Espre @ 315, bounded by three mature and well established residential high rises, is a (3.7) acre parcel adjacent to the Orange Park. The project will be built as a low-rise Mixed Use Development. With a focus on greenspace, amenities, and high-end retail, the project will be targeted at the 55+ active adult rental market.
The retail component of the project will be 25,000 s.f. configured for a specialty food store, an outdoor  café, a drive thru bank, and a sit down restaurant. The retail component will have a separate side street entrance in order to separate the residential and retail components. There will be ample parking for commercial patrons and service areas. This upscale retail is largely absent in East Orange and will partially fill a demonstrated need for quality commercial establishments.
The residential component will be (6) floors of one and two bedroom units, totaling (123) apartments. The design language is modern, and the building has been designed with a focus on maximizing outdoor spaces as each residence will receive its own terrace. Parking for residents will be accommodate in a purpose built underground parking garage.
As with all Blackstone products there will be secure parking, full time security, and concierge service. All units will be prewired for fiber optics, Wi-Fi hot spots are will be established throughout the building, and every unit will have a video intercom/door control system. All residences will feature energy efficient ducted HVAC systems and high-end appliances.
This project will achieve LEED certification for the green roofing system, pervious concrete materials, and a water management system. All Blackstone projects are currently being configured for photovoltaic solar panels for both the roof and parking lot. It is anticipated that energy savings derived from these systems will be shared with the residences via a sophisticated net metering system that will further lower utility costs.
