Foster + Partners updates design for 350 Park Avenue supertall in Manhattan

Foster + Partners has updated its plans for the new 62-story supertall at 350 Park Avenue after receiving approvals from planning officials to deliver what will be their fifth recent high-rise design in Midtown Manhattan after 425 Park Avenue, 50 Hudson Yards, the forthcoming PENN 15 tower, and the recently topped out JPMorgan Chase headquarters at 270 Park Avenue.

The renderings unveiled via a press release from New York Mayor Eric Adams's media team last week appear to show significant changes to the architectural design, which now features a more imposing series of stepped volumes minus much of the biophilic program of outdoor terraces and voided crown that were included in its original announcement over a year ago.

The role, based in New York City, calls for an individual from an architectural or real estate background to support the MTA’s real estate operations. Among the responsibilities for the position will be to “focus on focus on maximizing the efficiency and strategic use of the MTA’s substantial office space portfolio,” which encompasses up to 4 million square feet.

ODA plans new residential development in East Williamsburg

ODA has revealed plans for a new residential project under construction in Brooklyn that will deliver 336 units of studio, one-, and two-bedroom apartments. Their design for the Lorimer House and Copper Lofts in East Williamsburg calls for a triangular block-scale development connected by a bridge, surrounding three small interior courtyards and defined by curved corners that soften its form in response to the site's unique dimensions.

Other aspects of the project include a third-floor pocket park space that combines with an upper-level amenity lounge and a circular roof deck with landscaping to give residents a total of 26,000 square feet of outdoor areas. The building's facade is composed of brick with horizontal metal panels, vertical metallic piers, and a slab edge to create an appealing visual character completed by integrated planters, balconies, and recessed terraces.

New HOK-designed NYCFC soccer stadium wins planning approval as part of Willets Point redevelopment

HOK has won approvals for its proposed new stadium design at Willets Point, Queens, for the New York City Football Club (NYCFC) MLS franchise.

The go-ahead was granted by City Councilors last week as the future anchor to the larger mixed-use Willets Point Phase II Redevelopment Plan development that includes a new public school and 2,500-unit affordable housing component, along with 150,000 square feet of public spaces adjacent to Citi Field at a site formerly known as the 'Valley of Ashes.'

At a cost of $780 million, HOK will deliver a two-tiered, 25,000-seat design (the city’s first purpose-built soccer stadium) built using local materials and featuring green design strategies like PV panels and stormwater retention. According to the architects, this will allow for its operation to be all-electric and net-zero, with annual emissions reductions equal to 12% within a year of the project's inauguration.

The Vessel to reopen with improved safety measures

The Vessel has announced it will again be open to visitors in New York City later this year after upgraded anti-suicide safety measures are installed in response to a spate of tragedies that have befallen its existence since being inaugurated in March of 2019. The attraction has been closed since 2021 and will reopen with its uppermost level kept inaccessible to the public.

The New York Times reported a representative from Related Companies, which manages the Thomas Heatherwick-designed property, as saying a “floor-to-ceiling steel mesh” barrier would be installed. It will replace existing barriers that were only waste-high and not "cut-proof," as the new fencing is understood to be made.

At least 200,000 residential structures in New York City are at risk of seismic damage: NYT

The five boroughs are home to more than 200,000 multifamily buildings made with un-reinforced brick and built from the mid-1800s to the 1930s, according to a city hazard plan. Many rowhouses across the city neighborhoods fall into this category. Such masonry cannot bend or flex during an earthquake and would instead break or crumble. A strong earthquake could cause some buildings of this type to collapse.

Last week’s 4.8 magnitude tri-state quake wasn’t nearly as strong as the (estimated) 5.5 magnitude incident that occurred on August 10, 1884, and would have caused $4.7 billion worth of damage to the modern city, according to the New York Times.

Experts have warned that the risk posed to New York City, even after its amended 1995 building codes called for “seismic gaps” between buildings, remains at least faintly plausible.

A 2002 Times article on earthquake preparedness in the Big Apple states the probability of a magnitude 6.0 or higher event occurring even once in the next 19,500 years is still "unlikely."

The USGS-documented sinking of buildings in Manhattan, meanwhile, is happening at a rate of between 1 to 2 millimeters per year.

KPF designs Columbia University's first purpose-built, all-electric research lab building

Kohn Pedersen Fox has designed a new state-of-the-art research and academic facility that will deliver Columbia Universty’s first purpose-built, all-electric lab building for the Vagelos College of Physicians and Surgeons.

The project will augment Columbia’s Plan 2030 for achieving campus-wide net-zero emissions by 2050. It boasts a system of air source heat pumps (ASHPs) that manage the building’s temperature controls in unison with a high-performance facade that offers an optimized window-to-wall-ratio under 50%.

Jeffrey Beers International presents new leadership team following the death of its founder

Jeffrey Beers International (JBI) has announced a new leadership team in the absence of its namesake founder, who passed away last month from cancer at the age of 67.

The firm has appointed partners Michael Pandolfi, Nora Liu-Kanter, and Tim Rooney as new leaders of the 37-year-old New York-based studio practice. The demolition of ‘The Tombs’ Manhattan Detention Complex to prepare for the 300-foot ‘Jailscraper’ (aka the ‘Chinatown Jail’) in Lower Manhattan is meting out further headaches for residents around the Columbus Park area, the majority of whom are elderly, ABC7 reported recently.

Cracks and other noticeable damage are now beginning to appear in adjacent structures as the 900-bed behemoth is being taken down in advance of the construction of a controversial new facility that is promoted as being more ‘humane’ than its predecessor and the city’s Rikers Island facility — despite activists’ criticisms.

The New York City Mayor’s Office of Climate and Environmental Justice has released the city’s first report into environmental justice issues.

Titled 'EJNYC: A Study of Environmental Justice Issues in New York City,' the study analyzes environmental hazards ranging from toxin exposure and summer heat vulnerability to flood risks and transit access.

Developed by a team led by Buro Happold and urban design nonprofit Hester Street, the report feeds into a wider project known as the Environmental Justice NYC (EJNYC) initiative, which will develop a city-wide environmental justice strategy. The report is also accompanied by a mapping tool that allows users to visualize environmental issues in their neighborhood.

Brooklyn group opposes new Tony Hawk-backed skatepark: 'Pouring concrete is Stone Age'

The city has construction plans for Mount Prospect Park, once the site of a lookout station for George Washington’s army. About 40,000 square feet of the 7.79-acre park are to be turned into one of the largest skateboarding spots on the East Coast. Some nearby residents are fighting the plan. [...] They say the poured-concrete skateboarding facility would take up precious green space in a city that does not have enough of it.

A total of four skatepark designs are scheduled to be built in the Bronx and Brooklyn, courtesy of The Skatepark Project (or TSP). Costs for a new park at the contested Brooklyn location are about $100,000.

The Mount Prospect Park location calls for 40,000 square feet worth of concrete to be poured, leading to local protests recently. Hayley Gorenberg of the group Friends of Mount Prospect Park told the Times, “Paving green space isn’t acceptable to the community, and it’s not the way for New York City to look forward to a more resilient future. It’s backwards thinking.”

Frida Escobedo reveals first American residential design in Brooklyn

Frida Escobedo’s first American residential commission has been revealed as a block-scale condominium project in the Boerum Hill neighborhood of Brooklyn.

The designer of the new Modern and Contemporary Art Wing at the Metropolitan Museum of Art (in which she has set up a working studio) will deliver the new Bergen development at 209,000 square feet for client Avdoo & Partners by 2025.

It will stand as the second building project in the New York market for Escobedo following her collaboration with Handel on the new National Black Theatre mixed-use development in Harlem.

Developer behind SHoP-designed The Brooklyn Tower is facing foreclosure on $240 million loan

Michael Stern, the developer of SHoP’s new The Brooklyn Tower (also known by its address at 9 Dekalb Avenue), is facing foreclosure over a failure to pay a $240 million loan that was extended by Silverstein Properties in 2019 to complete the 93-story project, according to reports from The Real Deal.

As TDR pointed out, Stern is also responsible for 111 West 57th Street, which has had issues with cost overruns and other legal setbacks.

Stern, a veteran of the city’s high-stakes recent luxury market, is known for making huge bets on his projects. Speaking for a 2020 Financial Times profile, FXCollaborative’s Daniel Kaplan said of his approach, “He’s commissioned some very good architecture. The thing that’s really interesting about him is that all the things people say you can’t do — or you can’t do for the money — he says, ‘Forget it!’”

New York City’s first dedicated soccer stadium is becoming closer to a reality. As reported by Gothamist, the City Council is expected to approve the final phase of an ambitious project to revitalize the long-neglected Willets Point neighborhood in Queens through a mixed-use redevelopment.

In addition to the stadium, the scheme promises to deliver 2,500 units of affordable housing, including 133 homes for homeless New Yorkers, a 250-room hotel, a public school, retail, space, and public space. Designed by HOK, the $780 million, 25,000-seat stadium will host the MLS’ New York City Football Club. It is also expected to be the first-ever fully electric soccer stadium in the MLS.

Acclaimed architect Jeffrey Beers passes away aged 67

New York's Jeffrey Beers International (JBI) has shared news that its founder Jeffrey Beers passed away from a battle with cancer on Monday, March 18th, at the age of 67.

A prominent figure in hospitality design and planning schemes, Beers began his career as an architect in I.M. Pei's New York office shortly before forming his own studio practice in the city in 1986. The next 38 years have seen its brand grow in influence to be synonymous with celebrity chefs and entertainers, corporate America, and international hotel brands.

Beers credited his Fulbright program mentor Oscar Niemeyer and former RISD professor glass artist Dale Chihuly among his influences as he pursued an architecture that suffused fine art, luxury, and a highly-tuned sensibility for good design.

A new dramatization of the deadly 2017 Grenfell Tower tragedy is being staged next month at the St. Ann’s Warehouse in Brooklyn, New York, after traveling from the National Theatre in London, where it premiered last summer.

Adjaye Associates has announced the promotions of three new CEOs in an organizational restructuring that will see founder David Adjaye step into a new role as the Executive Chair of the group and the firm's Principal.

Pascale Sablan, Kofi Bio, and Lucy Tilley will now lead the New York, Accra, and London studios as CEOs, respectively. Sablan, most recently the 2023-24 NOMA President, is perhaps the best-known architect of the group. She will impart her past experience as an Associate Principal in the New York office, which she first joined as a Senior Associate in January of 2021. Her time there has coincided with a host of important national recognitions, including being named winner of the 2021 Whitney M. Young Jr. Award.

The three-tower scheme chosen from the set of alternative proposals that was released in February calls for a 1,189-foot hotel with 1,750 rooms to be placed at the northernmost edge of the site opposite a 1,366-foot office building and across a plaza area from the x-shape third residential tower, which stands at 1,172-feet will include 1,507 units. A 5.6-acre park will complete the master plan, along with a 750-seat public school and 12,250 square feet of ground-level retail.

Pratt Institute has announced the creation of the new Center for Climate Adaptation (CCA). The initiative is part of its alignment with The New York Climate Exchange, a consortium of research institutions that will use Governor’s Island as its hub for climate change investigations and education. David Erdman, an associate professor in the Graduate Architecture and Urban Design (GAUD) program, will lead the center as its first Director.

Pratt says the new CCA is aimed partially at protecting global island cities such as New York and Singapore. The focus expands on the United Nations Archipelago Agenda and will include experts taken from every subfield of architecture and urban design. Pace University and Singapore University of Technology and Design have signed on as academic partners in the initiative as well.

New Yorkers are still pissed about disrupted view sheds and 262 Fifth Avenue

“It really pisses me off,” Clark said while standing in the plaza in front of the Flatiron Building on Fifth Avenue, a few blocks south of the dueling skyscrapers. “The whole New York skyline has been destroyed. When I moved here I was thrilled with it, and now it’s just getting disgusting. These new buildings have no identity, no design to them. We’ve lost the character of New York, and it breaks my heart.”

The Guardian goes inside some locals' struggle against the new 262 Fifth Avenue condo tower by Meganom and SLCE Architects. The East Siders protesting their obstructed view sheds are also not in favor of its appearance or the design for 432 Park Avenue, including several inspired teen critics on TikTok.

NYT critic Michael Kimmelman also wrote of their plight last year, declaring theirs and other opposition attempts a noble attempt at restoring the city’s history in an era defined by zoning manipulation and visible inequality.

The Beverly Willis Architecture Foundation (BWAF)’s search for a new organizational leader has culminated in the appointment of Tizziana Baldenebro as its next executive director following a national search that began this fall.

Baldenebro, who replaces the long-tenured and well-admired Cynthia Phifer Kracauer, has past experience as the director of SPACES, a 45-year-old nonprofit that was founded to encourage community engagement with the arts in northeast Ohio.

Baldenebro was, along with other members of SPACES, most recently a co-curator of last year’s U.S. Pavilion at the Venice Architecture Biennale and comes to the position informed by her childhood in Los Angeles and subsequent experiences in cities like Detroit, Cleveland, and Chicago.

Google NYC's new adaptive-reuse HQ design by Gensler and COOKFOX opens at Hudson Square

Google’s brand new New York City headquarters inside St. John’s Terminal at Hudson Square has opened following the completion of a five-year and $2.1 billion project designed by COOKFOX Architects and Gensler.

The renovation of the two-block-long former rail terminus yields a total of 1.3 million square feet of new offices. Another nine stories were added above the existing structure. The building will house some 3,000 employees of the tech giant, who said in a blog post that its design is responsive to a research-driven office strategy and supports a new workplace model that’s meant to foster greater collaboration, creativity, and growth.

Plans revealed for Hudson Yards Phase Two with several towers and a potential casino

The next chapter in New York’s Hudson Yards has been revealed, with developers filing a bid for a potential mixed-use casino complex. Related Companies and Wynn Resorts submitted plans as part of an environmental impact process last week with the New York City Department of City Planning, which includes two scenarios for the plot directly west of The Vessel.

The proposed site is currently occupied by the West Side Yard and would see the Hudson Yards development expand west, separated from the Hudson River only by 12th Avenue. The plot would also be wrapped on three sides by the High Line, which already borders the south side of the existing Hudson Yards development.

In 2020, Related Companies offered an indicative insight into the architectural intent for the site when it published renderings to assuage concerns that a 700-foot wall would separate the development from The High Line.

The Gagosian Gallery’s Madison Avenue location has recently opened an exhibition of Frank Gehry artworks titled Ruminations.

On view until April 6th, the gallery will be showing recent works Gehry’s team says are in dialog with the architect’s engagements with fluid aquatic animal forms that date to an inspirational early-80s commission with the Formica Corporation.

Notably, the show features the East Coast debut of Gehry’s "Crocodile Lamp" sculpture besides selected works on paper and other elaborations on the animal theme.

Snøhetta tops out Manhattan residential tower with ‘striking geometry’

A Snøhetta-designed residential tower in Manhattan’s Upper West Side has topped out. Named 50 West 66th Street, the scheme is described by Snøhetta as having a “striking geometry” with a “natural palette of refined materials.”

Archinect first reported on the development in 2017 upon the release of the design proposal, detailing the tower’s palette of textured limestone, glass storefronts, and bronze details. Externally, the facade is defined by what the designers call a “series of sculptural excavations, evocative of the chiseled stone of Manhattan’s geologic legacy.”

As the tower rises, its profile gradually narrows, including a distinctive splitting of the volume at the 16th level, creating a shared amenity terrace. Above the terrace, the opposing corners of the tower are sliced away to create residential balconies. “Angled facets evoke this chiseled vocabulary, revealing the same gleaming bronze found at the building’s base,” the designers add.

Revised design published for Foster + Partners’ Midtown Bus Terminal in New York City

The Port Authority of New York and New Jersey has published revised plans for the new Midtown Bus Terminal. The scheme, designed by Foster + Partners, will replace the existing terminal that opened in 1950.

The $10 billion facility will include a 2.1 million square foot terminal with a separate storage and staging building and new ramps leading directly in and out of the Lincoln Tunnel. The revised plans will also include the permanent closure of a portion of 41st Street between Eight and Ninth avenues, as well as a central main entrance, more street-level retail, and a multi-story indoor atrium and new public open space.

Michael Kimmelman checks in on a case study for affordable housing in NYC

It wasn’t a visual spectacle, but it was handsome and dignified, standing out with its prefab metal facade not just in a neighborhood of empty lots, aging apartment blocks and derelict rail tracks but also against a backdrop of dreary, bare-bones affordable housing developments all across the city. Most important, its goal was larger than itself: to reimagine subsidized housing for a new century. I promised in that column to report back on whether it succeeded. Did it?

The Via Verde redux is an interesting return to Kimmelman's very first Times column. He wrote the housing scheme’s developer Phipps “knows what it’s doing.”

Whatever is working has got to be scaled up and replicated rather quickly. As he points out, both the city and New York State failed to adequately fund and approve new housing starts to enter the construction pipeline in 2023 despite a present need for approximately 50,000 new units annually.

Kimmelman, whose personal mission to raise housing standards for New Yorkers is well known, is occasionally charged with promotionalism for writing such pieces. (It's worth noting that this is now the critic's second review of a completed Dattner project in as many years.)

BIG unveils design for new Freedom Plaza development along Manhattan's East River

Plans for a four-tower scheme designed by BIG for the east side of Manhattan have been announced by developers Soloviev Group and Mohegan in advance of its commencement in Midtown.

Their transformative Freedom Plaza project will be realized on a 6.7-acre plot near the United Nations complex overlooking the FDR Drive and East River between 38th and 41st Street at First Avenue.

The program calls for two pairs of hotel and condominium towers connected via a skybridge, and addressing the Queens shoreline with a landscaped park and small Museum of Freedom and Democracy forming in the ground-level plaza underneath. A total of 4.77 acres of publicly accessible space will be included therein, flanked by the 1,325-unit residential component to the southern orientation. Nearly half (40%) will be dedicated to affordable housing, according to the project announcement.
