Marisa Lima / rehabilitation of historic building "Pombalino" in Lisbon

It is a Pombaline  construction, possibly built in the first quarter of
century XIX, with ground-floor, five floors high, with the upper floor being characterized by the use of cover, type "attic."

The Area of  about 192.00 m2, has a facade and main entrance from the Rua da Assuncao, the other front facing the Rua dos Sapateiros, where the facades
are arranged in accordance with the Pombaline metrics, and each level has four openings facing the street of the Rua da Assuncao and five openings facing the Rua dos Sapateiros, featuring a front with 12.70 m by 15.60 m.

Presents a typical building construction of the Pombaline system, with
exterior walls of masonry stone and brick, towed mortar based
lime and painted and covered with lioz stone on the ground floor. Windows and doors garnished with lioz stone, painted wood frames and single glazing and interior shutters wooden painted, balconies of lioz stone guards iron painted.

The structure at the ground floor consists of exterior walls and pillars of masonry stone and brick bonded with lime-based mortars. The pillars support
stone arches, which in turn serve to support the front wall of the existing floor up to the cover.

The interior solution by a partitioning wall of the front
(resulting in a mesh cross, executed in wood beams and filled in
intervals with mortar, stone and brick, plastered and painted), and contribute to the structural behaviour of building partitions associated with the wood plank on high, such as being less important to the stability of the assembly.

The floors are wood and Soho beams, supported on the outer walls, and the
Front walls. On the ground floor, a deck structure is supported on
stone arches, supporting the floor of the first floor and also the walls of the frontal that develop from the first floor to the cover

The foundations of the exterior and interior walls (where the arches discharge) are of type
direct, made in stone, and possibly improved by inserting cuttings
wood as constructive model of style (this statement arises from the association
constructive model rather than by observation "in loco").

The coverage in two waters in clay tile ceramic type based on Marseille stands on beams of wood, had three trappers characteristic of the neoclassical and were structurally integrated into the system of front walls.

The building was, in general, in poor condition, with infiltration on
different points of the cover and consequent degradation of some punctual structural elements of the wood, in particular beams fronts and bulkheads, and which also
required the complete replacement of the previously existing roofing system.

The party has taken a comprehensive rehabilitation of raised floors for housing,
without any intervention on existing stores on ground floor, since the same
were occupied, and in operation.

It is therefore the full refurbishment of the accesses and raised floors for
to residential use, where the changes consider the adaptation of the subdivision
housing depending on the functional requirements associated with the
contemporary life style act, taking into account the improvement of living conditions with safety and comfort, introducing engineering solutions for structural reinforcement, sound insulation and heat which achieve excellent results with regard to energy consumption and structural behaviour of the building.

The outer image is fully respected, and considered the preservation of cloths
of exterior, roof, bays, balconies and metal elements, and the adaptation of the interior spaces featuring the creation of 13 residential dwellings with
types T1 and T2 +1, integrated into existing areas.

All the action is resolved from the preservation of the original staircase and
introduction of an electromechanical lift,  considering reinforcement solutions
resistant to the existing wooden structure, reconstruction of full coverage and trappers
according to the current morphology, with introduction of thermal and Acoustic protection.

The partitioning proposal was studied, as stated above, depending on
the front walls to keep promoting reinforcements where needed, so that
new garments are carried out in plasterboard plates, to minimize the
introduction of additional loads.
