Guro Housing Reconstruction Plan

Guro Jugong Apartment is a 1.3-million-square-foot complex located in southwestern Seoul. Built in 1986, the apartment complex received a safety diagnosis grade D in 2018, 32 years later, raising the need for reconstruction. The project of Guro Housing Reconstruction Plan was carried out to designate this area as a renewal district in accordance with the relevant statutes. The site consists of 19 residential buildings and 10 non-residential buildings and currently houses a total of 2,126 households (5,266 people). Current land use of the site is classified as residential, road, public office and welfare and religious facility. One main entrance is located in the southwestern part of the site, and both pedestrians and vehicles use the ground-based mixed traffic streets. The land use plan was revised to secure distance between buildings and efficiently lay out buildings to minimize the shade cast on schools located north of the site. Parks under the Reconstruction Ordinance shall be located in the northwest, close to the school. For efficient building layout, the alignment of the road within the complex is modified to make the residential land look more like a rectangle, and amenities and welfare facilities for residents located on the side of the road are moved around the main gate nearby the boulevard. The main gate of the apartment complex shall remain in its original position. Parking lots built only underground will create a more pleasant walking environment by separating the flow of vehicle and that of pedestrian. Four underground parking lot entrances shall be constructed for each area within the complex so that quick access from the outside the complex can be made. Entering the complex, a main square will be located in the front view, and small squares and green areas will be located in front and behind each building, which could create abundant open space and open landscape axis. Pedestrian roads linked to open spaces contribute to creating a pleasant living environment. Also, community facilities such as senior citizen centers, libraries, and daycare centers located next to the northern parking lot entrance and on the streetside within the complex will be of great service to the residents' convenience.
