Job Summary:
We seek a key individual for construction project management. The responsibilities include managing on-site operations, inspections in various home-building factories, managing the in-office operations of production schedules and budgets, cost estimating, and developing the criteria for other general contractor partners. Also, managing the transport and installation of modular home units is required. You must be based in the Los Angeles area; have 10-15 years experience specializing in single and multi-family residential and Type V construction; and be a Licensed Contractor in California (Class B). Production home-building and/or modular construction experience would each be a huge bonus. This is a hands-on, full-time position.

Specific Responsibilities:

  • Manage factory and site construction for all projects. Includes factory and site visits.  Assist in planning for future growth of company and management thereof.
  • Manage budgets for projects with cost and time and material savings in mind.
  • Manage all construction schedules. Includes in-house drawing, permit, factory and site construction.
  • Help ensure that projects are expertly planned, coordinated, permitted and administered, on time and on budget, and that clients are extremely well served during the process.
  • Solicit and negotiate multiple bids for subcontracting services and material supplies.
  • Insure we have proper contracts, insurance, and warranty coverage to cover clients and company.
  • Manage the transport and installation of modular home units from factory floor to project site, coordinating with both the home-building factory and the on-site general contractor.

Required Knowledge, Skills and Abilities:

  • A licensed California Contractor.  Class B
  • Construction cost estimating, specifically knowledge of residential construction costs, and the ability to manage multiple construction budgets.
  • Construction management of residential construction.
  • Broad knowledge of residential building systems, Type V construction, and building and zoning codes.
  • Ability to manage multiple projects.
  • Ability to manage multiple project schedules, keeping them up-to-date and keeping team members on track for meeting schedule goals.
  • High proficiency in MS Office (Word, Excel, PowerPoint) and MS Project, or similar.
  • Commitment to and knowledge of market trends and best practices in sustainable design.
  • Expert verbal and written communication skills, with team members, clients and consultants.
  • An eye for detail and a desire to perform at a high level.
  • A self-starter who takes initiative and responsibility for their work and actions.
  • The ability for occasional work-related travel.

Helpful Qualities and Experience:

  • Experience with production home building or factory-built structures and transport.
  • LEED AP.
  • Comfort with a small firm environment.
  • A strong desire to wed profit and purpose and a sense of humor.
