BIG's four-building 670 Mesquit scheme approved by LA City Council

Bjarke Ingles Group (BIG) has received planning permission to build the new 670 Mesquit project in Downtown LA.

Situated at the eastern edge of the Arts District overlooking the LA River, the four-building scheme yields 894 new residential units, a hotel, charter school, and more than 676,000 square feet of office space. Studio-MLA is attached to the project as its landscape designer, delivering a layered connection of terraces and other areas between the former industrial site and riverbank that allows for an active indoor-outdoor lifestyle year-round for its users.

BIG’s founder said he and the design team "asked ourselves if we can renew the arts district by embracing rather than replacing the qualities that have spawned this unique urban culture. We have imagined a hybrid of two unique local typologies: the downtown warehouse and the case-study house."

LA City Council approves changes to boost housing stock despite detractors

The Los Angeles City Council has decided on regulatory updates to the 2021-2029 housing element that will center new development mainly in commercial districts and existing high-density residential neighborhoods while avoiding single-family zones in spite of the benefits proven to be offered by the latter.

The 15-0 vote allows for additional building in those areas provided a certain percentage of affordable housing units are included. Some have labeled the single-family zoning exception as 'exclusionary' as those plots cover 72% of the city. The update also allows for development on lots owned by public agencies or religious organizations. Los Angeles is currently facing an immense housing crisis and will have to present a plan to create an additional 255,000 homes to the state by mid-February.

California's first EV-charging roadway to be built at UCLA before 2028 Olympics

Nearly $20 million will go to electrify the university’s BruinBus fleet and install underground charging for shuttles and buses along a route that stretches for less than a mile in Westwood. The grant will also fund a new transit hub between the UCLA bus depot and a planned UCLA/Westwood Metro station that would connect to the future D Line subway extension.

The project comes as part of a multimillion-dollar grant to UCLA ahead of its hosting of the 2028 Olympic Village. Under the plans, inductive charging coils will be installed underground along Charles E. Young Drive between the Westwood Plaza intersection and Murphy Hall, while stationary chargers will also be added at passenger drop-off and pickup locations.

Buses traveling along the roadways will pick up charge while driving or parked. The team behind the project hopes it will eliminate the need for drivers to hook vehicles up to charging ports, thus saving time.

"A wireless inductive option is a game changer," UCLA Fleet and Transit director Clinton Bench told the LA Times. "When a vehicle is driving over [a charger], the vehicle can collect charge while it’s moving. If you’re stationary at a stop and you had a five to seven-minute layover [...] that’s probably giving you a pretty good head start on your next route and reducing the amount of charge you need in the evening."

'Schindler Space Architect' documentary premieres in Los Angeles

Here's a heads-up for L.A.-based fans of Rudolph Schindler. Do not miss tonight’s premiere screening of Valentina Ganeva’s new documentary Schindler Space Architect at 7:30 p.m. in Beverly Hills.

Ganeva recently spoke to KCRW about some of its insights, including the overlooked feminist design considerations present in the Schindler House on North Kings Road. Narrated by Meryl Streep and Udo Kier, the film features commentary from Steven Holl, Ray Kappe, Thom Mayne, and Frank Gehry, among others. Ganeva says their critique of Schindler's "spirit of innovation" is still important for today's architects to imbibe. The ticketed screening takes place at the Writers Guild Theatre on 135 S. Doheny Drive in Beverly Hills and will be followed shortly afterward by a Q&A.

LA’s cramped rezoning plan still short of housing goals says UCLA study

Under state laws designed to remedy a housing shortage, the city has to set aside land for the construction of 250,000 more homes than allowed through existing zoning rules. Measures under consideration by a City Council committee are likely to satisfy the state requirements, the UCLA analysis found. But when analyzing the likelihood of what developers would actually build, researchers found the number of new homes would be far lower.

The L.A. City Council is expected to vote later this afternoon to approve the rezoning measure. The report's co-author Shane Phillips of the UCLA Lewis Center for Regional Policy Studies says the city would be better served if its generous slate of incentives was expanded to cover the remaining 72% of neighborhoods currently zoned for single-family houses. Others have labeled this plan as exclusionary for that reason. Planners face a state mandate to find space for at least 250,000 new housing units by mid-February.

The Natural History Museum of Los Angeles County (NHM) has opened its $75 million NHM Commons expansion to the public. Designed by Frederick Fisher and Partners, with landscape architecture by Studio-MLA and exhibition spaces by Studio Joseph, the NHM Commons comprises approximately 75,000 square feet of renovated and newly constructed space.

The centerpiece of the design is a transparent glass façade, creating a visual connection between the museum and Exposition Park. Inside, the Commons Theater and various multipurpose spaces have been built to accommodate an expanded slate of community-centered programming. The new spaces facilitate engagement with science, culture, and nature, including areas for those visiting without a ticket.

Caltech’s new Resnick Sustainability Center (RSC) has opened after the completion of an 80,000-square-foot design produced by the LA-based Yazdani Studio of CannonDesign.

The project, which had been marketed as an interdisciplinary and cohesive "makerspace" for Caltech scientists and engineering students, stands out thanks to an innovative building envelope shaped by an "undulating glass skim" that's noticeably distinct from other academic buildings on campus.

New LA housing permits fall while planners look north

A new report from Hilgard Analytics and Zenith Economics has the numbers behind the turndown complicating LA’s multi-pronged housing crunch. According to the available Los Angeles City Council data, the number of new permits this year has fallen 30.7% on pace toward a new five-year low.

Permits are on the rise this year only in the eastern precincts of the San Fernando Valley after a 2022 high in all other City Council districts recorded. This follows news of a flatly less resourceful Planning Department decision on single-family zoning’s future. The city has to build at least 2.5 million homes to meet demands by the end of the decade. (h/t Urbanize LA.)

LACMA sets April 2026 opening date for David Geffen Galleries

The LA Times is reporting that the new David Geffen Galleries at LACMA will finally open to the public in April of 2026. This ends speculations as to when exactly the 110,000-square-foot Peter Zumthor design would debut after multiple delays to the orginally $750 million project. Spaces inside the new building will be open to the public for a two-week period once the city grants a temporary certificate of occupancy (TCO) in May of 2025. The newspaper had previously reported the project budget to be in excess of $835 million as of our last update.

Woods Bagot has shared a video from the recent overnight installation of its Midfield Satellite Concourse South (or MSC South) project at Los Angeles International Airport (LAX).

The project adds around 146,000 square feet of space and eight gates designed to hold narrowbody aircraft.

Its realization was made possible by an innovative new process called Offsite Construction and Relocation (or OCR), which calls for an in-situ delivery staged in nine segments in order to avoid costly disruptions to air traffic operations after the process began earlier this year just north of the airport's northernmost runways. Buro Happold (structural engineering, sustainability, lighting, and acoustical design) was able to ensure its delivery in partnership with RAW International.

New details emerge for One Beverly Hills plan in L.A.

The design details for RIOS, Kerry Hill Architects, and Foster + Partners’ upcoming One Beverly Hills development have been updated in Los Angeles

What are going to be the two tallest structures in the neighborhood (at 32 and 26 stories apiece) will be joined by a new two-story conference center located on the site’s northern side adjacent to the new Wilshire Building.

The presentation also details the inclusion of a landscaped component between the new Santa Monica & Garden Residences. That joins another 8-acre botanical garden included as part of the plan’s 10-acre open space design. The landscaping follows a "California Drape" pattern that will envelop the site, connecting the built forms with nature in an "ecological celebration" of the Golden State's natural beauty.

Finally, the existing historic Beverly Hilton will receive a three-story enhancement that includes 17 new hotel rooms with shops and restaurants surrounding a pool.

Following our previous look at an opening for a Capital Projects Manager at the DC Public Library, we are using this week’s edition of our Job Highlights series to explore an open role on Archinect Jobs for an Art Director at the University of Southern California.

The role, based in Los Angeles, calls for an individual to “lead the direction of all materials and visual media produced by the school.” Among the responsibilities for the role will be overseeing the school’s visual brand identity across media and publications, as well as leading creative design projects according to the school’s brand. The school hopes to attract applicants from those with a “thorough understanding of digital media and evolving online platforms” as well as expertise in photography, typography, and printing.

California Science Center's Samuel Oschin Air and Space Center expansion tops out in Los Angeles

Construction has topped out on the ZGF Architects-led design for the new Samuel Oschin Air and Space Center at the California Science Center in Los Angeles’ Exposition Park.

The 200,000-square-foot project expands the museum’s programmable exhibition space by 110,00 square feet and shelters the decommissioned Space Shuttle Endeavor in a 200-foot-tall central space that organizes all three levels. Completion of the $425 million project is scheduled for mid-2025. Construction at the site began in June of 2022. Arup is the engineering partner.

Peter Zumthor details LACMA’s design inspiration in new interview

This must do something to the city—like the Pan Am Building in New York—but somehow today the courage is lost. It must mean something to the city that there is a shape that is hard to understand crossing the road. The owner’s representative in charge of our project recently said to me, “Peter, I’ve now started to understand what this building is doing on all sides.”

LACMA recently pushed back the opening of Zumthor's David Geffen Galleries to 2026 as Christopher Knight quoted an unnamed museum source in the LA Times as saying the project's budget (which had been an initial hurdle to clear) is now in excess of $835 million.

"In about a year, one end will open," Zumthor said, speaking of a public viewing period that could begin once the temporary certificate of occupancy (TCO) is obtained next May. "Some curators were critical of the spatial concept of the layout of the museum. But now since they can go and see the space for the first time, they start to like it. And they see the beauty of the handmade concrete body of the building—so I am told."

Inside the new entertainment annex at Hollywood’s iconic Sheats-Goldstein Residence

The latest addition to Hollywood’s famous Sheats-Goldstein Residence and Estate has been completed by Los Angeles-based firm Conner + Perry Architects. Named Club James, the new annex was originally envisioned by mid-century architect John Lautner and estate owner James Goldstein.

The overall residence continues to be a draw for architecture lovers, serving as one of Los Angeles’ most famous mid-century homes and being featured in many films, television series, fashion locations, and music videos. The home began construction in 1962 as a collaboration between architect Lautner and the Sheats family, and later the current owner James Goldstein. Conner + Perry Architects has overseen the project since 2015.

Foster + Partners' revised Television City modernization plans gets go-ahead from L.A. City Planning

The large-scale modernization of CBS Television City in Fairfax, Los Angeles led by Foster + Partners is moving forward with an endorsement from the Los Angeles City Planning Commission. The revised version of the $1 billion project, which preserves existing William Pereira-designed heritage structures, is now less its originally proposed 15-story office tower component. The new plan results in shorter commercial buildings along Fairfax Avenue and a maximum of 500,000 square feet for general office space with another 712,000 square feet used for productions.

RIOS and Adamson Associates are included as part of the design team. Opponents had been claiming the project violated local zoning mandates. It has been in operation since 1952. Multiple outlets have said construction is expected to be complete by the end of 2028.

RIOS’ 42XX office design introduces mass timber architecture to L.A.’s Westside

Here’s a brief update on the progress of Peter Zumthor’s David Geffen Galleries at the LACMA. The project now won’t open in full until 2026, the museum's J. Fiona Ragheb wrote in a staff memo obtained by the LA Times. The memo states that public access may be granted for two weeks after a temporary certificate of occupancy (TCO) is obtained in May of 2025 and before the installation of the permanent collection. Galleries are to be arranged thematically based on six oceanic regions thereafter. Christopher Knight, who first reported the news, quoted an internal museum source as saying the project’s budget is now in excess of $835 million.

Arquitectonica's 8850 Sunset development gets city approval

Arquitectonica has announced that the long-awaited 8850 Sunset Boulevard development has received approval from the City of West Hollywood.

The proposed structure will stand 11 stories tall and feature a 90-room hotel, 78 residences, including 16 affordable units, and commercial spaces on the ground level. Experienced architect and curator Beth Stryker joins LA's MAK Center as new Director

Architect and curator Beth Stryker has been appointed Director of the MAK Center for Art and Architecture in Los Angeles. The Utensil Art + Design Studio co-founder has extensive experience in arts administration, including a recent five-year tenure as the Executive and Artistic Director of a nonprofit ArteEast and other nonprofit LA spaces.

Stryker's C.V. also boasts past experience working with the arts community of Cairo, Egypt, and other creative arts professionals in the SWANA (Southwest Asian and North African) region.

Lilli Hollein, the General Director of the MAK – Museum of Applied Arts, Vienna said: “With her wide-ranging expertise in architecture and art, her cross-genre, cross-cultural approach, and her many years of experience in interdisciplinary discourse, Beth Stryker is the ideal person to further the MAK Center’s avant-garde program and the internationally renowned MAK Center Artists and Architects-in-Residence Scholarship Program.”⁠
