Interior Design and plan layout of a tenant suite for an oil company in Midland, Texas, located on the 10th floor of Frost Tower downtown Midland. Budgeted $1 and 5.5K Square foot.

The project was commissioned by ERP properties / Haley Managment of Midland, and Fred Simon from Old Colony Capital Corp (building Investor), after presentation he mentioned "it is a very illustrious design.” and expressed satisfaction.

IBC 2015, will allow “one exist” from a suite (B Occupancy) without fire sprinkler, if occupant load is below 30 and travel distance are not more than 100'. One consideration for tenant suite design is that the code requirements for suite tenant exit discharge are different than building/floor exit discharge. IBC Table 10006.2.1 page 254. Some municipalities may allow you to subtract circulation/corridor from your total square footage on “existing building” to drive at lower occupant load. However, if you have a large conference room/waiting room/ break room larger than 750 Sq. Ft. or 50 occupant load it will be considered Assembly (A Occupancy) inside a B occupancy and it is 15 Sq. Ft. per occupant (15x50=750). You will need 2 exist doors from that room. In order to change Assembly classification’s occupant load, you are allowed to deduct area of conference table and chairs from your conference room total square footage. However if total occupant load is more than 30 you will need “two exist” from suite.
