Wainscott Residence

The existing structure was designed and constructed in the 1970’s and was completely negligent to the available ocean views to the east and south of the property as well as beautiful sunset views over Wainscott Pond to the west. The clients desired a new spatial layout that would provide a modern arrangement of interior space relating directly to the ocean and surrounding landscape view opportunities. The building site is located very near the ocean and has been affected by FEMA zoning codes such that the original structure could not be torn down and rebuilt. Thus the structure was removed to the foundation and was completely redesigned and rebuilt on the original footprint with exterior terrace and porch additions. The interior spaces were organized with the major family living spaces and the master bedroom suite on the upper floor to take advantage of 270 degree ocean and pond views. Living space on the lower level relates directly to the pool terrace and landscape through a layered sequence of transitional space provided by covered and open adjacent terrace areas. The architectural language of the building is characterized by a simplified or more contemporary approach to the surrounding context of traditional structures.
