LivingHomes seeks Project Architect/Project Manager

LivingHomes,, is a Santa Monica based designer and developer of modern, prefabricated homes that combine world-class architecture with an unparalleled commitment to healthy and sustainable construction.  We offer three lines of single and multi-family homes by Ray Kappe, FAIA, the founder of the Southern California Institute of Architecture, KieranTimberlake, the AIA 2008 Firm of the Year, and designers at LivingHomes.  The first LivingHome, designed by Ray Kappe, was the first in the nation to achieve LEED Platinum and a winner of the AIA’s COTE Award.  Twelve LivingHomes have been certified LEED Platinum, making us one of the most experienced designers of LEED Platinum homes.  LivingHomes are available in standard or customized configurations to builders, developers and individuals.  We are also engaged in our own developments.

Job Summary:

We seek a key individual who will provide project management to our design team.  You must be based in the Los Angeles area and  have 8-10 years of experience, with a minimum of five years specializing in single and multi-family residential and Type V construction.  You must be a Licensed Architect in California. This is a hands-on, full-time position.

Specific Responsibilities:

  • Be a team leader.
  • Manage and help create project construction documents.
  • Ensure projects are expertly planned, coordinated, permitted and administered, on time and on budget, and that clients are extremely well served during the process.
  • Monitor appropriate office and project financial tracking, reporting, quality control and communications procedures.
  • Support in developing and managing staff.

Required Knowledge, Skills and Abilities:

  • A licensed California Architect.
  • Broad knowledge of residential building systems, Type V construction, building and zoning codes and residential construction costs.
  • High proficiency in design and construction drawing detailing.
  • Ability to successfully manage multiple projects.
  • Ability to manage project schedules, keeping them up-to-date and keeping team members on track for meeting schedule goals.
  • Ability to manage teams through all project phases, on time and on budget, including allocating resources and time.
  • Ability to lead project teams to common goals, mentor junior staff, encourage teamwork and communication, and inspire the team with a sincere work ethic.
  • Working knowledge of Revit, including office/project experience.
  • High proficiency in MS Office (Word, Excel, PowerPoint) and MS Project, or similar.
  • Commitment to and knowledge of market trends and best practices in sustainable design.
  • Expert verbal and written communication skills.
  • An eye for detail and a desire to perform at a high level. 
  • A self-starter who likes to take initiative.

Helpful Qualities and Experience:

  • Comfort with a small firm environment.
  • A strong desire to wed profit and purpose and a sense of humor.
  • Knowledge of factory-built structures and transport.
  • Experience with construction cost estimating and/or construction management.
  • A strong desire to wed profit and purpose and a sense of humor.
