Serving as a gateway to the Brooklyn Navy Yard, 303 Sands (formerly 399 Sands) will be a new multi-use commercial hub accessible to the public. The new building frames the north side of Admiral’s Row, a 5.1 million square foot redevelopment led by Steiner NYC, anchored by a new supermarket complex with retail, industrial, and community facility spaces.

The first four floors comprise an unenclosed precast parking structure, with room for approximately 430 vehicles as well as bicycle parking, providing much-needed car and bike storage for the new employees and customers of this development. Designed for maximum flexibility and future expansion, the four floors above the parking are optimized for light industrial use, and the top floor is an open office space, intended for a single tenant. Emphasizing the building’s commitment to sustainable practices, the building features an extensive green roof, permeable Grasscrete pavers on the ground level to conceal the loading berth surfaces, and vertical landscaping screens to screen the parking areas.
