The site is divided by a passageway oriented towards an urban park across 53rd Street to the South.  An interior light-well is designed into a small central courtyard bringing light into all spaces of the building and symbolically separating the offices from the residential tower.  An interactive screen is used for advertising and to shield the front facade from direct sunlight.
