Four experiential projects by OFFICEUNTITLED (OU): Your Next Employer?

Following our previous visit to Michael K. Chen Architecture, we are moving our Meet Your Next Employer series to Los Angeles this week to explore the work of OFFICEUNTITLED (OU).

A practice of architects, designers, and strategists working across Los Angeles and New York, the firm describes its ethos as one that “combines ambitious design with deep professional experience” to deliver “thoughtful yet unexpected design solutions.” In recent weeks, the firm’s work was celebrated at the 2024 LA Architectural Awards by the Los Angeles Business Council while in 2023 the firm’s Harland residential project was among the winners at the 2023 AIA Los Angeles Residential Architecture Awards.

LACMA sets April 2026 opening date for David Geffen Galleries

The LA Times is reporting that the new David Geffen Galleries at LACMA will finally open to the public in April of 2026. This ends speculations as to when exactly the 110,000-square-foot Peter Zumthor design would debut after multiple delays to the orginally $750 million project. Spaces inside the new building will be open to the public for a two-week period once the city grants a temporary certificate of occupancy (TCO) in May of 2025. The newspaper had previously reported the project budget to be in excess of $835 million as of our last update.

Watch LAX's new Midfield Satellite Concourse South taxi to its final destination

Woods Bagot has shared a video from the recent overnight installation of its Midfield Satellite Concourse South (or MSC South) project at Los Angeles International Airport (LAX).

The project adds around 146,000 square feet of space and eight gates designed to hold narrowbody aircraft.

Its realization was made possible by an innovative new process called Offsite Construction and Relocation (or OCR), which calls for an in-situ delivery staged in nine segments in order to avoid costly disruptions to air traffic operations after the process began earlier this year just north of the airport's northernmost runways. Buro Happold (structural engineering, sustainability, lighting, and acoustical design) was able to ensure its delivery in partnership with RAW International.

The next step after this major hurdle will be to assemble each of the segments through 2025.

New details emerge for One Beverly Hills plan in L.A.

The design details for RIOS, Kerry Hill Architects, and Foster + Partners’ upcoming One Beverly Hills development have been updated in Los Angeles

What are going to be the two tallest structures in the neighborhood (at 32 and 26 stories apiece) will be joined by a new two-story conference center located on the site’s northern side adjacent to the new Wilshire Building.

The presentation also details the inclusion of a landscaped component between the new Santa Monica & Garden Residences. That joins another 8-acre botanical garden included as part of the plan’s 10-acre open space design. The landscaping follows a "California Drape" pattern that will envelop the site, connecting the built forms with nature in an "ecological celebration" of the Golden State's natural beauty.

Finally, the existing historic Beverly Hilton will receive a three-story enhancement that includes 17 new hotel rooms with shops and restaurants surrounding a pool.

USC Architecture begins search for a new Art Director

Following our previous look at an opening for a Capital Projects Manager at the DC Public Library, we are using this week’s edition of our Job Highlights series to explore an open role on Archinect Jobs for an Art Director at the University of Southern California.

The role, based in Los Angeles, calls for an individual to “lead the direction of all materials and visual media produced by the school.” Among the responsibilities for the role will be overseeing the school’s visual brand identity across media and publications, as well as leading creative design projects according to the school’s brand. The school hopes to attract applicants from those with a “thorough understanding of digital media and evolving online platforms” as well as expertise in photography, typography, and printing.

California Science Center's Samuel Oschin Air and Space Center expansion tops out in Los Angeles

Construction has topped out on the ZGF Architects-led design for the new Samuel Oschin Air and Space Center at the California Science Center in Los Angeles’ Exposition Park.

The 200,000-square-foot project expands the museum’s programmable exhibition space by 110,00 square feet and shelters the decommissioned Space Shuttle Endeavor in a 200-foot-tall central space that organizes all three levels. Completion of the $425 million project is scheduled for mid-2025. Construction at the site began in June of 2022. Arup is the engineering partner.

Peter Zumthor details LACMA’s design inspiration in new interview

This must do something to the city—like the Pan Am Building in New York—but somehow today the courage is lost. It must mean something to the city that there is a shape that is hard to understand crossing the road. The owner’s representative in charge of our project recently said to me, “Peter, I’ve now started to understand what this building is doing on all sides.”

LACMA recently pushed back the opening of Zumthor's David Geffen Galleries to 2026 as Christopher Knight quoted an unnamed museum source in the LA Times as saying the project's budget (which had been an initial hurdle to clear) is now in excess of $835 million.

"In about a year, one end will open," Zumthor said, speaking of a public viewing period that could begin once the temporary certificate of occupancy (TCO) is obtained next May. "Some curators were critical of the spatial concept of the layout of the museum. But now since they can go and see the space for the first time, they start to like it. And they see the beauty of the handmade concrete body of the building—so I am told."

Inside the new entertainment annex at Hollywood’s iconic Sheats-Goldstein Residence

The latest addition to Hollywood’s famous Sheats-Goldstein Residence and Estate has been completed by Los Angeles-based firm Conner + Perry Architects. Named Club James, the new annex was originally envisioned by mid-century architect John Lautner and estate owner James Goldstein.

The overall residence continues to be a draw for architecture lovers, serving as one of Los Angeles’ most famous mid-century homes and being featured in many films, television series, fashion locations, and music videos. The home began construction in 1962 as a collaboration between architect Lautner and the Sheats family, and later the current owner James Goldstein. Conner + Perry Architects has overseen the project since 2015.

Foster + Partners' revised Television City modernization plans gets go-ahead from L.A. City Planning

The large-scale modernization of CBS Television City in Fairfax, Los Angeles led by Foster + Partners is moving forward with an endorsement from the Los Angeles City Planning Commission. The revised version of the $1 billion project, which preserves existing William Pereira-designed heritage structures, is now less its originally proposed 15-story office tower component. The new plan results in shorter commercial buildings along Fairfax Avenue and a maximum of 500,000 square feet for general office space with another 712,000 square feet used for productions.

RIOS and Adamson Associates are included as part of the design team. Opponents had been claiming the project violated local zoning mandates. It has been in operation since 1952. Multiple outlets have said construction is expected to be complete by the end of 2028.

RIOS’ 42XX office design introduces mass timber architecture to L.A.’s Westside

LACMA updates design details, public opening timeline for David Geffen Galleries

Here’s a brief update on the progress of Peter Zumthor’s David Geffen Galleries at the LACMA. The project now won’t open in full until 2026, the museum's J. Fiona Ragheb wrote in a staff memo obtained by the LA Times. The memo states that public access may be granted for two weeks after a temporary certificate of occupancy (TCO) is obtained in May of 2025 and before the installation of the permanent collection. Galleries are to be arranged thematically based on six oceanic regions thereafter. Christopher Knight, who first reported the news, quoted an internal museum source as saying the project’s budget is now in excess of $835 million.

The Southern California Institute of Architecture has started classes for the Fall semester and is sharing with us their schedule of events and lectures as part of our ongoing event highlight at Archinect Partner Schools.

This Friday, September 13th, will see the first opening of Views of Planet City, featuring the sci-fi designs of SCI-Arc’s graduate Fiction and Entertainment program director Liam Young. Arquitectonica's 8850 Sunset development gets city approval

Arquitectonica has announced that the long-awaited 8850 Sunset Boulevard development has received approval from the City of West Hollywood.

The proposed structure will stand 11 stories tall and feature a 90-room hotel, 78 residences, including 16 affordable units, and commercial spaces on the ground level. A breezeway will weave through the building and connect to a park located at the center of the structure. The development will also host a reimagined Viper Room.

Experienced architect and curator Beth Stryker joins LA's MAK Center as new Director

Architect and curator Beth Stryker has been appointed Director of the MAK Center for Art and Architecture in Los Angeles. The Utensil Art + Design Studio co-founder has extensive experience in arts administration, including a recent five-year tenure as the Executive and Artistic Director of a nonprofit ArteEast and other nonprofit LA spaces.

Stryker's C.V. also boasts past experience working with the arts community of Cairo, Egypt, and other creative arts professionals in the SWANA (Southwest Asian and North African) region.

Lilli Hollein, the General Director of the MAK – Museum of Applied Arts, Vienna said: “With her wide-ranging expertise in architecture and art, her cross-genre, cross-cultural approach, and her many years of experience in interdisciplinary discourse, Beth Stryker is the ideal person to further the MAK Center’s avant-garde program and the internationally renowned MAK Center Artists and Architects-in-Residence Scholarship Program.”⁠

Ray Kappe's Rustic Canyon marvel lists for $4.99 million in Santa Monica

A significant Ray Kappe design, the 1984 Borghei-Cookston Residence in Rustic Canyon, is available for purchase after listing for $4.99 million recently in Santa Monica, California. The 3-bed, 4-bath home is 3,574 square feet and offers a dramatic vaulted glass half-domed facade with concrete masonry massing and steel featuring prominently throughout an atypical (for Kappe’s palette) and vertically-oriented design beset by several outdoor balconies.

Its listing follows that of the SCI-Arc cofounder's 1991 Keeler House in nearby Pacific Palisades for $12 million. Another late Kappe, his final residential design in Los Angeles, went on the market last November for $4.2 million. Kappe died in 2019 with a portfolio of around 100 private home designs. Backed by SB4, church groups prepare to make housing their mission in LA

The Archdiocese of L.A. announced Wednesday it will partner with a newly formed nonprofit called Our Lady Queen of Angels Housing Alliance to develop affordable housing in Southern California. Their first project — located on Archdiocese land currently used by Catholic Charities — will construct affordable apartments next to L.A. City College for community college students and youth transitioning out of foster care.

The transitional housing project at Los Angeles City College joins another for Pasadena City College that will enable better access to higher education for the 30,000 youths enrolled in L.A. County’s foster care system currently. Statewide there are 171,749 acres of developable land owned by nonprofit colleges or faith-based organizations, according to the UC Berkeley Terner Center for Housing Innovation’s assessment from a year ago.

SB4, motivated by the national “Yes in God’s Backyard” (which began in San Diego, eases the process for churches and nonprofit organizations can build housing at sites that previously had been limited by lot size restrictions and the California Environmental Quality Act (or CEQA).

The article mentions a separate state report, which found that one-quarter of all community college students in California experience homelessness at some point during the school year.

Oceanwide Plaza auction rumored for mid-September after buyers' interest springs

Multiple new bids to takeover the unfinished Oceanwide Plaza complex in downtown LA were reported last week in what could be a positive sign for its future. As per connectcre.com's reporting, an auction has been scheduled for “mid-September.” The update comes after months of speculation as to the future of the graffiti-tagged towers and a few short weeks after a new "saw horse" bidder had dropped their inquiry without submitting any offers.

“A key hurdle that any buyer would need to surmount is the question of financing: not so much to acquire the project, but rather to finish construction on it. The project has been appraised as-is at $434 million by Colliers as part of the Oceanwide Plaza bankruptcy proceedings. Completing the three-tower residential, retail and hotel complex could mean spending twice that amount,” their report reminds us.

LA issues RFQ for $352 million Exposition Park recharge

The City of Los Angeles will issue a major $352 million upgrade to Exposition Park in its build-up to the 2028 Olympic Games in an effort to address spatial inequalities in neighborhoods that had been “historically left behind,” Governor Gavin Newsom’s office said at the August 1st announcement.

In order to help mitigate the effects of an urban heat island in one of California’s most park-deficient and densely populated areas, the project will install a new six-acre green space and underground parking structure. Residents of the surrounding neighborhoods in South LA will benefit from the incorporation of other state-of-the-art amenities like EV charging stations and a new community space after asphalt surface parking areas are removed from its southeast corner. The announcement noted this area is currently underserved with only about 1 acre of green space available per every 1,000 persons, which is about ten times less than the national average.

AECOM's $2 billion Intuit Dome opens in fast-changing Inglewood

The landscape for professional sports in Los Angeles has for generations been defined by icons such as Dodger Stadium, Staples Center (now Crypto.com Arena), the Rose Bowl, and LA Coliseum.

This week, AECOM’s new Intuit Dome debuts in Inglewood, adding to that tradition. The $1.8 billion project, by many measures one of the most artistic sports venue designs in recent memory, includes 17,700 seats and comes replete with an 80,000-square-foot outdoor plaza area created by City Design Studio with landscaping from Walter Hood.

Frank Lloyd Wright’s Anderton Court Shops on Rodeo Drive now home to Givenchy LA flagship

The first West Coast flagship for Givenchy has openeded inside Frank Lloyd Wright's 1952 Anderton Court Shops building in Beverly Hills. The three-story design — Wright’s only commercial building in Los Angeles — features a central spine-like tower and inverted-V shape facade. It was originally intended to include a penthouse apartment and studio, and, after the most recent update, features a configuration of six boutique spaces serviced by an angular ramp that draws obvious comparisons to the Guggenheim Museum in New York City. Wright sold it to his client originally as "a little gem of an unusual sort."

Valerie Leon, Givenchy’s president of the Americas, said at its opening: "Given Hubert de Givenchy’s love of art and architecture, the Frank Lloyd Wright building felt like the right choice, and the opportunity to bring Givenchy to life there was inspiring."

The shops were added to the National Register of Historic Places in May 2004.

Paris' hostile Olympics architecture worries Los Angeles advocates ahead of 2028

"I haven’t seen anything quite like this," says Jules Boykoff, a professor and former professional soccer player who studies the impact of the Olympics on marginalized communities. "Typically, hostile architecture is more subtle."

The worry that Los Angeles may attempt a full-scale homeless 'cleansing' ahead of the 2028 Olympics has always been present as the statistical realities make too apparent: At least 75,000 people currently live without housing in L.A. County. Now, the task for their advocates is to buck trends that already started in London in 2012.

The Reddit group r/HostileArchitecture has been roiling by images of a ‘LEGO-like’ concrete obstacle in the Saint-Denis Canal that could, regrettably, become a staple. California has been pushing encampment sweeps more aggressively in the wake of a Supreme Court ruling in late June.

Checking in on LA's ‘28 by 28’ transit plan with an eye on the next Summer Olympics

New reporting on the transportation infrastructure strategy for the 2028 Olympic Games in Los Angeles from the local NBC affiliate has shown glaring gaps that may complicate the promises made previously by then-Mayor Eric Garcetti and other officials.

The report found that ten L.A. Metro projects will not be completed until after 2028. Metro, which received $900 million in funding for the expansion this spring, is still facing a $400 million deficit. Altogether, the projects (which also include freeway improvements around L.A. County) are worth a total of $42.9 billion. The most important of these is the Purple Line extension to the Westside, which has faced numerous cost overruns and construction challenges since work first began in 2014.

A new video depicts the world’s largest wildlife crossing taking shape in Los Angeles’ Santa Monica Mountains.

The long-awaited $92 million Wallis Annenberg Wildlife Crossing, which broke ground in 2022, can be seen sitting above eight lanes of traffic within the 101 Freeway in Agoura Hills.

As noted by the Los Angeles Times, the first stages of construction for sound walls and concrete barriers on both sides of the bridge can be seen.

The installation of steel girders was reportedly completed in April. In addition, crews have been assembling wood forms and placing reinforcing rods to make way for concrete pouring.

Set for completion in early 2026, the 200-foot-long, 165-foot-wide bridge is expected to be the largest of its kind in the world.

$600,000 Mellon grant will help public programs for the Paul Revere Williams Architecture Archive at USC

A $600,000 Humanities in Place grant from the Andrew W. Mellon Foundation will help bolster Paul Revere Williams’ archive at his alma mater, the University of Southern California. The trove of important documents that had for a long time mired unattended in storage in Los Angeles was since recovered thanks to the efforts of USC faculty members (incl. former School of Architecture Dean Milton S.F. Curry) and Williams’ granddaughter.

Following our previous visit to New York-based WXY Architecture + Urban Design, we are moving our Meet Your Next Employer series to California this week to explore the work of Yu2e, Inc.

The architecture and engineering firm has built a portfolio grounded in private single-family residential projects alongside commercial, mixed-use, and multi-family schemes. As we have previously reported, the firm’s work has recently been recognized at the 2024 AIA|LA Residential Architecture Awards and 2021 AIA|LA Design Awards for their Axolotl and Almost Famous homes, respectively.
