With over 15+ years of experience in Architectural Design (AD) and Project Management (PM) of mission critical, commercial, industrial, military, public, educational, laboratory, healthcare, and residential real estate, I have the skill set to successfully drive all sales and delivery aspects of architectural and engineering projects.


Recently, I spearheaded my employer's international Design efforts for a European nation's telecommunication headquarters -- a Greenfield project whose site and base building estimated ROM costs exceeded $35 million US dollars. Serving as the Lead AD and Technical PM, I tackled project Programming and Site Selection, while managing the overall production processes of multiple offices spanning more than three countries, delivering written narratives and CAD working/plotting files for a full service A/S/C/M/EP/FP contract.  The balance of my diversified portfolio includes negotiation, management, and design of real estate across identified and prospective site locations throughout the Americas, Asia, and Europe.


My PM responsibilities included engagement formulation, fee preparation, scope and subK control, milestone and travel scheduling, deliverable execution, QA/QC, and project closeout.  Elected to lead or contribute to each of my former companies’ standards committees, I invented, refined and maintained project templates (data gathering and deliverables) as an effective means to increasing project profit margins. I excel when presenting and discussing findings to project teams, clients and stakeholders.  I have a proven engagement history of new and upsold work.


I am highly versed in the most efficient methods of successful project team production processes.  I served as company local and corporate CAD Managers, co-authoring my offices’ corporate CAD Standards & Protocol Manuals. I programmed in LISP, customized scripts, installed software and configured a myriad of peripherals. I work interchangeably between English and Metric measurement systems; am savvy with site surveying and production of base background files; and have a portfolio of project examples from Schematic Design through Construction Documents.


Ancillary to CAD production, I am an expert in creating and discerning quantitative calculations and tallies such as BOMA, Parking, Stacking, LEED, and discipline documentation required for AHJ compliance. I possess the highest level of technical writing skills with a decade of experience authoring project BODs, PCAs and Feasibility Assessments, Studies and Opinions, and Project Specifications.

Nova Consulting Group, Inc., Los Angeles, CA, US, Field Associate - Property Condition Assessments (PCA)

Property condition Assessments are often required as part of pre-purchase, owner commissioned, or refinance transactions. Nova services include a site visit to evaluate the general condition and maintenance history of the property and to assess the overall design and construction of structures. All available on-site project and construction documentation is reviewed and interviews with property managers, tenants, and local officials are conducted.

Nova’s property condition report offers a narrative on the condition and adequacy of all site and building improvements and includes forms and information including items of deferred maintenance, estimates of immediate and annual replacement reserves, and comments on the building’s conformance with code, ADA, unfinished work, and FHA compliance.

To date, Mr. Gmiter has served as Project Manager (as well as Executive Editor and Lead Author) for nearly 100 Property Condition Assessments (PCAs) with Feasibility Analyses. Responsible for establishing project scope, fees, schedules, qualified subconsultants (as required) during contract pursuit as well as managing execution of contracted consulting services. Project deliverable formulations were generally guided by ASTM standard E 2018 for Property Condition Assessments and sometimes included retaining specialty subconsultant Structural Engineering services to perform tasks such as a Probable Maximum Loss (PML) and/or Near Fault Analyses. PCAs typically required preparing cross-discipline Rough Order of Magnitude (ROM) Pricing Summaries to remediate deferred maintenance and/or non-compliant construction. In addition, quantitative floor area tallies (BOMA) and Parking Stall Counts were required in delivered PCAs.

Over his tenure with EYP, Mr. Gmiter developed a highly efficient project process partly relying on established template materials to maximize client Return on Investment (ROI). Although not directly responsible for sales quotas, Mr. Gmiter solicited existing PCA clients to successfully engage additional work (either PCAs for other properties or follow up services at the same property), successfully contributing to the local office pipeline.

Project fees varied from roughly $20,000 to upwards of $150,000 depending on the Subject Property, Client investigation criteria, and/or additional service requests unique to a particular project. Individual Project Remediative ROM tallies valued to approximately $30,000,000. Projects typically ran 4-6 weeks from engagement execution through delivery. Mr. Gmiter was ultimately responsible for engagement formulation, project delivery, and project reporting and subconsultant payment authorization.

J2Pmedia, Los Angeles, CA, US, Co-Founder and Chief Operations Officer (COO)

Mr. Gmiter co-founded and is the current Chief Operations Officer (COO) of J2Pmedia since July of 2013. J2Pmedia (formerly Joe 2 Pro Photo) is a global amateur action sports imagery based multimedia services community hub headquartered in Santa Cruz (Watsonville), CA. Mr. Gmiter is presently entrenched in the development and implementation of company operations, including global digital infrastructure + UX.

J2Pmedia is planning its new operations platform deployment for Summer 2015, with subsequent phases scheduled for delivery in Fall and Winter of 2015. Following a high level assessment of the current company’s business and operations platforms, Mr. Gmiter designed multi-phase virtual and operations infrastructure platforms, protocols, and processes.

Mr. Gmiter leads company and project meetings, outlines project schedules, performs needs assessments and programming, and oversees deliverables, resourcing, budgets, reporting, contracting, operations, information and technology. Mr. Gmiter has incorporated his architectural training to evolve into a principal future-state visionist and user experience (UX) developer.

Working with the Project Stakeholders, Mr. Gmiter is in the process of sourcing proposed, future company growth through crowdfunding and venture capitalist investment, while continually maximizing customization capabilities of the Vendor Marketplace. Mr. Gmiter is Principal strategist of and contributor to J2Pmedia’s Social Marketing Initiative – planned to launch Summer, 2015.

Cresa MCS is the designated service-line within Cresa that specializes in consulting clients with “Mission Critical” and infrastructure-centric facility needs (e.g. heavy power, telecommunications and other utility related needs).
