The context is to re-establish the cities inner brownfi eld area that has been abandoned. Re-development of the 36 to 60 hectare space into a controlled urban living environment, creating a new community
for 1800 homes and sustainable in form, 95% of the material from site demolition and construction recycled in to the design.

• Site in disused and industry has come to a stop in
this area.
 

• The site area is contaminated from the industry’s
history.
 

• Railway is redundant and un-used.
 

• Lower areas of the site are prone to low level
fl ooding.
 

• The Site is 36 hectares chosen for the design requires 1800 homes of sustainable quality and self-sufficiency to be built.
