We have an immediate opening in our Chicago office for an Assistant Vice President of Development who will play an important role in implementing our urban apartment development strategy by providing oversight for a project from concept to completion with the responsibility to complete the project within budget and on-schedule. The Assistant Vice President of Development will report directly to the Chief Investment Officer.
Conduct initial feasibility studies and due diligence on land and building purchases including the development of budgets and timelines and analyze all risks including all potential cost, environmental, entitlement, and architectural/engineering issues.
Manages the design process and works closely with the owner’s representative on the project to proactively identify opportunities to complete the project in a more efficient and cost effective manner.
Coordinate outside consultants including architects, engineers, and designers to implement our concepts and complete designs in a timely manner. Oversee the preparation of all conceptual and construction drawings for project architectural product through staff and public hearings.
Leads the zoning and entitlement process to obtain all necessary governmental approvals and permits.
Develops and updates project board packages that include the overall business strategy for the development as well as the overall project budget and schedule.
Coordinates closely with property management, marketing and design teams on the development of the project marketing plan and budget and the implementation of the marketing plan.
Manages the project budget throughout the construction process and provides monthly updates based on change orders and projected and recommended project upgrades.
Provides written monthly updates of project budget, schedule and lease-up and occupancy throughout the project.
Bachelor’s degree required; MBA or MS preferred.
10+ years of relevant experience with a proven track record in multi-family real estate development with new construction and renovation projects of urban mid or high-rise projects with specific experience in:
Zoning and governmental processing
Multi-family residential and retail design and construction
Team management experience
Education and Experience should be a combination of architecture and construction management.
Track record of consistently completing projects on time and on budget.
Experience managing multiple projects successfully through changing priorities and schedule demands.
Strong written and verbal communication skills
Strong organizational and analytical skills as well as an excellent work ethic
Advanced skill in reading and reviewing architectural plans and a strong knowledge of the construction and design process
Knowledge of current design with regard to "green" buildings
Ability to prioritize work; excellent time management skills
Microsoft Excel, Word and PowerPoint skills (Microsoft Project and Sage Timberline a plus)
