Point person for the firm's day-to-day contact with the Client.
Creates, reviews, and tracks billing projections, project budget, and direct monthly billing with Accounting/Finance department.
Responsible for fees and profitability of a project.
Works with CFO to prepare documentation for quarterly Partner/Principal meetings.
Consults with client to determine functional and spatial requirements of project, and prepares information regarding design, estimated costs, and construction time.
Must have an understanding of other disciplines' responsibilities and what they require to achieve the work.
Guides and coordinates all disciplines for schedules, meetings, deadlines, etc. with outside consultants, architects, and the end user.
Works with Project Architect/Project Coordinator (PA/PC) to track development and production of project.
Directly supervises project team and consultants involved in the project.
Maintains project binders with contract, schedules, transmittals, essential correspondence, and essential documentation of project (i.e. RFIs, submittals)
Manages changes of scope, scope creep, and additional fees & services.
Hold team meetings as required, coordinate project staffing, and track schedules.
Coordinates with PA/PC and schedules QA/QC process with Technical Directors.
Works with PA/PC to assure preparation and completion of construction documentation for purposes of bidding and permitting.
Represents Client in obtaining bids from Contractors, and administers construction contracts as per Client's direction.
Works with Construction Administration Director to conduct periodic on-site observation of work during construction to monitor compliance with plans.
Responsible for 'micro-marketing' on a daily basis by effectively delivering firm services to clients, consultants, contractors, and allied professionals.
Operational duties include reviewing and approving project staff timesheets, mentoring project staff, assigning and directing work, and appraising performance.
For smaller scale projects requiring less staff, PM may assume the role of PA/PC and/or Project Designer.
Strong knowledge of design and construction methods.
Strong understanding of technical issues with knowledge of building codes and laws related to the project.
Strong understanding of financial issues with knowledge of schedules, budgets, expenses, and profits related to the project.
Excellent organization, communication, leadership, presentation, writing, speaking and negotiation skills.
Ability to troubleshoot and make good decisions in a timely manner.
Computer platforms required: Microsoft Office, Microsoft Project, Windows OS, Deltek Vision.
