This brief required the development of an apartment complex and gymnasium on a site on the north quays. A concept master plan was also required for the entire north quays area.

The master plan was aligned with the local Waterford council plan to demolish all of the buildings apart from the R&H Hall flour mill building which would be restored and opened to the public for use as a maritime museum. A marina would sit in front along with a large courtyard.  A board walk would hug the water’s edge and a green park land would sit in behind. 

The gymnasium sat low on the landscape and was dug into the earth to allow the public who walked along the boardwalk a view down into the space. The structure of the gymnasium required large glulam beams to span the space and allowed for spacious rooms such as a sports hall, aerobics, weights, and cardio room.

The apartments were constructed high above the gymnasium giving the occupants wonderful views of the city and the river Suir. The apartments were of a cross laminated timber construction and they had an exterior material of bamboo cladding. 

The apartments were duplex with a terrace and interlocked to each other. This allowed each occupant to access the terrace on their ground floor. The terraces that were not accessed from the apartments were opened up to communal spaces in the building to allow people to interact socially.
