Partnering with Heatherwick Studio, the company is to explore the tower’s adaptive reuse as a hotel.

Standing at 620 feet in height, the BT Tower is one of London’s tallest buildings. Opened in 1965, the tower is covered by a Grade II historical importance listing, though such a listing does not prohibit a change of use within the building.

MCR has noted that the tower will not undergo any immediate changes, with current owners BT Group expected to take several years to vacate the premises due to the complexity involved in moving technical equipment. The design process is also expected to include time for community engagement in advance of the proposal’s reveal.

The data report has been updated to reflect changes in office conversions. The firm shares that an estimate of only 25% of buildings (from Gensler's original assessment) are suitable for conversion. This is a decrease from the 33% figure that was reported in January as Gensler began marketing its proprietary metric of office conversions.

The new study was expanded to cover some 1,000 buildings, an increase from their previous analysis of 300 buildings. Paynter and his team now report that conversion is "an unprecedented opportunity to create new residential stock quickly, sustainably, and at a 30% lower cost than new construction."

The announcement comes as vacancy rates have skyrocketed to 30-year highs, according to the White House. Some cities like Washington, D.C. have seen rates as high as 50% in their CBD areas, prompting desperate appeals from politicians to enact wholesale changes to the built environment that’s backed up by funding from the federal level. Now, in unison with the Department of Housing and Urban Development (HUD) and Department of Transportation (DOT), the government has officially published its guidelines for obtaining available funding through the Transportation Infrastructure Finance and Innovation Act and Railroad Rehabilitation & Improvement Financing, and other programs.

The White House press release says: “Converting commercial real estate to housing a...

The ‘Wanmicang’ warehouse sits on the south side of the Shanghai Zhangjiang Cement Factory grounds and has been reimagined by MAD as a “three-dimensional hierarchy of time and physical dimensions through the juxtaposition of old and new structures.”

Subsequently, MAD’s approach to the Wanmicang warehouse was to preserve the site’s industrial fabric while repurposing the site as a multifunctional public waterfront space holding culture, creativity, commercial, and office functions.
