YGS Design & Development is a new Boston based creative architecture and real estate development firm committed to design innovation. It was founded in 2012 by its principal, Yael Getz Schoen as a multi-disciplinary firm that designs, develops and manages the properties it builds, from pre development stages, through all design stages, financial analysis, permitting, construction until completion of the projects and management of their operation – thereby ensuring a distinct standard of quality throughout each project while maintaining the integrity of good design.
It’s primary specialties include multifamily residential buildings, private residences, and the conversion and/or renovation of existing buildings. In addition the firm specializes in managing the renovated/ new construction properties as short term rental properties. It is highly committed to creating affordable modernly designed projects with sustainable principles and to achieving competitive real estate products for the intended markets. It continuously recognizes opportunity, and transforms those opportunities into assets, as well as follow the existing markets to identify new opportunities that have growth potential.
The firm’s unique business model combines traditional real estate investment concepts with time share ideas into a fractional ownership structure. It relies on private investors who have a personal interest in the Boston market and have a need for recurring short time rentals in the area (such as professors coming for a semester, exchange students, foreigners coming to the hospitals etc) but cannot justify the investment owing to their infrequent use. The property is managed for short term rental in weekly increments. By looking at run down properties we minimize the need for capital for the projects, and by providing both development and design services we also provide more efficient service which further reduces the project cost. Our investors provide the down payment money for the project, in return for several weeks of stay in their properties and a percentage of the rental income.
Short term rental demand in Metro Boston is high, while supply is short. We offer modernly designed, fully furnished and well equipped units, with full property management in convenient locations around the area as an easy alternative to finding a temporary sublet or an extended stay hotel.
