothamist, the City Council is expected to approve the final phase of an ambitious project to revitalize the long-neglected Willets Point neighborhood in Queens through a mixed-use redevelopment.

In addition to the stadium, the scheme promises to deliver 2,500 units of affordable housing, including 133 homes for homeless New Yorkers, a 250-room hotel, a public school, retail, space, and public space. Designed by HOK, the $780 million, 25,000-seat stadium will host the MLS’ New York City Football Club. It is also expected to be the first-ever fully electric soccer stadium in the MLS.

Construction has begun on the MVRDV-designed LXK Office and Residential Campus in Berlin. The mixed-use complex will add needed office and residential space to a rapidly developing part of the city.

The project is located in the Friedrichshain district. It spans approximately 658,751 square feet and features abundant office, commercial, and residential space. The complex consists of two L-shaped volumes, with the residential component consolidated into a single block. The corners of each volume open up to create an accessible green, public square. This divide allows the project to integrate itself sensitively into the scale of the surroundings.

Details of the planned Wynn New York City resort scheme from Related Companies and the Oxford Properties Group have been released, along with new renderings and further details about the final Phase 2 building segment at Hudson Yards.

The three-tower scheme chosen from the set of alternative proposals that was released in February calls for a 1,189-foot hotel with 1,750 rooms to be placed at the northernmost edge of the site opposite a 1,366-foot office building and across a plaza area from the x-shape third residential tower, which stands at 1,172-feet will include 1,507 units. A 5.6-acre park will complete the master plan, along with a 750-seat public school and 12,250 square feet of ground-level retail.

10 Design and SB Architects have announced their completed integration as part of both firms' inclusion in Egis' Architecture Line, which operates 20 studios worldwide.

The integration took a reported 18 months to complete after first being announced in July of 2022, and the firm will operate as 10SB in the Americas market in the interim. 10 Design’s global brand will leverage both its expertise in mixed-use projects alongside SB’s deep hospitality portfolio for a better synergistic and cohesive offer.

BIG unveils design for new Freedom Plaza development along Manhattan's East River

Plans for a four-tower scheme designed by BIG for the east side of Manhattan have been announced by developers Soloviev Group and Mohegan in advance of its commencement in Midtown.

Their transformative Freedom Plaza project will be realized on a 6.7-acre plot near the United Nations complex overlooking the FDR Drive and East River between 38th and 41st Street at First Avenue.

The program calls for two pairs of hotel and condominium towers connected via a skybridge, and addressing the Queens shoreline with a landscaped park and small Museum of Freedom and Democracy forming in the ground-level plaza underneath. A total of 4.77 acres of publicly accessible space will be included therein, flanked by the 1,325-unit residential component to the southern orientation. Nearly half (40%) will be dedicated to affordable housing, according to the project announcement.

SOM completes Two Manhattan West, marking a major milestone for corporate office design in NYC

SOM has completed work on their Two Manhattan West tower project to culminate the shorter second half of its $4.5 billion mixed-use Manhattan West development in New York City.

The four-year construction effort yielded a total two million square feet of new office space that was built above active railroad tracks in what the firm describes as an "extraordinary" advancement of the methods used in urban design, structural engineering, and architecture.

Plans for what would be the tallest tower in Miami have been put forth by a local developer seeking permission for a new high-rise building in the Brickell commercial district designed by BMA Architects.

Their proposal for a tower at 190 Southwest Street is advancing under the tentative name Calle 8. At 870 feet above sea level, it would surpass the Panorama Tower (also in Brickell) and the Aston Martin Residences Downtown for the record-setting tallest structure in Miami and the state of Florida.

The mixed-use design is for 65 total stories. Developers are aiming for 464 residential units and considering several options, including a concert hall, for the ground-level space that’s sheathed in a perforated metal screen according to renderings that appeared in Florida YIMBY along with news of the height variance increase update to its permitting application.

MVRDV plans a new 'Green Heart' in the center of Düsseldorf

MVRDV has released updated renderings and other details about its forthcoming Grüne Mitte (or “Green Heart”) plan that calls for a redesigned new green district in the culturally rich German city of Düsseldorf.

The firm’s plan, which entails the construction of a colorful residential component totaling 500 units (half of which are considered social housing) around a small landscaped public space from fellow Dutch designers LOLA, was the product of an intensive community input process that included members of the diverse Flingern-Süd community.

The area has been considered a "hot spot" for squatting since the end of the 1980s and features equally popular shopping spaces and a parking structure that was built only 11 years ago before the land was acquired by the developers Cube Real Estate.

UNStudio designs a new four tower mixed-use scheme in Hangzhou, China

UNStudio released renderings of its newly commissioned mixed-use design at the site of the Hangzhou Olympic Sports Centre in China. The Hiwell Amber Centre project was announced in October 2023 and will be built on a site located in the heart of Hangzhou’s new city center, Qianjiang Century City.

In homage to the local craft traditions of the region, UNStudio says they’ve designed the four-tower scheme to evoke a woven tapestry topping an expansive ‘Urban Living Room’ around and beneath it. Each 459-foot (140m) tower’s facade features a sweeping glass curtain wall tapering down parametrically to a shared plinth base.

The scheme calls for a mixed Andaz Hotel/office component, another office tower, and two shorter additional residential towers. An art museum, conference center, and hotel ballroom complete the design.

A new project from this year’s Pritzker Prize laureate, David Chipperfield, was announced recently as the architect of a new western expansion plan for the Design District in Miami.

Local developer Craig Robbins made the news public in earlier December via Instagram. The plan will reportedly include a high-end luxury hotel, a residential component, and an undisclosed total of retail spaces. No further details of the project have been publicized. Chipperfield spoke to his vision briefly during an impromptu sit-down with critic Paul Goldberger at the Design Miami fair.

MVRDV is behind a newly commenced mixed-use housing tract called La Serre, to be located in the Paris region’s ZAC Léon Blum eco-district at Issy-les-Moulineaux.

The firm’s project announcement details an 18-story development defined by its open facade with a landscaped vertical village provided by landscape architect Alice Tricon.

MVRDV says a total of 390 trees will be planted throughout the structure, helping to defy “traditional housing norms” in order to present a refreshed take on urban dwelling that’s in tune with Paris’ need for biodiversity and constructed using a host of low-carbon materials.

MVRDV and Orange Architects have announced a new master plan for a mixed-used district in Kyiv, Ukraine, that's meant to spark a revitalization of the capital’s downtown commercial area.

The design for the NUVO complex calls for a five-building mix of new structures united by a central shared infrastructure and connecting to a planned high-speed rail extension. The plan will increase pedestrianism in the area while tying its development to core principles of sustainable building and green design, the architects say. Heatherwick Studio has announced their design for a new shopping center in Xi’an, China, they say will evoke the heritage of ceramics and other artistic creations endemic to the area with a completion date set for 2024.

Offering users a “sensory experience to challenge the emotional and aesthetic deprivation of online shopping,” the plan for the 1.23 million-square-foot district calls for a network of social spaces and interlocking program of mixed-scale buildings scattered throughout.

The design is broken down into three scales, appearing first as a green space with tapering rooflines inspired by surrounding local temples when viewed from a distance. Site preparations will begin this year on the seven-acre Highland Park Miami development in the city’s Medical District. MVRDV has completed a mixed-use tower in San Francisco inspired by geology. Named ‘The Canyon,’ the 23-story scheme is part of a wider master plan along the city’s waterfront to create a sustainable community named Mission Rock.

The Canyon is one of four buildings to be delivered as part of the first phase of the Mission Rock neighborhood, which also includes designs by Studio Gang, Henning Larsen, and WorkAC. Occupying the northwest corner of the neighborhood, The Canyon is grounded by a five-story plinth topped by a 240-foot-tall tower.

A ground floor of small-scale shops and restaurants is topped by two floors of offices, while the tower contains 283 apartments. Over a third of the apartments are rented at below market rate, with residents selected via a lottery process, providing 102 homes for middle-income families in response to the city’s housing crisis.

Construction has commenced on the MVRDV-designed Chengdu Jiaozi Courtyard Towers in the city’s financial district. The mixed-use complex comprises three office towers and a conference center sitting atop a ring-shaped plinth, with an architectural language that “recalls the traditional structures once located on the site.”

The three offers towers measure 262, 328, and 426 feet in height, respectively, and each occupies a corner of the square site. Below, the conference center serves as the “eye-catching addition to the site’s most prominent corner,” with a large cantilever and facade details inspired by the region’s bamboo-weaving traditions.

In contrast to the square arrangement of the towers and conference center, the base of the ensemble sees a ring-shaped connecting plinth creating a round courtyard. Located adjacent to the conference center, the plinth steps down to street level to “welcome people to the center of the site.”

Canada's traditional shopping centers are turning into mall cities

“It’s less about e-commerce than it is about how people want to live and what they want to experience [...] People want to connect, they want to be social, so we’re trying to give them more reasons and more opportunities to do that.”

The movement is not without its detractors, however, as planning experts like the University of British Columbia’s Dr. Penelope Gurstein balance the media’s mostly effusive coverage for such projects with criticism that they are marketed towards affluent retirees and wealthy overseas buyers whose apartments are vacant much of the year.

The government has attempted to mitigate this via a new ban on foreign property ownership. Still, most feel the industry is well-positioned to adapt, as evidenced by the 420 units of below-market-rate units that were included in the 28-acre Henriquez Partners master-planned Oakridge Park development in Vancouver.

“Ten years ago, I was expanding malls, 20 years ago I was building malls, five years ago we were talking about demolishing malls,” one developer tells the Globe and Mail. “You can’t predict the future.”

Located at 1515 Surf Ave. in Coney Island, this project stands as the city's largest district geothermal ground-source heat pump project to date. The system aims to decrease the building’s energy consumption by over 60% compared to structures equipped with standard HVAC systems.

The project, designed by STUDIO V Architecture, received partial funding from New York’s Community Heat Pump Pilot Program. This aligns with the state's goals towards net-zero climate emissions.

The building features an array of amenities such as an outdoor pool, fitness center, landscaped courtyard, indoor handball and basketball courts, tenant lounges, co-working space, and on-site parking. A portion of the building’s residences, 30%, is set aside as affordable housing.

The expected completion date for the construction of this building is in early 2024.

HOK reveals Willets Point Revitalization Plan and NYCFC stadium design

HOK’s plans for a new mixed-used development and soccer stadium in Willets Points, Queens, have been released following the project’s announcement last month.

The 25,000-seat new home of New York City FC will come with 2,500 units of “100% affordable” housing plus a public school, hotel, retail component, and over 40,000 square feet of open public space. Plans call for a “future-foward” stadium design that will become a model for sustainability. The overall project also ties in with Mayor Eric Adams' comments about his administration’s intentions to create a “City of Yes.”

Construction starts on $416 million, mixed-income development in Upper Manhattan

New York Governor Kathy Hochul has announced the start of construction of a $416 million mixed-income, mixed-use residential development in the Inwood neighborhood of Upper Manhattan. It will include nearly 700 apartments, including 281 affordable units, and provide a range of carbon-reducing features, including all-electric heating and cooling, in line with the state’s climate goals.

Designed by Beyer Blinder Belle Architects, the development is part of Hochul’s $25 billion Housing Plan that will create or preserve 100,000 affordable homes across New York, including 10,000 with supportive services for vulnerable populations, in addition to the electrification of 50,000 others.

The two buildings that comprise the development are located at 405 and 407 West 206th Street.
