4Q - Housing in Cacém

The project comes from a private order to build a housing project located in the urban fabric consolidated from Cacém, a parcel with an area of 1010m2 located between Moinho da Barroca Street and Impasse da Barroca Street in Cacém, Sintra.


The parcel is unoccupied and semi-abandoned, integrated in an uncharacteristic urban area,  in the middle of different pre-existing volumetry and with multiple heterogeneous styles.


The analysis made by the technical team, prior to defining the guidelines of the intervention, it was concluded by the need to consider the extension of the road to the west ensuring alignment with the north wall of the building, the demolition of the existing building in an advanced state of degradation, and the resolution of the street corner. The location of the field is really privileged, in fact the culmination of  the quarter allows the meeting of both roads that surround the target area in the West and in the East. The new boundary of the property implies the transfer of 179.00m2 to the public domain.
The program presented by the client, suggested the possible use of the parcel like a dwelling unit with two floors, which in urban terms would be integrated in the landscape and at the same time offered a choice of qualitative residence in an uncharacteristic area.
The main constraints are the definition of the distance between the building and the extreme of the terrain, the access to the interior of the lot for purposes of covered parking in basement and the resolution of the street corner to consolidate the urban roads.
The form and the size of the terrain does not allow the construction of independent housing units, so the intervention results in an architectural object with a continued reading line.
So, the proposal predicts four houses with T2 and T3 Types, which develop on two floors. The volume maintains a strong relationship with the surrounding environment and with the backyards, allowing direct access to the exterior of all compartments on the ground floor.
The internal organization of the houses focuses on functionality and better use of space, with the vertical access in a prominent position, which combined with the generous dimensions of the windows and mezzanines, give to the interior space a comfortable openness.

The elevation plans are dematerialized elements, protected by "membranes" made by strips that allow to control both the intensity of light penetration in the large gaps and accentuate the horizontality of the volume. On the north elevation, smaller openings correspond to the areas of private rooms and kitchens.
