Proposed addition of a 38 storey tower block with 1 basement to existing 60 storey OUB Centre, amalgamation of service road & addition of 2-storey viewing gallery & dining to roof & removal of 49th storey roof slab at existing 60 storey OUB Centre building at no. 1 Raffles Place (downtown core planning area), SINGAPORE:
The following summarizes the development proposal:
• Demolition of existing Annex Podium, Pedestrian Overhead Bridge and erection of a new 38-Storey Office Tower (Tower 2) with 1 Basement.
• Expunction and amalgamation of existing part access road,  which will be converted to an office lobby at  Tower 2. Provision of blast-protected tunnel lining over realigned local access road.
• Conversion of existing Mechanical floors at 61st, 62nd floors, & Roof Tower-1 to a 2-Storey Restaurant with Viewing Gallery at rooftop. 
• Provision of additional GFA/ office space at Tower 2 based on maximum Art and Lighting Incentives entitlement (2%) & DC rate at the material time of PP (Provisional Permission). GFA ‘recovered’ from removal of existing roof slab at 49th storey tower 1 is used for Tower2.
• The proposal will aim to fulfill the Green-Mark gold plus accreditation, as well as the CONQUAS.
Responsibilities:
• Leading a team of five as the project architect.
• Analysis of site & requirements as well as Authority (government agencies) requirements.
• Preparation/ compilation of design proposals with presentation drawings, tender and construction phase one and phase two drawings with Material specification.
• Co-ordination with consultants (structural, HVAC, electrical, plumbing, lighting, art, arboriculture, blast consultancy, green building consultancy.)
• Submission to authority using the E-cornet system, followed by analysis, application of building codes, postulates/rules and written direction of: URA (Urban redevelopment Authority), LTA (Land Transport Authority), SLA (State Land authority), BCA (building and Construction Authority), SCDF (Singapore civil defense force) for fire fighting and lift codes as well as AMSL/ building height issues, CBPU (Public utilities), NEA (national environment agency).
• Cost Analysis and Call for Tenders for various packages followed by recommendation to clients.
Deliverables:

• Provision of blast-protected tunnel, re-alignment of land and other matters with LTA and SLA.
• Submissions for PP (provisional permission) to Govt. Agency-URA and coordination with authorities to receive grant of PP. Also submission to URA for the art and lighting incentives.

• Call for tender for Lighting design, Art consultant, arborist, interior design, blast consultant, Green Scheme consultant as well as Main Contractor. Client recommendation reports followed.
• Co-ordination through schematic stage, tender stage 1&2 till construction phase with main contractor, sub-contractors and various consultants.

Unique location and a very tight site determined the design of this condominium. Economic feasibility as well as Srilankan design standards made this a creative project.

This corporate office of about 40,000 sq. ft. is designed to be Iconic yet simple. The basic concept is to green and free the ground floor and maintain all usable spaces on the top floors.
