Grandview at Las Vegas

The multi-phase timeshare project consists of 5, 12-story towers with 1,056 keys; 2, 20-story towers with 800 keys; sales and registration building, and site amenities. Each unit consists of a living quarter, common area, kitchen, and private bath. The building construction is both cast in place and post-tension concrete with the exterior consisting of panelized EIFS with punched window openings.

Two 3,500 pound capacity elevators were provided for each tower. The towers were serviced by roof top chillers and boilers that were enclosed by 20 foot tall mechanical screen walls constructed of structural tube steel and EIFS panels. The towers were furnished with fire sprinkler and alarm systems tied to HVAC systems. An emergency generator was included in each tower to provide electrical backup power. The overall design and quality equaled that of 3 to 4 star national chain hotel brand. Back of house included laundry, housekeeping, and trash storage. The lobby utilized natural stone, carpet, wood trims and chandeliers. Although the facility did not include a full restaurant, a breakfast wing and supporting services spaces we provided for the guests' convenience.

Site amenities include three pool areas, fitness center and snack bar. The pool areas are decorated with stamped colored concrete desks, lush landscaping and rock boulders. The mail pool area includes a cave like rock design with waterfalls. The fitness center and snack bar construction are consistent with resort buildings.
