AB design studio repositioned a dated, two-level warehouse structure and parking lot into a modern, mixed-use office complex to create more value out of the property.

Located on a thriving commercial corridor in downtown Santa Barbara, a series of individual warehouse-style units—with original industrial elements intact and exposed—was given a contemporary update. The architects capitalized on a strong cantilevered overhang, new storefront glazing systems, and unified material palette to activate the exterior façade.

The revitalized complex supports a variety of office suites, lofts, and studios, as well as café with outdoor seating. Offices feature open floorplans with glass-enclosed conference rooms. Larger units on the ground floor feature roll-up glass doors to retain their industrial vibe. Utilizing placemaking strategies, the architects expertly programmed the street-facing corner to have a strong, inviting presence and connection to the local community.
