Maintenance coordination for refinery buildings - proactively.
Audit of buildings on a routine basis. Maintain and utilize a building maintenance work list. Develop an annual maintenance budget and a five year maintenance plan to maintain buildings. Approximately 140 buildings exist on campus. Sixty-two of the 140 buildings are occupied.
Maintenance coordination for 960 air conditioning units/systems, 7 chilled and hot loop systems and 2 hot water systems.
Audit work performed, in the field, on a daily basis. Maintain a routine maintenance data base. Maintain documents that record equipment data such as; maintenance history, expected service life, replacement cost, etc. Develop a running five year plan to maintain / replace components of air conditioning systems.
Maintenance coordination for Heating and Air Conditioning ductwork (HVAC).
Develop documents that list equipment, construction type, inspection intervals and cleaning, etc.
Maintenance coordination for the roofing of refinery buildings.
Work with the Facilities Technologist and roofing consultant to evaluate all roofing. Maintain documents that record pertinent information about roofing such as; type, age, projected life, etc. Develop a running five year plan to maintain / replace roofing.
Maintenance coordination for refinery plumbing and sewage systems.
Monitor plumbing issues. Work to minimize reoccurrence of maintenance issues in the future.
Maintenance coordination for building fire alarms and gas monitoring systems
Work with the Facilities Technologist to provide permanent and temporary work areas and office facilities for refinery personnel.
Maintenance coordination* for seven refinery elevators.
Maintenance coordination* for roll-up doors, gates, fencing and turnstiles.
