Following our previous visit to Connecticut-based Newman Architects, we are moving our Meet Your Next Employer series to Bridgehampton, NY this week to explore the work of Oza Sabbeth Architects.

Established in 2014 by architect Nilay Oza and artist Peter Sabbeth, the firm specializes in high-end residential projects in the Long Island area. “We think of the home as an instrument of shelter,” the studio told us in 2020. “It is an ambient environment that infuses our lives with the essential elements for balancing and recharging. We believe that the simple act of walking through a well-designed home, as it responds to the passing day and perennial seasons, should be a worthy experience in and of itself.”

New York releases city’s first study on environmental justice

The New York City Mayor’s Office of Climate and Environmental Justice has released the city’s first report into environmental justice issues.

Titled 'EJNYC: A Study of Environmental Justice Issues in New York City,' the study analyzes environmental hazards ranging from toxin exposure and summer heat vulnerability to flood risks and transit access.

Developed by a team led by Buro Happold and urban design nonprofit Hester Street, the report feeds into a wider project known as the Environmental Justice NYC (EJNYC) initiative, which will develop a city-wide environmental justice strategy. The report is also accompanied by a mapping tool that allows users to visualize environmental issues in their neighborhood.

Plans revealed for Hudson Yards Phase Two with several towers and a potential casino

The next chapter in New York’s Hudson Yards has been revealed, with developers filing a bid for a potential mixed-use casino complex. Related Companies and Wynn Resorts submitted plans as part of an environmental impact process last week with the New York City Department of City Planning, which includes two scenarios for the plot directly west of The Vessel.

The proposed site is currently occupied by the West Side Yard and would see the Hudson Yards development expand west, separated from the Hudson River only by 12th Avenue. The plot would also be wrapped on three sides by the High Line, which already borders the south side of the existing Hudson Yards development.

In 2020, Related Companies offered an indicative insight into the architectural intent for the site when it published renderings to assuage concerns that a 700-foot wall would separate the development from The High Line.

KPF reveals supertall Midtown Manhattan tower behind arched windows

KPF has released new images of a supertall tower currently under construction in Midtown Manhattan. Named 520 Fifth Avenue, the tower rises 1,000 feet to “strike a distinctive presence on the most famous skyline in the world and rub shoulders with distinguished architectural icons,” according to the design team.

When completed in 2025, the 450,000-square-foot tower will contain residential and office functions alongside ground-floor retail. The interiors have been designed to provide “venues of quiet retreat and spirited engagement,” while also targeting LEED, WELL, and WIREDSCORE certifications.

Major cantilevering hotel tower for Midtown Manhattan revealed by Marin Architects

New York City-based Marin Architects has revealed its design for a 42-story tower near Bryant Park in Manhattan. Named the Xadia Hotel, and located at 57 West 39th Street, the scheme seeks to “make a tasteful impression on the city skyline through a unique, cantilever façade and eye-catching interior lighting design,” according to the design team.

From the outside, the scheme is defined by an illuminated crown sitting atop the tower. In placing the crown above the tower’s otherwise minimalist facade treatment, the team sought to represent “a departure from excessive ornamentation, focusing instead on the power of understatement.”

The exterior also sees a significant 25-foot cantilever over an adjacent property, which the team estimates has allowed for the inclusion of an additional 68 units in the scheme. Inside, meanwhile, the tower will contain 173 guest rooms, a rooftop bar and restaurant, a plaza, and an arcade.

New York City’s busiest architecture firms of 2023 ranked by The Real Deal

Real estate website The Real Deal has compiled a list of the busiest architecture firms in New York City across 2023. The ranking sees architects listed based on their role as architects of record for permit applications filed for new buildings and renovations measuring more than 5,000 square feet across 2023.

“Despite the office market’s bleak outlook, some of the city’s busiest architecture firms were those that specialize in workplace design,” The Real Deal noted.

Under the rankings, both Gensler and RAND Engineering & Architecture are found to be the busiest in the city, with 60 projects filed each. TPG Architecture occupies the third spot with 44 projects, followed by NY Restoration Technology Corp with 41 projects.

The list is rounded out by Arquitectura Valera, Rogers Calvanico Group, Gerald Caliendo Architects, Loffredo Brooks Architects, Curtis + Ginsberg Architects...

London's Museum of Architecture has revealed the 2023 slate of participating design firms in its annual Gingerbread City exhibition, along with an expanded American component taking place in New York City through the end of the holiday season.

For the dual city festival, participants were charged with interpreting the role water plays in urban development. Their designs comprised four zones (Urban Floodplain, Canal City, Frozen Landscape, and Underwater + Floating City) in both locations, with a fifth Desert Landscape area presenting a “sweet feast for the eyes” in New York.

Alberto Campo Baeza and Miguel Quismondo of MQ Architecture have delivered a new 13,000-square-foot expansion to the ten-acre campus of Magazzino Italian Art in Cold Spring, New York.

Sited on the grounds perpendicular to Quismondo’s existing L-shaped main museum building from 2017, the Robert Olnick Pavilion repeats the scale, cornice lines, layout, and materiality of the older structure while adding much-needed room for educational and events programming in time for the start of the fall arts season. The pavilion was inaugurated in September, joining OMA and Cooper Roberston’s new AKG Art Museum expansion in Buffalo as one of the most important American cultural and museum sector commissions of the year.

New York to introduce ‘first-in-the-nation’ mandate for concrete emissions

New York State has announced the adoption of a ‘Buy Clean Concrete’ mandate for state agencies, described by Governor Hochul’s office as a “first-in-the-nation” commitment to environmental sustainability. The plan contains mandatory rules for establishing emissions limits on concrete used in state-funded public building and transportation projects.

Starting from January 1, 2025, Environmental Product Declarations (EPDs) must be submitted for all concrete mixes used in qualifying state construction projects and must demonstrate that they achieve an environmental impact below the limits set by the state. The state hopes such EPDs will “provide transparency and a more robust accounting of a concrete mix’s greenhouse gas emissions and enable state agencies and other stakeholders to make more informed choices in reducing emissions.”

Studio Libeskind has shared photos of its recently completed senior housing project on Long Island.

Located in the village of Freeport in Nassau County, the new Allan and Geraldine Rosenberg Residence holds a total of 45 units reserved for residents aged 55 and older, along with a selection of on-site supportive services and other amenities meant to improve its users' quality of life and ability to age in place as part of the state’s larger $25 billion push to create 100,000 units of affordable housing.

Declaring “Senior housing isn’t just about accommodation; it’s about people. It’s about creating a residence where residents can feel happy, secure, and emotionally connected to their neighbors,” the studio’s founder was joined by New York Governor Kathy Hochul for this week’s ribbon-cutting ceremony. New York State’s salary transparency law comes into effect

New York State’s pay transparency law has come into effect, requiring employers to disclose proposed pay rates. As of Sunday, September 17th, employers with at least four workers must disclose the minimum and maximum annual salary or hourly range of compensation in any advertisement for job, promotion, and transfer opportunities.

The law covers advertised opportunities “physically performed, at least in part, in the State of New York,” including “any opportunities that are performed outside the state, including remote or telecommuting opportunities, that report to a supervisor, office or other work site in New York State.”

“If an employee’s physical presence in New York State is only for occasional work-related purposes, such as a meeting, a conference, or communicating with employees based in New York State, that would not be enough activity to be considered a job performed in New York State,” New York State Department of Labor (NYSDOL) adds.

CCNY’s Spitzer School of Architecture receives $1.5 million Mellon Foundation grant for new center

The City College of New York has been awarded a three-year $1.5 million grant from the Mellon Foundation. The funding will be used to support the new multidisciplinary Place, Memory and Culture Incubator (PMCI) to be housed within the Bernard and Anne Spitzer School of Architecture.

The new center will focus on community-based partnerships and projects in Harlem that engage with the design of the built environment alongside attention to the humanities through a social justice lens. CCNY also sees the center as providing a space for the college community to “engage with one another in the production of more representative and authentic histories.”

New York Gov. Hochul announces affordable housing plans for KPF's 5 World Trade Center

Progress on the 5 World Trade Center (5WTC) project by KPF moves forward after a press conference announcement on July 27 from New York Governor Kathy Hochul. In an effort to build more affordable housing in Lower Manhattan, the news reported by The Real Deal states that the mixed-use skyscraper will also include 1,200 rentals "with one-third designated for low-to-moderate-income within the World Trade Center redevelopment."

In January 2022, Archinect reported on the project and its online petition for creating affordable housing options for 5 World Trade Center. Led by the New York Review of Architecture and Citygroup, the petition called for a "75% increase in the number of affordable units in the 900-foot 5 World Trade Center. New York City is getting a new monument dedicated to the late pioneering Brooklyn congresswoman Shirley Chisholm following the approval on Monday, July 17, of a sculpture designed by artists Olalekan Jeyifous and Amanda Williams.

The piece is part of the city’s new She Built NYC initiative, a series of public art commissions created under the de Blasio administration that will install monuments to historic trailblazers in every borough over a proposed four-year timeline.

A previously-approved version of the monument, which will be the first ever to depict a woman in Brooklyn, was delayed through the pandemic and will now restart using a slightly refined design featuring a gestalt of imagery that combines Chisholm’s silhouette and the U.S. Capitol Building dome into one 32-foot latticed steel form. The artists say this combination “symbolizes how she disrupted the perception of who has the right to occupy such institutions and to be an embodiment for democracy.”

TenBerke transforms old stables into artist residences in Montauk, New York

TenBerke has unveiled its design for an artist residence in Montauk, New York. Housed in a former horse stable dating back to the 1920s, the scheme will host artists as part of the Edward F. Albee Foundation.

The building, known as “The Barn,” has accommodated foundation-supported artists for over 50 years. TenBerke’s rehabilitation of the 3,300-square-foot structure will feature a shared library space that houses many of Albee’s own books and records and renovated sleeping quarters that offer each artist in residence a bedroom and private bathroom.

On the lower level, an expanded communal kitchen faces out onto surrounding wetlands, while a new elevator makes both levels accessible for all. The project will also see a 1,400-square-foot cottage rebuilt as a residence for the property’s caretaker. Throughout the revamp, a material palette of concrete and wood is intended to “age gracefully over time.”

A team comprising SCAPE, Architecture Research Office (ARO), and Colloqate has unveiled a vision for a high school campus in Brooklyn with anti-racism, climate action, sustainable food systems, environmental justice, and experimental learning at the heart of its curriculum. The Launch School at Floyd Bennet Field will be constructed on a former airfield along the shores of Jamaica Bay, and will see a series of connective outdoor hallways knitting together buildings and landscapes.
